Things to know: 1. Choose inspectors ahead of time. 2. Never hire the inspector your agent recommends. 3. Never buy without an inspection unless it's a definite tear-down. If possible, get more than 1. 4. Only hire inspectors who used to work in the skilled trades. 5. Pay good money for the best possible inspectors. 6. Be present for the whole inspection(s). Ensure the inspector takes pictures and inspects (not just peeks into) all attics, crawl spaces, and mechanical rooms. 7. If the inspector recommends a follow-up inspection by a specialist--especially for a potentially major issue--do it before the sale is finalized. 8. Huge bonus points if the inspector arrives having checked permit records on the property. 9. If the inspection takes less than 2.5 hours on a small house, it wasn't an inspection. 10. The report shouldn't be a CYA list for the inspector. It should help the buyer understand and prioritize the risks associated with the house, and the costs to repair (roughly). It should also definitely indicate if there are any serious, urgent risks or violations. Few inspectors will do all of this because few buyers will pay for good inspectors, so most inspectors aren't worth the time.

I just had a buyer's agent want me to give them a NON refundable retainer fee. I am not going to sign the paper work and this has ended it for me. I will go with someone else. Especially considering the insane bidding wars going on, I do not need to flush money down the toilet.

This is a classic example of a bad renovation. There was no sensitivity to the home's history or architecture. It looks like a cookie cutter builder's idea of what homes "should" look like 👎
