Jira, this is a very good price. The only bad thing is the location (Hua Hin) other than that it is perfect price and perfect size!

She said 50,000 baht per year (works out at about 4,200 baht per month). I always see that service charges double over 5 years especially if a lift in a building. The service charge is important to consider if buying a condo.

Yes and no. Foreigners can't own land, but they can do a leasehold or freehold (you need a legally created company to Freehold as a non-Thai). So technically, a foreigner can own the house/villa, but not the land that it is on (unless you own a company for Freehold). A Leasehold is a legally recognized registered lease agreement at the land office (30 year lease). A Freehold can be obtained by a foreigner as a majority owner of a Thai company holding the land as a registered asset (the harder option). Basically, a lawyer or bookkeeper will create a Thai company with you as the majority shareholder and managing director of the company.

Windows! The lesser-priced townhouse has no windows (to the outside) in the master bedroom or bath, and one less window in the second bedroom and no window in the guest bath. Yikes. I like the wood-grain floors though, much better than the white ceramic tile that always looks cold to me.
