Always have two separate units when you have a 2 story home. It’s the most effective and efficient. AC last longer, save on energy, and better air flow.

With all the fracking going on in the area I would be requesting a pile foundation with a underground basement about the same square ft as the first floor...well its a one story 4500 or up to 5K sq ft home....with the basement included in that feet total..Most of the home operations will be in a portion of the basement.....HVAC system with dehumidifiers/humidifiers and Air hinderers, electrical, plumbing, Networking equipment with fiber optics, hot water heater, drainage system that also collects any rain water for home use (with filtration) or gardening (an addition of needed minerals for vegetation), workshop/office space with security systems monitoring in place, and solar system batteries with a monitoring system. The main floor will be mostly living space with half, according on the need for space with all that which will be added to the basement, being used also as living space or an underground garage pending design decisions and future needs in mind.

Just saw a news report that builders in vegas are going so fast that the quality is horrible. Poor construction as non-skilled labor are building, trash left inside kitchen islands, split 2x4s, etc. be careful out there.
