Building in Ghana or Buying a house in the West - Which one is better
There is an ongoing debate among Ghanaians and Africans living in the diaspora. A debate where I think both parties do have a valid point of argument. The debate is building in Ghana vs buying a house abroad, which one is better?
To one party, it is better to scrounge yourself, live a frugal life, save some money to build a house at home in Ghana or Africa so you can enjoy it later in life. To the other, sod it. It is better to get yourself a comfortable house on a mortgage in Europe or America where you live and enjoy life now rather than later.
In this video I share my opinion as someone who's experience both scenarios. I'm going to use my experience of owning properties in both UK and Ghana to tell you which one is better. And also give you a tip on the best way to skin this cat in order to get the best out of your investments in houses later....My name is Mickey....Keep Watching!!!

God bless bro,l agree with your opinion, l have houses in both worlds, though l have a lot of equity in my house here in the United States l am more happy for having a house both in Accra and Kumasi, we are ready to come home permanently and enjoy the fruits our labor by God's grace

Some of us have done both (built a house in Gh and bought a house abroad to live in with family) and it’s doable. You just have to plan it and trust in God to help you achieve it. Being comfortable abroad in where I live with my family is non-negotiable for me.

If you can. Do both. A home abroad is also an investment. It can be a source of foreign currency for when you return home. You can also remortgage it to build back home. If you have kids and they don't want to follow you home, it would be a good start for them in life because they don't have to pay rent. Yes we are very emotional about home but we have to think strategically about creating wealth, especially generationally.

My verdict as a property investor in both Ghana and abroad (various countries) is have both but you can have bigger returns/yields with 0% risk in properties abroad than Ghana 🇬🇭. As Ghana has no property regulations to protect you in regards to rubbish contractors, builders , developers, proper valuation system and land purchase system (100% risk, you just have to do your due diligence very well).

My brother. For those who listen and learn, you're God send. Everything you said is true. We paid 21 years mortgage, thank God we sold at the right time and moved to Africa. We're living our life rent or mortgage free. The space and the freedom is overwhelming for us. We built a house and left with enough money to sustain us. Thank God for people like you telling it as it is. Africans live lives without wisdom in the West. I have seen it been there. People get a range rover on lease or loan How many days do they drive it besides driving to work. I can write pages about why building home is the best if you're in the West. I have seen those who build and never reach home to enjoy because they get caught in the spider web in the West thinking they're living their best lives until they drop. THANK YOU MY BROTHER. I don't think any house in the west is spider web as u called it. It depends where you are... I have bought home for my kids to raise them in , five bedroom house with garden in a good place. Living abroad doesn't mean you can't leave a good life. At the same time I'm almost finishing one back home by God's grace. It depends how you see it.

Very thought provoking video topic indeed and I like the way you deliberated over the points made. I would like to say, that I would rather invest or build more houses in Ghana and forget the west because gone are the days when house/property markets aren't fetching much in Ghana. I can guarantee you properties in the right locations will fetch you more money and peace of mind than owning smaller equivalent houses in the West with all the sleeplessness and bills plus you don't also own the land on which any property stands in the West. If you're thinking of a short term investments in the West, then fine but if a long term with with the needed peace of mind, I would build in Ghana, visit frequently as needed and and have the lasting peace of mind on my investment returns. Anyways, this is my opinion as someone still living and enjoying both worlds. Keep up the good work bro.

The younger generation like myself WE ARE BUILDING IN GHANA TO MOVE IN IMMEDIATELY NOT WHEN WE ARE 65 YEARS OLD. I know many young people who moved from America 🇺🇸 to Ghana and are doing very well. Some own businesses and others are doing remote work which pays them in dollars. So imagine living in a mansion in Ghana with ZERO MORTGAGE and yet being paid in dollars . These guys are always laughing 😂 . On the other hand, you get a $300,000 mortgage and you’re stuck here forever. Fall sick or lose your job and the real owners will come knocking. For me it is better to secure yourself in Ghana and move in quickly while you’re young so you can enjoy the fruits of your labor. Those who wait to retire in Ghana are the most pathetic folks 😂 They just go and die 😂

I am an American citizen so I can always come back IF and IF things don’t work out in Ghana. My work experience and educational background will easily land me a job in America whenever I come back. I have been working in corporate America for years now. Even if I don’t get an office job when I come back I am not too proud to work a warehouse job. Life is only one. It is good to enjoy it while you’re young. Some of you will get old and want to travel the world. Pay $5000 for a trip to Greece only to go and fall asleep all throughout the vacation. Sad sad sad. I visited London, Ireland, Sweden, Toronto, Amsterdam and I saw how many Ghanaians are struggling. 5 to 6 guys sharing one tiny apartment and you say you’re living good 😂😂

It's always good to build in your mother Land but never let your family members build for you. Do it for yourself. After building it, if you're not ready to move in, rent it out.

My husband is building appartements and stores in Ghana. For rent.... we also bougth a house in nederlsnd where we are living. If you want to move yo Ghana you always have some money from selling the house if things go well.

What people don't realise is that, though the intent of building a house in your home country is to stay in when you go home or for family back home if any, to have a decent living. However, there are other more selfless important things to consider. One of which is also contributing to the socioeconomic development of your home country. Most abroad staying Ghanaians who don't contribute anything to the socioeconomic development of Ghana are often the very ones who always chastise, criticize bemoan the underdevelopment of Ghana and even insult people who are at least doing something back home that they think are not enough. If you can build a house anywhere do it. Including your own home country. We should desist from listening to negative people who are self centered and myopic in their thinking that development is a waste of time if you are not directly the one to enjoy it. 99% of the people who built Europe and America are no longer alive. but they did not think, they will die and leave everything behind so they should not develop their country. To those who don't want to do anything in your country don't do it. But don't pollute others to be negative like you.

