India Tower (previously known as the Park Hyatt Tower; also known as the Dynamix Balwas Tower or DB Tower) is a canceled 126-story, 707.5 m (2,321 ft) megatall skyscraper that began construction in the city of Mumbai, India, in 2010. The tower was originally planned for completion in 2016, but construction work was put on hold in 2011 due to a dispute between the tower's developers and Mumbai's civic authorities
The Brihanmumbai Municipal Corporation (BMC) is responsible for managing civic infrastructure and services in Mumbai, India. In 2010, the BMC had granted permission to DB Realty to construct a 126-story skyscraper called India Tower in the city. As part of the permission, DB Realty was required to pay a premium to the BMC for additional floor space index (FSI) rights.
However, the BMC claimed that DB Realty had violated the terms of the agreement by transferring its rights to develop the FSI to a third party without the BMC's permission. As a result, the BMC demanded that DB Realty pay a premium of 200 crore rupees (approximately 27 million USD at the time) to regularize the transfer of rights.
It should be noted that the issue was subject to legal disputes and controversy. In 2017, the Bombay High Court upheld the BMC's demand for the premium, but reduced the amount to 20 crore rupees (approximately 3 million USD)
DB Realty, a real estate developer in India, transferred its Floor Space Index (FSI) rights in India Tower to the government of Maharashtra in 2010. FSI is a measure of the permissible construction on a plot of land, and India Tower was planned to be a 126-story skyscraper in Mumbai, India.
