Florida home to hurricane not only that Florida has the most expensive insurance in all of America and home to the most HOA,,,,,and if u own a house in Florida that have HOA HOA they gonna boss u around and telling what u can have at your house and what u can’t do at your house and if u don’t listen to them they either gonna make more money for them or sell your damn house 😄

These Reserve Laws are not solution to the problem. I believe they will be challenged ,as unconstitutional. These reserve requirement would not have pervented the building collapse ..The issue that cause the coallpspe was undetectable by the inspections. The owner had been assessed $ 15 million dollars assessment prior to the collapse, which . was due to inferior design and construction. There have been other building in Miami in worse condition , they were condemned and people were required to move out until the repairs were done. If a condo board delays structural repairs The building should then be condemned , The Condo Association Board must maintain the building , for these types of repair or they can be removed from the board. These types of project do not require owner votes . There is no reason for these New Reserve Law they are not the solutions and they cause more problems. The other major issue is there is no government agency or law to protect the owners .money in these reserve accounts. Condo and HOA are Not For Profit Business ,,,they have no professional certification or agency for over sight. What will happen if a Condo defy these New Laws ..Will they take there homes away...People are going to loose control of here own money for a project that will be done 25 teams from now ...the owner could have put that money in long term high interest saving .....This is insanity ,,,People should not be require to pay for a special assessment until the project is started ...There is something not right about that . If the condition of the building is in bad shape ,not maintained as required that will effect the retail price of the building , and people will not buy the units I agree with a requirement that the budding have structural insertion done after a build in 30 years old, But these massive reserve for up to 30 year in the future is a violate of private property rights . What if they did this to single family homes . They do not require this for apartment buildings ..This is selective ,,, This is a Hot Mess

I agree. All rentals in S. Florida are extremely expensive/unaffordable. I love the Florida I used to know, where if you wanted to move, you could.....and easily afford it. Thanks for watching.

@@livingthefortlauderdalelif995 .. my old 1/1 apt in Lauderdale was $1,100 when I lived there less than 4 years ago. I saw that same apt listed last night for $2,275 ... the ad said you need a yearly income of $85k to move in.

The secondary inspection is the milestone inspection. You are confusing that with a structural integrity reserve study.

In addition, under this new legislation a licensed engineer must visually evaluate all buildings over 30 years and buildings over 25 years if they are within 3 miles of the coastline. It doesn’t have to be a licensed engineer. There is no 3 miles of the coastline criteria.
