Curious, how much emergency fund are you planning on saving up? And is that individually or as a couple? I’m just about to finish my emergency fund but keen on redirecting the bulk of savings to investing again…

Are these mutual funds? The problem I see with this, is that all the money is "stuck" in those funds and the only way to access it is to sell some shares (or maybe take out a collateral loan?). But doing so would decrease your net worth. So what is the point? And be careful of any fees and taxes. At least you are getting some dividends! By the way what is the yield % ??

most of our portfolio is on etf not mutual funds, and yes we do receive dividends on our holding. Our dividends is reinvested to buy more unit as we do receive income elsewhere. Its hard to say what yield % as its a mix product all we care is that our dividends is getting larger each payment and at a certain point it will be one of our main income. Don't know about you but its better compare to holding cash or on term deposit account.

Would you not be better off with a newer car on finance up to the value of 80K LCT if it's tax deductible? If you were paying 35- 47 cents in the dollar tax and you can claim let's say 75% as a tax deduction. The interest on the loan and depreciation being a deduction. Using the banks money to have the car and saving the cash for something else?

I slow flip and went thru the 2008 crash in the US. Scary AF, but not the end of the world. In that case many people lost their over leveraged house, but not their well paying jobs. They had nice houses full of nice furniture. The were not interest in moving into an apartment. I had 1 house free and clear and bought a 2nd house, a fixer, in 2009 from a bank when it was down 25%, it went another 25% lower but that never affected me. I could then rent the first house to a family who lost their house. Rents for SFH were good. They were bankrupt but he had a great job. The crash lasted a lot longer than I thought but has come back. Less they stop making people real estate looks good to me. In 2009 and 10 I bought building supplies from failed foreclosed flippers. Banks were paying people to board up properties and clean them up. Removing building materials was a huge cost so they'd but it in a Craigslist ad, some times free, never less than 90% off. All I did was go around buying whatever was quality material. I stacked in my flip house and yard, canvas to protect from weather. It was scary sinking more money into a crash that seemed like it might not ever end. But $0.50 USD for 1/2" OSB and similar deals just seemed too good to pass up. I bought 166 sheets of that OSB, stacked right in the yard and tarped with high quality rubber tarp (EPDM). I used the OSB as needed and I could use it in places that normally wouldn't be needed, but it made for a stronger structure and $0.50 is almost free. Sold 132 sheets in 1 hour off Craigslist for $49/sheet to a company that couldn't get OSB at any price and they needed to make their product. $6400 profit. I sold a lot of excess building materials in 21-22. To me any market change is an opportunity. Up or down, doesn't matter. Just have to be prepared, never over leveraged, and able to take risk. Scary AF but thrilling when it works out. Good materials, good properties always do good.

Bought my first property with 2 other guys when in college after being in the Army 3 years to get money for college. The other 2 guys were Vets to. We thought the off campus rent was super high and pretty crappy, so we pools our money and bought a large dump with the agreement to sell in 4 years. We fixed it up a little can crammed as many student renters in as we could. When we sold we made some and had saved paying rent. I continued slow flipping and now at 67 years old I'm finishing up a house to sell next year. I enjoy the investing, design and construction parts. No deadlines is what makes slow flipping fun for me. But now at 67 I have to prepare for extreme only age and will be moving to SE Asia. Better medical and long term care is affordable and excellent. Still healthy so I'll explore that part of the world. One tip I have for people starting out. It's an extremely serious threat to you and your business. I've not heard any real estate investors or FIRE people talk about because they think it could never happen to them. But there's a 50% chance it will. The risk is divorce in the US and most Western countries. Even just living together can be a huge risk. You get leveraged up and a divorce forces a 50-50 split at the wrong time and it can all far apart. Protect yourself and your business. How? I don't know. But at least be aware of how serious the risk is. It is way better to negotiate splitting terms when you're still in love and wanting to protect each other than when the hate starts.

They're exposing their bank accounts to fraud when paying via debits. They're missing out on insurance and loss coverage for travels and car rentals and various cancellation coverages plus many other perks when using cc. Most importantly, some places, credit score may be used as a measure of trustworthiness for better loans rates, rental and hiring or promotions.

unsure about your bank, however, we have the same insurance using debit cards instead of credit cards except without paying any of the fees. At this stage of life, we don't use or care about credit scores as we don't intend to apply for loans ever, we rather receive interest instead of paying interest.

Hey again guys, i had a follow up question if you wouldn’t mind - the reason I was considering bridging finance, was to avoid the stress of selling first & having to book a removal company/store my furniture somewhere, and then having to book them once again, once the new place is secured (doubling that cost). In the meantime it’s hard to get a short term rental after selling the first place, unless I spent a huge amount on an Airbnb. I also need a guaranteed peaceful and secure place to work from home at least 7 hours per day (and you never know what you’ll get with an Airbnb) With bridging finance there would be no disruption to my life and I’d just need to book the removal people once (instead of putting things in an out of storage) and I’d be able to work from home & avoid paying huge amounts of rent to Airbnb. In my scenario it seems like I’d actually save money with bridging finance and save a huge emotional toll. What are your thoughts on this? This is for moving to a place within the same city

I use to travel 2 hours each way to work mon-fri...it was taking a toll on me. Don't do it if you got kids, it's a young man's game. My typical day was: 1.Drive to the train station 12mins 2. park the car and walk to the train platform (3-5mins) 3. Take 2 trains to get to the office (1.5 hours) 4. Walk to the office (10mins) Then go and do the reverse to get home I can happily say I passed probation and covid was a godsend and I'm now working in the office 1 day a week with the same company and our office relocated saving me that 30mins each way changing trains. So I'm happy I got an express train to the office. I've been with the company now 7 years. I use to love driving to work doing 30-60mins and hated public transport that I would get travel sickness but now I love public transport and walking to the office even when it rains over driving to work.

And it has to be in a good suburb because of better schools, who's gonna think about the kids, don't you love your kids? Dont you want them to have a good education? And then you start going to auctions where the RE agent told you yesterday "about a million should be enough" but somehow the bidding actually starts at $1.3m and finishes at $1.8m. And that's when you realise how fucked you really are.

170k is barely enough for 2adults + 2 kids. if you are frugal and cook most meals, the probably. But if you want to save anything beyond 30k per year and have 10k for holiday per year then its tight. 170k will land you in a rental of around $600-800 per week.

do you know the minimum return % on ETF to breakeven, vs real estate including the full leveraged amount + tax, minus maintenance etc.. on average home price in Australia. I think there should be like a magic % number where.. IF the share market returns Less than X % per annum, you better off taking advantage of being able to leverage housing.

hey thanks for the question to work out the minimum return % we look at what is the current "high interest saving account" on any bank of your choice. Example if a bank high interest saving account of 5% our portfolio must make minimum of 2 % more. This is to cover admin cost. We did the whole real estate thing however the number varies depends on lots of factors so its hard to calculate. things to consider, deposit amount, type of loan, how long of the loan, investment vs principle place, management fees, stress level that you willing to take etc. We try to make it simple and depending on the lifestyle you like to have, if you go via real estate route you need to have a good system and team and ready for all type of stress that comes with it. If you like to go on a simple path to wealth with all of the access point via smartphone or laptop then go via ETFs. note this is based on our personal opinion and experience.
