Looks a lot like Phoenix's new construcrion homes of the past 30 years: big, boxy, and one of three shades of dirt. In other words, your standard Pulte or Toll Brothers home scaled up for the wealthy. Fortunately, I own something much smaller and older, as befitting my low breeding.

@@_zamartinez Hard to know whether it would be "in" if these companies actually gave consumers a choice, though. Basically, in our markets, the companies say, "This is what we got. Take it or leave it." Fortunately for the companies, the shells are made of the cheapest materials available, improving their bottom line. About 15 years ago, some friends bought a home built by a different national company. A year after moving in, the wife decided to spray down the exterior walls with her thumb over the garden hose. Chunks of stucco fell off, exposing the innards beneath - and it took them a long time of battling with the company to get the outside of their house redone. Also, here in Phoenix around that time, we had a rash of burglaries where the preferred entrance to the houses was through the back wall, not a door or window. Cookie-cutter is cookie-cutter. Flimsy is flimsy. And three shades of brown don't show the dirt. They sell them only because they CAN sell them.

It has the landscaping because it's the model home. Any home you purchase will have a brick paver driveway, and eventually when this model home gets sold the landscaping will be removed.

1.7 is just base price too, and these homes are selling fast believe it or not! It’s just the value of homes in this particular neighborhood. But with a budget of 1.7 you can definitely find something with a pool elsewhere..

HOA monthly is $220.. $115 per month for the subdivision HOA and then $95 a month for the Desert Shores master plan HOA. Pretty common in an area like this.. And right honestly a few things you'd expect out of a home in this price but someone will buy it anyway!

I wonder how much it would cost to switch the cooking unit from the wall to the center island. Builders tend to overlook the kitchens' "triangle" functionality all the time. Imagine having that view while cooking and interacting with your guests in the living room instead of having to turn your back from them every time.

Yeah the builders have an interesting way of putting in the price online… since the home was under construction they had it priced with just structural upgrades. Throughout the build process as they added other options like cabinets and floors the adjusted the price accordingly. Now that it’s complete with all upgrades and options picked out they have a total price, if that makes sense!

Yes you can! If you would like to rent out the next gen suite you can absolutely do so, no problem. If you're doing a mid-term or long-term lease you can rent the unit out without any permits needed. If you are planning on doing short term, like Airbnb, you will need to get a permit from the city of Henderson.

Can I use the $50000 to lower the purchase price for property tax assessed value purposes? Or just get $50k cash at closing to spend at Home Depot so it doesn't get factored into annual property taxes for life. Can I purchased that exact house with the finished back yard at some point fully furnished with a discount?

Well, technically you could lower the purchase price. You can use all $50,000 in the design center. Price I mentioned the base price, but you still need to build a home. Add flooring, cabinets, countertops, things like that. So you can use the 50k on those upgrades. Toll brothers probably won’t cut you a check for that money. Also, if you’d like to purchase that specific homesite, they will sell the models at the end of development! Probably another year until they sell out.
