I believe he was saying something like don't buy a home if you're not intelligent enough to perceive how any given property is guaranteed to make you money by renting it out, and if you are not intelligent enough to perceive this you should rent forever.

Should be,”why you shouldn’t buy a flipped house!” I ask before I even look at it, “Is this a flip or how long have they owned the house?” A lot of people now are painting over and putting cabinets over termite damage and or mold!

Make sure that an HOA will let you rent out the house before you buy it. Something similar happened to someone I know where the HOA suddenly changed the rules just as they were moving out of the house into a new rental. They had wanted to rent out their old house, but had to sell because of the new HOA rules.

This reminds me of old vehicles. You can add bigger tires, put a turbo on it, dual air conditioning, bigger radiator, new paint job, etc. But that doesnt turn the vehicle into a $50,000 vehicle. It's still only worth less than $10,000.

Hey Kevin! Love the video, fan from Norway. Just bought my first apartment at the age og 18, put everything i own in it. It is not in the perfect condition, but i got it for a good price. I will renting it before upgrading and maybe flipping it. Any cheap, easy upgrades you recomend me to do?

Jesus said it's easier for a camel to go through the eye of a needle than for a rich man to enter the kingdom of God and he told the rich young man to sell all his belongings and give it to the poor if he wanted to have eternal life. Yes, riches will not get us into Heaven. You must get to know the real God Jesus Christ. Do you believe in God,? In the last day Jesus would resurrect everyone who ever lived including the good and the bad, and the good would go to heaven while the bad would perish and be tormented in Hell for all eternity, there is no reincarnating into another species, that is a lie, you only have this life to get right with God. today I want to share with you the Gospel of God Jesus Christ who is the only God who came in the flesh and lived among us about 2000 years ago and he was crucified and died for our sins, all men have sinned against God and hence we live in a world full of trouble because the first people named Adam and Eve ate from the tree which God commanded them not to eat from, hence because of their disobedience, Adam and Eve were cast out of Paradise. But God in his love and mercy made a way for us to get back into this paradise so that we can once again live with him for eternity in paradise where we never grow old or die and where there is no pain or suffering for all eternity. Today you can take the first step in this journey by believing in God Jesus Christ and accepting him as God(as he was not just a good teacher) and by repenting of your sins. Focus on the things of God instead of the things of this world as the things of this world are only temporary but the things of God are eternal. If you would like to know more about this I encourage you to study the ESV and KJV Bible as there is vital knowledge that you must have in there as it explains Gods plan for Humanity and what we must do to please him. Very true. I've seen too many videos about buying homes and they only talk about profit you will make when you sell it and how long you need to own it before selling it to make it worth the while but they don't talk about the rental or long term financial benefits like you pointed out. I'm glad someone's head is actually in the right place

Bought our primary residence not as a way to make money but as a place to live. It still went up in value by 100k in 5 years. Instead of pumping a ton of money into improvements, we are being strange and paying the house off early by making double payments every month. Not having a mortgage payment or any other payment for that matter will bring an incredible sense of freedom.

@@yovizx why not? There is no longer a tax benefit to having a mortgage with a $24,000 standard deduction. Will save a hundred thousand in interest. Still maxing out 401K while doing this.

@@MeetKevin North Carolina, houses are pretty cheap here compared to the West Coast. For the price of a nice condo in parts of California you could buy a lakeside mc mansion with your own private boat dock.

These type of video styles are the reason why I subbed. The sit down talks are great but it's good when you show the before and after footage while talking about it. I love it. Basically, if you're going to be a homeowner (use the house as a residential), buy and renovate it as if you're going to rent it out then live in it.

Entry level stainless steel products on Lowe’s and Home Depot and local hardware stores are usually around $550 for stoves, $500 for dishwashers, and $250 for microwaves

Hey Kevin, do fancier appliances return more in rental income? Torn between a regular stove and a built-in stove with a cook top. Reason being is I would have a 12 inch stand alone counter in the middle of my stove and fridge and would like to have a full counter. Any input would be greatly appreciated.

Considering I bought my first primary residence last year and it's in an good HOA and has a 10 yr builder's warranty I should be good to rent it out according to this video. The only thing is with my FHA loan I'm paying PMI and wouldn't that eat away at my profits if I decide to rent it out in the future?

Me and my wife opted buying a small 2 bedroom condo in a really nice community instead of getting a big house. We don't and will not be having children. We have plenty of cash left over to go on nice vacations, eat out at nice restaurants, save money etc. Smartest decision I've ever made.

Don't buy a house into rising interest rates. Don't pay more than the house can be rented for. In Canada right now, we have a ton of amateur landlords underwater on their properties big time, because they ignored the first two rules.

Usually when rates are low, the market has to many buyers chasing props. We had low interest rates for years. Now we got high prices. House inventory levels are rising. When interest rates are high, fewer buyers and bigger inventory.

What if your mortgage is 4K a month, 30 year fixed 5% and you want to rent it out but being closer to the more desirable locations only costs 2500 a month to rent. I’m comparing 4bedroom 2200 sqft single family home to a 1700 sqft townhome. The bigger one being the more expensive. Is it possible to rent it out for slightly more than 4K or even at 4K if someone can be closer to Microsoft for less. Live in Seattle area. Moved from Redmond WA to Bothell, bought a house but was thinking if renting it out eventually would be a good idea, could I even make money? If I do rent it out where do I live? Many questions here. Would love some short answers if possible, thanks. I have not checked what a comparable home is renting for in the area of my new home or in Redmond. I used to rent the townhome.

