I bought this house for $12k expecting to do a quick renovation....... almost two years later, it's now done and rented. Both of my son's have purchased older...wayyyy older homes right next door to eachother. Mom and stepdad are doing the work to repair, renovate, and get up to code. It's a lot of work. However, the results are very satisfying. Great job and awesome workmanship. 👍

I guess I just don't see it that way, people who build Ferrari's can't afford them either. A house is an expensive thing that you must earn. The beauty of living in the US is that you have the freedom to live where you want, choosing an area that you can find work and afford to live. If you make the right decisions and don't have things go too wrong you can live a "normal" life. I think a lot of people want to much too soon. Many expect things just because other people have them. Don't mean this to be too preachy, just want it to be clear that achievement on any level doesn't come easy very often.

I do as well, but then I rent them... and you are correct.... it is cheaper to paint over and sell, but I am pretty sure he is into long term renting. When you long term rent, if you have the money it is cheaper to do it this way, so the renters are not calling every other week.

I felt the very same thing. I don't know him but the whole time I was thinking what an amazing job he did and that he should be proud to be able to take an old lump of coal and turn it into a lovely little diamond. My only thought was a different paint color for the outside!

So I’m the current renter of this property! And I must say he did an was excellent job remodeling! It took just a little longer than ten minutes but was well worth the wait! Just glad to have my kids a nice place to call home!!

@empbac as an investor myself and factoring in the fact he dis all the work himself, you are looking at $18,000 - $22,000 in materials cost on this renovation. To pay a contractor, you would be looking at $20,000 in labor costs. With my own crew, I would pay closer to $10,000 in labor costs

I love this. The one thing I’ve never understood is if you are installing your own windows from scratch why not make them HUGE! I’d love a wall of glass in my house lol

With the labor you save doing it yourself- the price of the larger windows is nominal. You are absolutely right and I'm typing this next to 6 Andersen casement 48"x 32" row of windows I installed. Now it's a joy to walk into the living room! I'm surprised (or not as the case may be) that he did not vault the ceilings. Could have left room for venting and would not have been too difficult.

Because the bigger the window the bigger the cost. It's almost exponential how expensive large windows can get!

This reminds me of my late husband. He could tackle anything. He renovated our retirement home, and believe me it took a ton of work. He was 70 years old when he started on it. He had to replace a huge beam between the walkout basement and the master bedroom and he lifted that enormous thing by himself! Good job to you! More folks should know the whole workings of a home.

@@LegendaryWoke Too bad I was busy cooking, cleaning, doing all the required bill pay, paperwork, grocery shopping, laundry, running errands, picking up supplies for him, etc, etc, and all with a really bad back. AND I laid tile, hung draperies, helped with design AND contributed my pensions, among many other things. Do you ever think before you speak?

he didn't tear down the 2x4s, so he didn't tear down anything lol he just put in new walls and flooring. probably cause there may have mold or rotten boards.

if you are a normal person and have bit of knowledge and time it is fearly easy .... build a stone house from scratch and it would be much more difficult . but still not many people in his age are able to do something nice like this .

He never claims to be perfect always talks about how he’s always learning and there have been plenty of times where he would bring an inspector out only for the inspector to tell him what he’s done wrong/ still needs to do before he can continue his renovation

I bought a house on a half acre just outside Wake county NC in '06.....$30k during the height of the real-estate bubble before the big bang. The bones were good...stripped to the studs internally, new hardwood flooring, all new everything inside.....super-insulated it with poly-iso sheathing, Hardie lap siding, and installed geo-thermal HVAC. Added an attached garage with a room above.....all told in 2009 prices I had around $60k total in it. In this current market, Zillow is guestimating $200k plus......2500sf......all diy mind you. If you're motivated, big money awaits

I know that it is kind of late to be saying this, but would you consider adding a porch to the side or some sort of protection for the sides of the house from the rain? You see in the Caribbean, many homes have some sort of foundation which is made of concrete and protects the house from the soil which gets wet when the rain falls. It is built to give the illusion that the house is adjacent to the soil, when in fact there is concrete around the house so that water gets so far and no more. It also protects the wood...

