Sell for between 4 to 5.5 million baht. This is the upper price range for condos in Chiang Mai. The Nimman area is similarly priced but busier.

I'm pretty much a minimalist. When I got here to Chaing Mai I booked a room at the Smith Residence near Chiang Mai Gate, as the Old City is my preferred area. I have been here a month and just signed a 3 month lease. For those of us who live simply, Chiang Mai is extremely affordable. My rent is 9000 baht, water came to 250 (the minimum charge) and electricity was 1200 (approximately). So for a studio, or more a glorified hotel room with everything anyone needs in a popular area you can get by comfortably for around 325 USD for it all. I may get a "better" condo eventually, but I have no issues with where I'm at. Laundry downstairs for 50 baht a kilo, free internet, pool, gym, and a little restaurant downstairs (of course, being in the Old City I always go out to eat). Let's face it, though, we are the luckiest people in the world to be able to live in such a beautiful place with the nicest people and best food in the world! Sorry for the rant, but every day I have to pinch myself to make sure I'm not dreaming!

One of the easiest things to do in Thailand is renting a condo, once you have a yearly retirement visa the rest is up to you and decide where in Thailand you want to live!

The Thailand Utube vlogospere is so, so, greatly enhanced by your contribution and straight forward easy to understand and put in to action once on the ground information. The last time I rented in Thailand was over 10 years ago whilst working there and I made most or all good decisions but in hindsight it felt like the process was in braile. Heed the advice you get here!

You 2 are the BOMB. I love the nitty-gritty details you include in many of your videos ... like the AC fan screen-thingy that Joy found for your new condo. My husband (Thai, but naturalized and living here with me) and I are gearing up for retirement (6 mo here (Oregon), 6 mo there (location TBD)) and we very much feel that your videos are in sync with many of our goals. He wants to spend time with his aging mom is in BKK, and we have some friends who moved from CM to Jomtien, I lived in CM back in 2011-2012 and loved it, so we are often challenged by the choices (currently, leaning toward living in CM and maybe being "smoke birds" to Jomtien). Your videos are always authentic, and informative with very helpful resources/links to help guide and inspire. THANK YOU so much for your work.

Hi Randy! We love all the information you provide. It is super helpful. I have some follow-up questions though regarding bills in Thailand. Perhaps this could be an additional video idea for you as I haven't found other vloggers that address this. How do you pay your bills? Do you have to have a Thai bank account to transfer money or can you pay in cash for everything or perhaps even use American/foreign credit cards. And if they don't take cash but you can use credit cards, do they charge extra fees to use them? Who do you contact to setup electricity/water/internet or do they typically get setup for you by the owner? Also, for maintenance issues, I've heard in some cases that the renter is responsible for having the AC units cleaned/maintained, while for others, the landlord manages these things. Is that usually spelled out in the lease agreements? We are coming in January and have given ourselves three months to find a long term place that will work best for us. By the way, your daughter Hailey was great in getting us setup with our new visas. Her and her staff are amazing. Thanks in advance for your help!

Hi Randy and Joy. Nice upmarket apartment , congrats. I used to go for a walk in the park you're looking down on. It has a great running track and exercise machines. Good location ,close to the Night Bazaar, you can walk to the old town too . The Shangri La hotel has a great cake shop near you but even better ,walk to the French Partiserre L'Opera for the best croissants in the world. Plus near you on the River Nakara Jardin, for Crepe Suzette.. 😉👍

Thank you very much for your comprehensive coverage of renting in Thailand. My only question is regarding the rent price. In all of the Vlogs that I follow about Thailand, the rent is usually quoted much lower. Of course that is in Jomtien and Cha An and Hua Hin and vicinity. Is there some sort of surprise addition I need watch for?? I am referring to a 40 - 50 Sq.Mtr, 1 bed condo @ 13000 to 17000 B per mo. A really nice video as always. Once more, Thank You very much..

You can get a nice place for a cheap price, yes. But they are usually quite small. Most of the condos the YTs brag about low rents with are studios. Or they are bigger but quite old. So mine was the best of both and a great view and neighborhood. So gotta pay. Plus the cheaper places often go so fast they are gone in a day or two. Less competition for the more expensive places.

Don't forget the sauna and,steamroom. As it's said in real estate, location, location, location ! Shoots, throw in another $50 for a in home massage each week. How big is the bldg complex ?

Comparison time! In 2019 (last time I lived in the US), I rented the top level of an old house in Columbia, South Carolina for $600/month, roughly the same size as a small condo in Thailand. For 28,000/month in Chiang Mai you could also rent (or mortage) a large 2 story house in a project. My current renal in the mountains outside of CM is 8000 baht for two 30 sqm buildings. The last small house I rented in Chiang Mai in the city was 6000/month but that was 2012. Guessing average income in CM is 20k/month which puts that rental well outside the hands of most people except the rich.
