Only way to ensure consistency in project outcomes is via regulations, building standards & establishing an organisation that can guarantee new buildings for at least 10 yrs. Otherwise everything will remain unpredictable. These are urgently needed as demand for homes grow along with the economy. I am surprised these things were not discussed.

Do people hate builders yes because the price is unnecessarily hiked to the level where person puts 25 to 30 years in repaying that loan. By that time you realise ohh no money for travel, entertainment, retirement, education and buying second property. Middle class n young people dont fall in this shity trap of real estate. Paise baachao, invest in mf or stocks, live on rent for 20years you will have so much money which you can spend any rich stuff. Example : asset of 1cr will be of 1.20 or 1.50 after 25 years as well. But you end up paying to bank 3crs by that 25years time frame. But same 1cr gradual level investment for 25years lead to more than 5cr which is worth living and gives happiness.

Vishal Bhargava may have good knowledge about Real Estate, but he is not a good communicator or host. He tends to speak fast and mostly eats words within mouth. Even the anchor sometimes asked twice what he said. I had to reverse and listen to him again
