Hi Doreen that is what this community is labeled as….. I agree although the home was gorgeous I’m not a personal fan of no front yard or no backyard but many people with busy lifestyles that use the home only for vacations or travel a ton for work love it 😊 👍

@@LMJ_Financial Hi MJ I show no HOA homes because those are the most in demand. Also you’ll see some in great areas that have a small HOA fee usually $50 and under. Worth a look at for sure. Cash is always king in my opinion and depending on the property ( not sure how much you want to fix up or turn key??) Also how long it’s been sitting on the market.I can normally negotiate a good 40K under asking price, don’t always get it but I’m pretty aggressive when it comes to offers like that because it’s a cash deal. I learned the hard way but it’s also important to have the air ducts that r in the attic inspected as well!! Is the roof fairly new?

Hi Robin absolutely!! Your home inspector must check the ducts without a doubt. I’m not sure about the age of the roof, looked to be in great condition but I’m not a licensed professional in that field and that is someone we would hire in addition to the inspectors report, so that it’s properly looked at by an actual roofer !! They always give free estimates for my clients 👍 great to have before moving forward on the home.

Yes with this one you get a one car garage and an assigned parking space. Also ample Guest parking throughout the unit you can choose. You can see the 1 car garage as I’m driving through the complex, one of those would be yours with the condo 👍😊

I agree with ebo, this home is just right for the right person and that right person will buy it. The kitchen is forgivable because this is Vegas, not Southern Georgia, Florida, Louisiana, Alabama or Texas where people cook big thanksgiving meals for dinner all the time. What I mean is Vegas has a New York feel to it....the average person here is not cooking big meals everyday here. This looks like a Kitchen for a professional on the go that eats healthy and dont need cabinets to stock can goods and flour and a bunch of shelf food. This Kitchen is for a person who eats fresh daily, has a lot of fruits and veggies and a health nut which there is a huge audience here in Vegas for that person. I have a big Kitchen and noticed when I was in a smaller apartment with a small Kitchen I ate less. I will never boldly say a house shouldnt be sold just because of my taste. I would sell a home with the mindset that everyone lifestyle is different. Its people here in Vegas that are just like many in California and D.C and they live in the gym and eat salads and healthy to go meals a lot and dont spend a lot of time in the Kitchen. Again, lots of New Yorkers live in apartments and condos with small kitchens and if they moved here to Vegas they would love this home. I dont know the owners to this home but they deserve the right person to sell their home and find that clientele audience of buyers who dont want a Southern big Kitchen, but a kitchen that fits their basic lifestyle like this one...

Hi Carolyn wow thanks so much for your feedback! Most clients I work with always ask for a huge kitchen, it's usually their number one request aside from a yard. I 100% agree with you this home has a special place for special people, every place can be called a home if we shower it with love. Yes!! I never thought about it until you mentioned it but this will fit busy people who don't spend lots of time in the kitchen you are absolutely correct, and the backyard was a plus!! Thanks again for your insight I love to hear what people like and what they would let go when they are shopping for a home ❤️😊👍

@@suzisellsvegas No problem, I consider myself well traveled and been to many states and observed how different people choses a home. For example, 75% of homebuyers from Texas wont settle for anything less than high ceilings. A large majority of Texas homes have high ceilings and thats what they are use to. New Yorkers love small spaces...they will buy something big, but they wont pass up on small kitchens or bedrooms. Also someone winding down and retiring could care less about a big kitchen because they are going to be out traveling a lot. The location of this home seems to be a strong selling point also. I truly believe the right person will see the vision and buy this home.

Wow I’d love to offer even lower and I’m confident someone can snatch it. The vent is something you can get some credit for during the offer and seller can credit you, then you can have it installed and won’t cost you any money. This house is great, no carpet, appliances included, very nice front and backyard, very well kept home. And a decent price. That kitchen is totally forgivable, you didn't even open the pantry door, I would've like to see what was up with that. I don't like things left out on my counters, except a toaster. So that working space on the island is fine. I would change out the cabinets and take them up to the ceiling. And if someone just had to have more space, take out the pantry and extend the cabinets out.

Wow you are amazing!! You really can’t beat it for the price you are absolutely right about that. I was thinking maybe you could add more cabinets as well against the wall on the area where the kitchen table would be and extend the counter??? The idea about taking the cabinets up is fantastic and you are right because that island was huge! That’s good to know that people think outside the box and the house itself was beautiful and had great unique features, I would ask seller to knock $20K off the price and use that money to make the kitchen something you love ❤️ thanks so much for the feedback I know for some people that don’t want to do any work this would be a deal breaker, glad to see you know your stuff 😊👍

Hi Robin yes !!! The IKEA here in Las Vegas is MEGA they dedicate one entire floor to the restaurant portion it’s so pretty!! You can have breakfast, lunch or dinner with mountain views and it’s so cheap!! Then go shopping for your house best of both worlds😊 had to share usually IKEA restaurants are the tiniest !! The kitchen layout is perfect!! I've seen million dollar renos with a kitchen layout not as efficient as this one. What makes it unique and super functional is the stove placement and the overall work triangle when you cook and entertain. The pot filler is a great touch and the cutting board with inserts tells you that whoever designed this space is also an avid cook and entertainer. Looking at the garage I believe that's an insulated garage as well. Absolutely one of the best I've seen this year. This will not last long on the market.

WOW, this is a great buy. There are a few things i would want to update, only because i don't like carpet, and the bathroom counters. But nothing that has to be done immediately. Beautiful street, yard and the home looks well taken care of. And no HOA, again WOW.

Hello I agree ….the backyard is major for me as well because that’s where I I love spending any and most of my free time! In this particular yard, there was a shed with no door and 2 motorcycles. I did not want to display the license plates for the public in this video for privacy of the owners. It is a beautiful area! In this complex they are all privately owned. The shortage of condos at the moment is tough for buyers, it’s a worst shortage than homes! The value is always good here and growing. This seller moved out of state I believe and needs to sell, good for that person with a 3.5% down pay to get out of ridiculous rent amounts out there👍 thank you for your comment very kind of you and thank you for watching!! 😊

My stepfather bought this same exact house back in 1995 for $180,000. I believe it was built by American West. His home is located by Pecos & 215. That bedroom above garage is an oven in summer time. Sadly he had to short sale the home during recession for $250,000. Now its worth about $700,000 ....

Wow really? To be fair all bedrooms upstairs are hot, even people living in condos will tell you if they are in the upstairs unit it is so much hotter than being downstairs. Can you believe the price increase and what it’s worth today ? Unbelievable but again that’s the market we are in. Dont think a home like this will ever go for $200,000 again NOT the way Vegas is growing and in demand it’s shocking how much it’s increased. Thanks so much for commenting appreciate it 😊👍
