It sounds like you need a different solicitor with some better legal advice, because there are next steps to take, and "well, it's their house now" is really crap legal advisement, and just not true. You should be able to serve a legal eviction notice if they've overstayed their contracted tenancy. If they refuse to vacate by the date on the eviction notice, you can apply for an order for possession. If you're not asking for unpaid rent, then it can be a quicker process. They will have an opportunity to object, but will have to pay your court fees and leave the premises if the order is upheld. If they still fail to vacate, you apply for a warrant of possession, and then a bailiff will come and oversee them moving out. The bad news is that this can take a while, and you'll have to find a place to stay in the meantime. But you do have recourse and legal rights, and will get your house back.

Unfortunately this is going to get worse for Landlords as Labour are changing the rules even more for tenants rights. I would never rent out my property now due to situations like this. Best of luck with this and I hope it sorts out ASAP.

Here's the thing: I think it's unbelievably naive to trust that someone is able to find a new home in the greater London area in just four months. That's close to impossible. Especially if your tenants are not super well off themselves. Initiating your return without your tenants out of your house was definitely a mistake. I guess you can blame them for exerting their rights but imagine yourself in their shoes, you can't just move your furniture and all your stuff around to other people's places until you eventually find a comparable place for yourself.

Thanks for all the supportive kind comments ❤ for those that seem hung up on them being served notice I want to just clarify a couple of things as I clearly wasn’t clear enough… 1. The tenants were the ones that chose to leave. I was happy to continue and would have given them alternative accommodation (through insurance) while the building work was being completed but they said they wanted to move out of London anyway. They were told they could go whenever they wanted with no penalty by me if they wanted to leave early. They chose a date 4 months in the future and we all agreed to it and even with checking in days before they were confirmed to be leaving but the hour before, they changed their plans. The notice was only served as it was being managed by a company and regardless of who makes the decision to go, said company always serves it officially. 2. I found them through a national company who does checks, financial and reference. I also personally interviewed them and they both had well paid jobs and are private tenants. (I only mention them being private tenants because it was commented that they are overstaying because of seeking council housing but that’s not the case, my mum was a council tenant, I loved our home) 3. Aside from being fully managed, I also had landlord insurance so apart from having a crystal ball I’m not sure how I could have foreseen what was to come. 4. Don’t talk like I’m a bad landlord and ‘shouldn’t be providing’ accommodation to people… I rented it BELOW market value because it was only to cover the costs while I was living elsewhere, not to become rich. £1200 in Greater London for a 2 massive bedroom property in greater London with private garden, a driveway, an attic and basement one bedroom with a walk in wardrobe, private side access, freshly decorated throughout and I offered to GIVE them the TV kettle and microwave which they could take when they left. I also immediately fixed any and every issue, not waiting and even when they were at fault for blocking a drain TWICE I paid even though legally they are responsible for that type of issue. I feel you’ve had a bad landlord experience and I’m sad for that. But if decent landlords like me are scared away from renting their properties due to situations like this, how much worse would the rental market be?

That has nothing to do with people seeking council housing. Councils advises this to all kinds of people, rich, poor, high or low paying jobs.

I knew that the new tenants rights law would cause major issues for people. Lots of bad tenants out there. The good news is that with the weird and wacky laws we now have in the UK you could burgle the house, steal some of their stuff to cover rent and the police won't touch you.

I would also like to point out that "my tenants made me homeless" is plainly incorrect. You left your previous place gambling on the property being vacant on a specific date and essentially made yourself homeless in the process. A section 21 notice does not end a tenancy. At the expiration of that notice, you can start a court process to end a tenancy. Only courts and tenants can end tenancies. What you do is educate yourself on housing rights BEFORE you become a landlord.

British landlords are the most entitled landlords I have come across. They believe that once they become property owners that means that they have right to do anything with said property and that laws should not apply to them. They grew up on Thatcherism's legacy and don't believe in society.

This will take 6 months.. I would hope that you can chase them with debt collection, but yes they are now squatting and for some reason they have those rights.. Its like noisy neighbors - theres nothing you can do to stop people playing loud music overnight and destroying your working life. Also say to the tenants that you will be chasing for all costs related to this - meaning missing rent, money incurred by you staying (your friend charging you money as an example) and legal fees.. so it's in their interest to leave as quickly as possible.

Excuse me? Tenants should not have the right to extort properties from landlords. I've been a landlord for 10 years, I can tell you with confidence that too many rights have been given to tenants and not enough responsibilities. I started out wanting to help people and I thought if I was kind and treated tenants the way I wanted to be treated they would return the favour. Nope. It's 100% a business, I just raised the rent and didn't lose an ounce of sleep. I tried my best, it just wasn't good enough for today's generation of entitled people.

@@sharonnichols1519They're not treating her like garbage. Only courts and tenants can end tenancies. A sect 21 notice is only a first step for a landlord to initiate a court order later on. Councils often recommend that people stay past a section 21 notice because they otherwise cannot help with getting subsequent housing as the tenant would voluntarily give up the home.

It is your home but you're going to have to play a longer and legal game to get it back. This is why I will never ever rent out my place initially because its not worth it tax wise but also because people are selfish as sadly you're learning. You'll have to stick to the laws and possibly get to court but you will get them out - eventually

Honestly, no. Last time I kept it at a grade 2, this time I went for a grade 1 and didn't like how much I could see my scalp through it so let it grow back to a grade 2 which is where I want to keep it for the foreseeable. If I ever had to go skin, I would embrace it, but for now, no plans to. Though I never imagined that I would ever have it short at all so who knows!

I love the way you organize things in places. I am the same as you with one big difference, as I am getting older I am getting more and more into hoarding things and not letting go of them. But watching you it spires me to get brave and start decluttering. The only problem is that I feel like that when I watch you, but 10 minutes later I go back to my old habits. 😢 Oh well, at least I am in that mode while I am watching you.😂 Maybe one day I take it all the way.😂😂😂

This is something I will never forget. I had recently moved from The Luz to The Mirador and we were affected badly! Completely trapped in the block for a few days with the army coming around pretty much every hour to check on us. My parents had a house in El Saladar and had a fair bit of water inside and a lot of damage. Was certainly a traumatic time for many of us

You can still see the damage on many of the houses in Saladar. I was so lucky being up high and I know people who were promised insurance money that to this day they are still waiting for.

@@StephanieSaintRemy yes, some friends of mine lost their entire house! It was completely washed away! To this day, they haven’t received a penny in insurance money and the council claimed the land their house was built on, so they’ve lost the land as well. It was absolutely heart breaking!

I couldn’t wear heels much before the pandemic but now that skill is totally annihilated in me 🤣 👠 To maintain a number of wardrobe items I’m comfortable with, I’m starting to implement the 1 in 1 out rule! So that I keep the same number of items and ovoid my wardrobe from becoming overwhelming! I fluctuate in size quite a bit, so there are a LOT of clothes that don’t fit under my bed 😅 But I’d rather this than keep buying entire new wardrobes! Thanks for recording this! I always find it so interesting to watch decluttering videos, and you have a bright and bubbly personality 😄