Great job. I may have commented on this page before. This house looks like a house I MAY HAVE BUILT BEFORE IN SOME PREVIOUS LIFETIME . If any son of mine ever took on such a thing, in the end, to prove he might build a better home than I may have done on a tight budget, I see that this would be the job done. That's how old timers, older than the hills, light it up when they see some young carpenter turning a buck.

Maybe he means he didn't add fancy stuff? All of the cabinetry and trim and everything is pretty simple and utilitarian. But it appears to be surrounded by trailers. You're not getting 300k or something for ANY house there and you want to make a profit. I know which structure I'd rather be in when a tornado strikes. Dunno that much about the roof, but concrete block is WAY sturdier than what they build mobile homes out of.

I've tried my hand at a couple of minor home renos, it honestly would have been much easier to start from scratch than remove one piece, replace, remove another, replace, etc.

@@nathanhoward5189 If its something that definitely needs to go, I'd say go ahead and tear it all at once. But fair warning, that does demand a larger payment at once, whereas if you can do it piece by piece, it spreads the money out over a longer time so its easier to keep up the funds. The other concern for me is that I find it hard to blend it all together. Say I had to replace the drywall on one wall in a room, I'd have a hard time with getting it to match the other 3 and I'd have to at least repaint everything and often its hard to match new trim with old trim. I'm certainly no expert. I've only done it off and on for like 5 years or so. There's plenty of people out there that probably know how to do it right. Best of luck to you, I hope it works out!

cinderblock construction doesn't rot or decay over time like timber framing would have so there's no real reason to replace the exterior walls, but from the brief look in this video it looks like the floor framing timbers might have been rotted a little

Son, you are really good at what you do! I adore the little stoop at the back door too! Any time you just need some renovating to do, to just keep busy, come on to MS! My husband retired after almost 45 years of sheet rock hanging and finishing....but he is unable to do it anymore. He clearly wears a lot of hats. My dad can do all of these things too & would love to renovate houses but he doesn't have enough capitol (or time) to do so. He is a "handyman" & people are constantly impressed at the variety of skills he has. I think non academic skills are under valued, videos like this will help spread acknowledgement & appreciation of non academic/vocational skills.

That's what we call a Jack of all trades. You learn all of this over time of working various jobs or taking various classes in highschool and courses at trade schools. I personally have learned all my skills from people taking a chance on me and teaching me their trade. It's why I can do everything from frame houses to casting iron

Hi, I bought your book. I recently wanted to buy a small house for myself and learn how to renovate it. Looking around, with today's housing market, I can't find a great deal. The cheapest option that I can get from the market is 2 beds and 1.5 bath house that needs serious work for over $70,000. Hope I can learn more from your book.

@bobwatters no it wouldnt have. Nothing he did was hard or very expensive and can be done by any average joe and a couple of his buddies. When you get into demolition and re doing foundations and such is when you start getting into money. He basically took a house with solid bones and did a basic rental property renovation.

Two suggestions. Placing the hot water service outside would give more space inside and an induction cooktop is far superior to a conventional electric cooktop.

That looks exactly what my 944 sq ft 1945 hone needs. Put the new tule in but I feel the old oak wood floor needed to be replaced before installing the new tile . Needs new plumbing and electrical work.

Really Good work BuTTT the old joist and subfloor looked like they where fine and most likey better than the crap you get from home depot. floor insulation is for older homes with out ductwork below, heat rises. but if you are far north yank than maybe.

I just love it, is no one going to address the fact that he said he was going to do the minimum, and then basically proceeded to rebuild the house from the ground up? Most of the channels I sub to, I do so because I can learn something. I already know how to do this... this sub was just for fun. Second edit: Although they don't show much of it on this vid, the front porch impressed me the most, that thing could take a nuke!

You did so kuch to fix it up but the outside still looks shabby. If you would have just thrown on some brick facad, or a different color and some siding. It would look 10000% better. You did such a good job on everything. That little bit on the outside would have made it perfect

Beautiful! I always look at old run down abandoned houses and wonder different way it could look better, lol but am to old to do what you do so keep up the great work so that I can enjoy watching from afar. God bless