Don't know About other people but I bought a house 6 years ago very simple house, 3bd 1n 1/2 bath. Never had any issues with it except for minor stuff. Same area same house goes for 1300 a month. My yearly taxes are 5g a year now. Was less before. 1300×12=15600, × 6 = 93600. Deduct 5g a year is 30000. 93600- 30000= 63600 Is my profit over these 6 years. I bought it cash.

Financial Investor renting is not paying someone's mortgage, you're paying to live in someone's home.

I hope to close on my first condo this next month. There wasnt a huge wedge but it's in a decent area, the hoa takes care of most wear n tear, and its rentable for 30% above my mortgage. Its nerve racking but im excited to start the investment

I'm 40... no home. I have been moving out of state every 3-7 years. I think that I have one move left... I live in Colorado right now. Its too expensive.... although Fort Collins and the front range is blowing up. I don't want to buy a house and sell it after 5 years and pay all of the heavy interest in the front of the loan. Should I buy a house in a more affordable state and pay a property maintenance company? If so which states are best? Or should I wait a few years? I love your content and I am buying the course! Thank you so much!

Hey Robert, great question. Why don’t you buy where you are now? Buy something that you know will cash flow when you make your move and to turn that property into your investment property. You know the area and you should be able to find a good deal before you leave

Also, I see you don’t want to pay the interest upfront on the loan but the other side of the equation is paying 100% rent with no principle pay down. If rent is lower than the interest payment I guess you can argue either way but just a thought.

If the house is your primary home 2 of the 5 years before selling, your capital gain up to 250K for single (500K if married) is excluded from income forever and you therefore don't have to pay tax on that gain. So buy a house there if you know that the value will go up within 3-5 years. You can sell it then or rent it out.

Great advice, if the only thing in the world that's important to you is money. Not everything needs to be an investment, not everything needs to be a means to a net worth end. Maybe some people just want a nice place to live. All of this is great advice - if your main goal is making a buck. But the whole "Don't ever do anything unless there's a return on your money" mindset will have you regretting your entire life when you're old.

We bought our house cheap, in an area which has gone up greatly in the last 20 years that we have owned it. It has always carried cheaper than renting, with an potential income apartment. (we chose not to rent it out) I saw an article several years after we bought it--that this particular area was a very hot area for investors that were in it for a longer run (not a flipper's paradise-but would improve greatly in the long run) Now renters in our city struggling, due to housing shortage. We improved it slowly over a 20 year period. Plus we get to live in it. You can't say that for a stock portfolio. What's to regret? BEST THING WE'VE EVER DONE!!

I’m not emotionally attached to our house, especially since like you said, we have done very little to make it our own. Also, it does not have everything we want in a house. But, I am emotionally attached to the neighborhood for sure. With our first house, we completely renovated it and made it our own. I was emotionally attached to the house, but had zero attachment to the neighborhood I think once we feel attached in every way, we will over-improve that house.

@@MeetKevin Hi Kevin, Love your show but with all due respect...What if you want to be in a stable environment to raise your kids, don't want to be at the mercy of a landlord and don't look at housing as an investment, just a place to live? I know, a total bore LOL. Don't you think those are good reasons to buy? My niece was a great tenant but got "renovicted" 4 times in a row. (Common scenario in Toronto) Toronto rental market is brutal! She is now married and owns a home with a baby. She's doing great now. What do you think?

Never buy a townhouse in Phoenix AZ. Where the master bedroom is above the garage..can’t t cool it down and HOA says no window air conditioner. Tacky anyway..love your videos Keven💕💕👍🇺🇸

Kevin, You are preaching to the choir. We need the wedge buyers! I am trying to find owner occupied borrowers that can buy in the "wedge" get access to 3-5% down rehab monkey conventional [better than 203k], buy and fix and save. Occupy for 2 years and go tax free. How do you find these borrowers? Most end buyers are goofy eyed or can not see the opportunity. Flippers do it but have to make a quick in and out to profit and pass on these wedge properties. I have two "wedge" condos in escrow and can not find a buyer.

My parents spent probably $1000 on self-adhesive Italian marble floor tiles for their basement. 18 years later, dust gets inbetween the tiles and the glue lifts off.

Yeah...You don't want to be tied down by owning something you can live in or rent out at a higher monthly rate than your mortgage payments. Much better to pay more for a place to live by renting so someone else can own property they could later resell to recover at least some if not substantially more than their initial investment...most if not all of which you paid for through rent. Yeah...This guy's smart.

mestanmi Versus my car: $2,500-$3,000/ year in gas savings, $500 a year in oil changes. Only expenses are tires every 15,000 miles or more for $200, and a new drive belt every 25,000 miles for $70 I think. The motorcycle will last way longer than any car, possibly over 1 million miles, and will be cheaper to run than any car. In 5 years or less I will have made my $14,000 back in savings. Plus if I wanted to I could rent it out for a few days a month at $70-$120/day and make a few hundred a month from it if not more. Not to mention insurance for this is less than 33% of my car insurance

One would be surprised at the tax credits some contractors get with high end windows and doors. Still, from the "before" video. Fluorescent strip fixtures along the walls? WTF. They just catch dirt and insects. Recessed cans are the way to go, low profile, easier to patch when removed, and provide superior lighting, especially in this age of LED. I'm an electrician, I would
