Very very informative episode. 👌, ppl like yogesh rao are never called on podcasts ever. Good you have insights on RE to know who does what as I remember vishal bhargav saying that you yourself come from a RE builder family. Good job man...just improve your questioning skills.. you need to probe more on the jargons to make ppl understand the topic better.

This developer is scammer. He made a project saying its a mhada partnership whereas it had nothing to do wiyh mhada. They were selling 1bhk at 19 lacs 5kms from palghar station where as flat were available at 15lac at that time. And this was in covid and that building is still not completed till date. We were lucky we took our 1 lac booking amount back. Never juat listen to words.

Mumbai Real Estate: Balancing High Ratios and Market Trends Introduction Mumbai, the bustling financial capital of India, has long been synonymous with soaring real estate prices. However, recent developments indicate a potential shift in the market dynamics. Let’s dissect the numbers and understand what lies ahead. The Ratios Price to Income Ratio (PIR): At 32.06, this ratio signifies that the median home price in Mumbai is approximately 32 times the median annual household income. A high PIR indicates housing affordability challenges. Mortgage as Percentage of Income (MPI): With an alarming 345.90%, Mumbai residents allocate over three times their income to mortgage payments. This strain on finances warrants caution. Loan Affordability Index: At 0.29, this index reinforces the struggle for affordability. It suggests that the average family’s income falls significantly short of what’s needed to comfortably buy a home. Price to Rent Ratios: City Centre: 44.89 Outside of Centre: 40.79 These ratios compare property prices to rental costs. High ratios imply that buying is less favorable than renting, especially in the city center. Gross Rental Yields: City Centre: 2.23% Outside of Centre: 2.45% These yields reflect the return on investment from rental properties. Low yields indicate that rental income isn’t substantial relative to property values. The Glut and the Crash Now, let’s address the elephant in the room: the redevelopment of 70,000 old housing societies. The transformation from modest 3-story buildings to towering 25-story apartments will flood the market with supply. Here’s what it means: Increased Supply: The influx of new housing units will create a glut, potentially driving down prices. Market Correction: With supply outpacing demand, a property market correction becomes inevitable. Prices may adjust downward. Investor Caution: Investors and buyers should exercise caution. While affordability ratios are high, the impending supply surge could alter the landscape. Conclusion Mumbai’s real estate market is at a crossroads. As the old gives way to the new, affordability, investment strategies, and market resilience will be tested. Brace yourselves-the property rollercoaster awaits! 🏢🎢🌆 Disclaimer: This article provides insights based on available data and market trends. Individual circumstances may vary, and professional advice is recommended. 📊🔍🌟

Great discussion with strong views and guidance on redevelopment issues. Need for honesty and integrity is well laid out by Vikram. However, I do disagree with the comments about architects' having callous attitudes in some examples citing “not having a skin in the game” as the reason. Sir, if you feel your architect lacks commitment, it's time to find a new one. 😊 For any responsible professional, lending their name to a project is their most significant investment in the game. Looking forward to more such discussions in time to come. Keep up the diversity of topics and professionals.
