There is just no incentive to buy pre-construction right now when there are brand new condos that have just completed that are selling on assignment for below their original purchase price several years ago. These agreements also come with back end costs that are somewhat open ended and that makes the true final cost unknown. Government costs are nearly a quarter of the cost of new homes and increase every year. These costs are passed on to the buyer at the time of completion and not snapshotted at the time of purchase. Some builders will cap the development charge increases, so make sure you get your agreement reviewed by a lawyer. It's money well spent!

NO! it will take years for TD to get their act together. . . They are NOT fixing the problem, the fines are smaller than the cost of fixing the problem (hence they would rather pay the fine). . . The beginning and end of stopping fraud lies with the banks and TD is the biggest culprit. . . TD has NO brand allegiance, IF you REALLY ask people on the street, their view of TD is "meh". . . TD lies at will. As a simple example when I opened an account with TD, I gave them my email address under the clear agreement that they could not use my email for marketing purposes. Within 24hrs TD sent me marketing material. I removed my email address from them and I still get phone calls from them asking for my email - NO WAY! . . How is it that when fraud is identified, the banks cannot simply reverse the transaction? Even place the transaction in escrow until the case is resolved?

Geez.....your taxes are so complicated up there. Still trying to figure out "inclusion rate" Here in the US, we have a 15% long term capital gains rate for up to 434k a year. On qualified dividends, you can make up to 60k a year and pay 0% tax single or 120k married. You live in Florida like I do....0% state income taxes.

Nothing. I have nothing to sell that would trigger the changes in the capital gains tax. A VERY TINY number of Canadians will pay additional tax and THAT'S THE POINT. The very richest people need to pay more tax. Their income and their wealth have ballooned and they need to pay more income tax and more capital gains tax.

Important categories missed: 1. if a person dies there is a deemed disposition of all assets. Retired people who prudently saved enough to live off investments will get hit with the tax and their children will inherit less. 2. Farmers passing the family farm to their children will get slammed hard. The difference in the value of land now and 50 years ago is huge, and most of it is from government induced inflation. 3. Small business owners who sell their business to retire. A small business has two returns to the owner: current income (which may be modest) and increase in assets (balance sheet). Again a large part of the capital "gain" is due to inflation. The owner may be taxed on 40 years of balance sheet income in a single year and pay significantly more tax than a government 'worker' paid monthly who has taken no risk and contributed nothing of value. 4. Tech company founders (me). R&D involves a lot of up front expense before a cent of revenue is earned. The value of the company increases exponentially after the transition from red to black. My company owns about 40 patent families (about 150 patents if international patents are counted) and is close to the inflection point. It makes a lot of sense to get out of Canada NOW, when the company value and accumulated loss from R&D expense are close. As a private company, valuation is difficult to establish. The tax on deemed disposition leaving Canada, if any, will be modest. Perversely the Liberals are spending over $50 billion to attract foreign IP for battery plants. If you develop new technology in Canada, you get slammed with tax and if you develop technology outside of Canada you get a multi-billion handout. Makes sense in a small Liberal mind.
