My villa currently being built in fin lek fai and cannot wait to move to hua hin. After living 3 years in Phuket it is nice to see hua hin concentrating on the infrastructure as a priority as all Phuket do is talk about improving infrastructure yet nothing actually seems to be done.

1:45 this was clarified 21 November 2023 on Thai Revenue Department Order P.162/2023. "The provisions shall Not apply to Section 41 assessable income arising before the date 1 January 2024" The supporting reference document Google Thai Revenue Department Foreigners_Pay_Tax2024.pdf. The first document was posted in Thai Only so probably why no one found it.

Officially I suppose if you are making money from it, yes. Even charity work requires a work permit. We all have work permits so not an issue for us, though we do not make any money from the channel. Many people just make videos for fun, so not an issue.

Spoiler: That part of the river is now (since the 1960s) called the Kwae Yai River and was previously called Mae Klong. The Film was based on the book "Bridge on the River Kwai" which was a fictional novel written by a Frenchman and based on real events on the Burma Railway in WWII and his own experiences as a POW in Malaysia.

Keep in mind that this video is 2 years old. Kuninni is a reputable company, but I am sure if you look around you can always find cheaper. You may also want to buy direct from China or India and ask someone to install for you. There are always choices. Thanks for the comment.

We live in a new pool Villa we bought about 18 months ago. We paid around 4.3 million baht as we we decided to downsize from a larger villa we own here already. Our neighbors who decided to return to Vietnam and been in their house less than a year just sold it for over a million baht more than they paid for it and had multiple bidders and offers. Not a bad return. Our other bigger pool villa here we actually rent out and are constantly getting agents asking us to sell at a substantial premium to the 8 million baht we paid two years ago. Great place to park your money. Am married to a Thai American and we do have a legit Thai company that owns the land with a real business, employees and that pays taxes. Our neighbor who sold had a lease on the land as they aren’t Thai but it didn’t seem to impair the value at all.

Not confusing at all. More than 180 days in Thailand, all income is taxed in Thailand. All income, no exceptions. TIN not required to pay taxes. Ask Taylor Swift if she has TIN in every country she paid taxes in 2023. If faring don't want to pay taxes in Thailand, go back to your country.

This is just not about money that you bring into Thailand. It's for anyone that is a tax resident in Thailand meaning you spend more than 180 days in in the country. You will need to file tax returns in Thailand and show income earned worldwide. Yes if you already pay in one country that has a treaty you could get a credit but thats very tricky and can be denied. Plus dealing with the Thai government is horrible for anything. You should likely stay out of the country for half the year in 2024 just to make sure before you see where the chips fall.

heres where it can get tricky and may be going. thailand lets say has a tax treaty agreement and/or tax credit with a country. person A pays 28% tax rates and taxes to his or her home country. Thailand then creates a new tax rate at 45% for income earned overseas. 28% is a tax credit but more taxes are now due to Thailand...17% in this example. essentially getting their taxes from expats. Getting a stay visa can be done in such a way that expats are watched and need to then file a tax return in Thailand.

I'm in the same boat as you, 100% VA Disability as well as SSDI. So you're saying you don't expect to be taxed at all according to these new rules? Seeing is our income is untaxable in the US as an entitlement, does that status also protect us from paying taxes if we decide to spend more than 180 days in Thailand? I'm new to SE Asia, and this whole tax thing is kind of a headache already. At this rate I'm looking at just doing 180 days in Thailand, 90 days in Vietnam, then maybe 90 days back home/traveling elsewhere. At least until they get this stuff figured out.

@@OneJame It’s the Sea Lawyers causing unnecessary fears. I have SSDI as well as VA 100%. I do a yearly retirement visa and do not expect to be taxed on my US Retirement. Don’t worry, you won’t be. Always best to plan for the worst and hope for the best. Like I said, me and my Thai Wife have a house in Palm Beach just in case. For medical emergencies or acts of God.

The discussion briefly touched on the concern many retirees living on state pension have i.e. even if you are below the tax threshhold of 150k Baht they "may" be pushed to register for TIN. If the law morphs into requirement for tax certificate being part of retirement or marriage visa renewal then that for sure means tax accountant with whatever fee they decide upon.

Income tax rates start at 150,000 Baht @ 5%. With regard to the UK, I am told that pensions may not be covered - but much is still a grey area - as ever.

It's the usual mess created by people with new found power and no knowledge or understanding of the subject. This happens here too often, the cannabis laws are a recent example. Of course we have "face" to consider when it is realized the proposal is detrimental to the Thai economy, so it's usually conveniently forgotten until a viable system is found or just dropped. Similar tax systems in other Asian countries must be studied before a final decision is made.

I enjoyed this video but I never believe those ROI quotes. 3.5 to 5 years ROI on a 5Kw 1 phase residential system costing 150K is virtually mathematically impossible unless you use very little energy for the 14 odd hours that the system isn't producing......ie....no aircon overnight, everyone goes to bed at 7PM........yeah, nah, not realistic. I'm totally for solar and think it's still cheaper.....just wish the companies would give a "real" payback period. Great video regardless of my thoughts :)

From what I see in the press there is a new system coming out which generates more power. The issue is the saving of the power and cost of the batteries. As to the ROI, I suppose that will be different for everyone, depending on use, like aircon during the day, use of washing machines etc. Also whether you can sell back your power in to the grid. The technology is changing so fast and competition increasing all the time, I expect the ROi will improve. Thanks for the comment.

Why do they call a beach that runs from Petchaburi to Chomphun the "Issan Project"? Taxing money from overseas is a mad idea, it will see a slump in investment and an end to many people's retirement here to say nothing of the affect on the precious tourism sector. Got the list. Thanks. Actually it is not unusual. Many countries do this, as part of an agreement with others. Similarly I am told that within another agreement, Thailand will be able to get info on your overseas account. So as signatories will be able to see accounts around the world. It all comes down to money laundering. What is annoying is that dual taxation agreement does not mean it covers everything, like savings and Pensions, so you could be taxed on this. The problem is that there are so many could bes. Also how can people pay tax in Jan if they do not have a tax number - so there is the system to resolve yet - but will they have the checks and balances in place, and what do they require when brining in money - how we file annual tax? Tourism will not be affected as the people are not staying here for 180 days or more, so are not liable for tax.