Most Ghanaians abroad are the ones keeping the economy afloat by sending billions of dollars and pounds into the country each year. We all know most Ghanaians dont pay taxes or want to pay taxes in ghana. All the money government are making on duties alone coming from Ghanaian diasporans are helping country alot so to say Ghanaians living abroad dont contribute to the development of the nation is a complete nonsense

I’m building in Ghana but 2 apartments put together. I plan to rent the bottom for now and reserve the top for when I’m there. By the time I really move to settle I’d have recuperated at least some of what I invested in. In fact I can continue renting the one apartment even when I’m there. I will not buy property abroad as it never felt like home.

good debate but i think you forgot to mention the importance of currency performance.....in my country of Botswana the currency Pula has been depreciating against the USdollar over the past 10 years resulting in me having loss of valuation and rental in USD terms but fine in local pula terms.

I disagree with you ooo. £80K can buy a whole house in the UK 🇬🇧, depending on the location. Location location and return is higher. It is properly regulated and works better. No risk at all compare to Ghana. The appreciation rate is higher abroad as well .

£80k won't buy you 2 though. And that location might not be viable for rental investment due to the local history eg high rate of crime. But I perfectly agree with you. It's very profitable when you get it right abroad. Thanks for your take on the subject

Some of the lands are freehold in the UK. In fact the UK is now generally against leasehold. The leasehold land in Ghana is one thing I have been thinking about. You still have to renew ownership after a number of years. Anyway, I for one I like real estate business and investment. So if I can invest in both places after doing all checks and balances, then I am good. It’s good to plan early. Each individual needs are different. That was great delivery content-wise 👏😀

Freehold land in UK will be expensive or? With the leasehold in Ghana, I'm also intrigued to know what happens in future when the lease are due. You are right with estate investments and planning early.

@@MickeyAgyeiThe freehold is not expensive. Similar prices as other houses. I don’t know how they come about that decision. This is a complex question. First of all I asked myself, do I want my family to be comfortable here in the UK where we live most of the year, or invest a whole lot of money in a building in Ghana where I'm lucky to spend a month every other year. But I'm a Ghanaian and the draw of home is strong. So I decided to go the half and half way. I decided to start building in Ghana 8 years ago and said to myself I won't have a time limit for completing it until I'm ready to move or spend more time back home. In the meanwhile I live comfortably here in the UK with my family. I think that's the best way of resolving both situations. You only have one life.

It comes down to having the means. If you work in the West and have the means to own a home, by all means go for it. You can always sell when no longer needs. That said, I hate those taking money from Africa to buy a house in the West

I have a 6 bedroom house in Ghana and a 3 bedroom house in the US. My brother and his family are living in my house in Ghana so it seems that I built it for them. That’s ok with me because I’m helping a sibling, and atleast I have a house I can call my own in Ghana. But that’ll be my only house in Ghana. My plan is to buy multiple homes and rent them out in the US.

We are young generation and we have a chance to rewrite Africa story. Build , buy a land do everything possible to own something in Africa … in the next 5-10 years , you will not be able to do that. If you can have a house in the west n Africa do it especially if you have kids. Africa is the place real estate is changing the game ..

Yes but at a price 10 times higher if you had done it earlier. I bought my land in Accra for 10k cedis. Today land in that area is $20k to $40k per plot. So you’re not being smart if you want to wait and build later YOU WILL PAY MORE

Land in Accra 😁, if you don’t fence it or build on it you will lose ownership or will have endless legal battle. With right investment abroad depending on the years you could be hitting $100K to $200K without the risk of losing the land to other owners. That is not a smart investment. I am talking from experience.

Even in Accra the probability that you might loose your money and the Land is very high (higher risk with less appreciation, less returns and less yield) . Not the best

It all depends if you are documented or not. If you are legal then yes; through the deduction of National insurance (NI) contributions (in UK). You can also arrange pension through private companies. Some government organisations like army, police, fire service etc also have their own pension schemes. There is a higher chance that an illegal immigrant will not have a pension.

The better option is if you live abroad full time with a family and you have documents buy a comfortable house as an investment for you and family. Because homes abroad is highly likely to appreciate over time. When you sell that property you can use some of that money to build in Ghana. I sold one of my house abroad after living there for 8 years and made a profit of almost $300k. If I want i can build a house in Ghana. If you dont have document living in abroad, then built in Ghana in case they sent you home.

Do not build build in Africa if you have no intentions of moving in 5/6yrs time. I have watched my parents and their friends build 5/10 bedrooms in GH but most are renting council flats and can't even afford to pay their bills in the UK. Live life where you have children and gain an income.

Central of accra, you'll get your money back double time, in the back end of Tafo is not worth the cost of erraticing the building or cost in maintenance. I personally have done apartments in accra but am under 40 and go to Ghana twice a year to check things. For those struggling to pay rent in the UK or trying to get their indefinite leave to remain. Please advise them to concentrate of their papers rather🙏

I bought six properties in Liverpool, I use the profits from these properties to rent a flat in London. There is no way I would get a mortgage for myself and get tied down to one house for twenty five years!!!!!!

You can do both but it's much better to do one in Gh and one here if you can. It depends on age and finances. I personally don't want to grow older before I build in Gh.
