Horizon West hit a bit of a snag for awhile. New neighborhoods were being developed, but many hadn't seen new homes in quite some time. Great video Ken! When we first started looking in Orlando we were drawn to a little exec. community called Lakeshore by Toll Brothers. We wanted to make the move, but had to get ourselves more prepared. So we had to pass. I remember the sales rep was so nice and tried to tell us how much money we could save living down here and the proximity to Disney. Eventually, we got our ducks in a row and were able to move to Florida. We are in a gorgeous community in Apopka. And even this area is seeing rapid growth into a suburb. It’s a couple of years behind in development. Being more natural by design. But I feel it will start to increasingly become it’s own like these areas mentioned.

Toll brothers is my favorite builder. I own one in Avalon park, in the oaks, and Kissimmee bay. Waiting for my sun bridge one to be done.

Pay in Orlando is unfathomably and indescribably low. WHO is buying these $600k 3/2s with a garage where your yard should be? Is it still all out of state people?

I think it depends. As you mentioned, a lot of people can work remote now from states that have a higher cost of living and that cuts a lot of costs. Also, we see a lot of growth in tech, people being moved to Orlando via their companies and people that just want the Floridian lifestyle. Being a native to a major city. I hear a lot of features that natives or long residents of Florida take for granted. The same could be said in reverse that people may want to experience life in a megalopolis. It’s all based on needs and wants I guess! 😊

Thoughts on garage in back? I like the aesthetics of the front but feels it reduces community amongst neighbors

Sorta feels like a detached townhome. Some people love it. Low maintenance and such. Only downsize is little to no yard. So if that’s important, then a larger front load is the way to go

When’s the last time you’ve seen it? It’s a 4 lane road now. Basically through the west side of horizon west. They’ll continue to expand it farther north as that area develops
