Part 3 of a video series about how to self-build a timber-framed garden room office (aka tiny house)/wood workshop in the UK.
This video covers my design decisions and their impact on planning permission and building regs discussed in Part 2.
The purpose of this video series is to provide all the information required for viewers to build their own garden room rather than just a montage of the building work. It took me months of research to learn everything in these videos so I hope to save people time and money.
The videos are a mix of theory and footage of the build including all the mistakes I made along the way. I am not a builder or tradesman, just a keen DIY-er with some basic tools. Everyone can do this!
In the longer term, I hope to turn this channel into a community for garden room self-builders and to eventually evolve into a woodworking projects channel- the real purpose of my garden room!
Big thanks to all those who have subscribed and waited patiently for the next video. I purposely put in some shots of the building at a future stage to keep you interested. Future videos will come more quickly now as it's easier to create videos of footage rather than on the theory behind what I decided.

Ali thank you so much for sharing such detailed explanation of your project. I was about to start a 15 square metre shed at mine and because of your videos I know now that I can build the space I actually need. Do you have any idea what you're going to use as the none compostable material ?

That’s excellent to hear! So the thing to know is that it seems to only apply to the side on the boundary so you can use what you like on the rest. There are a couple options, you could use a sheet metal material which looks quite cool in the right setting or a composite material called fibre cement. At the moment I’m planning on using Markey Eternit Cedral click boards, they achieve Class 0 fire rating. Check them out. Hardie have another version but not sure if it has that fire rating. 👍

Quick note on JamesHardie weatherboard. I got some samples. Personally, I like colours; not a big fan of the classic timber cladding type of straight overlapping edges, I wish they were togue and grooved but I thought incase you've only seen them online to let you know that they are incredibly heavy. Don't know, you might have enough muscles for it but it's definitely a no from me! Found some Composit material that I really like, they're green, light weight, tongue and grooved but the fire rating is not an absolute zero I'm afraid so back on the quest for the perfect facade!

Great 3 videos..very in-depth and great detail. I have found them very useful as I will be doing a simular project In a few months when the weather gets better. Cant wait for the build!

Great build and videos. Very similar design to what i was thinking about for mine (although mine will be much smaller). Cant wait to see more. Particularly intrigued at the cladding mentioned that will bypass the 15m2 rules

Saved me tons of research time, thanks a lot bud! Doing a build similar with a dual pitched roof with little to no experience and that research is taking all my time! Will definitely like to contribute to your site when I'm starting it. I'm trying to do a cathederal style roof (no joists), might have bit off more than I can chew! Either way thanks for saving me a ton of time, if the plans get the all clear I'll even give my plans out for anyone else to use. EDIT: Also get a donation page up, I'd at least like to buy you a pint or a few! :P

Hi Ali, thank you so much for this video series. I've watched it all, and I'm still on the fence between self-build and prefab log cabin. One question I have for you which you may have already answered, was there a specific reason you opted for stud walls instead of cavity brick/block construction, which would be far superior in terms of thermal performance? Thank you!

Hey, thanks! Each video, except parts 2 and 3, have a tools and materials list in the descriptions. Though, however well you prepare there’s always something you forget so quick trips to screwfix were a regular occurrence!

I'm currently in the planning stages of my garden gym room, ive managed to find the span tables for floor / roof joists but i'm struggling with the allowances for the clear span of timber lintels (im wanting a wide bifold door so i need to get this right) would you know where i need to look for this? Hi Jon, I'm on the lookout for this but so far haven't come across anything that is really definitive. Ultimately if it's a really wide opening then going for an RSJ is likely the best option otherwise the timber header would be so wide as to eat into your door height. At each turn I seem to be pointed to an engineer doing the calculation but surely if we know what the calculation is we can do it ourselves - let me know if you find anything.

I’ve been recently digesting you videos again! And I’ve been thinking about the 3m max height. In one of the vids where you show your height you have 150mm for the dense concrete blocks. How does this work with the slope where you have 4 or 5 blocks as this would take you over the 3m max. Looking at doing my own,I have a sloped garden so it’s an issue I will have to deal with. I may end up levelling garden first. Great vids looking forward to next instalment.

Good question. Firstly just to be clear the 150mm is more of a recommendation than anything else. For my garden room it's less than that at the back and way more on the right hand side where I have 5 blocks. Secondly, yes that does mean the right hand side is above 3m but as far as I can tell the rules permit you to measure from the highest ground around your garden room. So for me the back is around 2.9m high from ground level. Obviously common sense prevails and if you're build will tower over a neighbour who is at a lower elevation that you, take that into account. The council will only come out if someone complains remember!

Hey Adam, there a free and paid for version. I think the free version is called SketchUp Make -have a google and I'm sure you'll be able to find it.

Excellent videos, can you tell me in which video contains your exterior cladding I would love to know what fire rating material you used To avoid building regs

Essentially - if you want to be totally above board then your best bet is to speak to some building control companies in your area and see what they will sign off. Some are incredibly stringent and ask for fireproof plasterboard, plaster internally and cement board as cladding. Others just the cement board (check out Fireboard or Magply for example). However others will allow a fire retardant sealant to be used on timber cladding so it’s worth having a ring around.

Can I ask you two questions:- 1, what was the build cost in the end? 2, the SketchUp app does not exist for android any ideas for what other apps to use to create the 3D plan?

I've been told today by building regs that as it will be within 1 metre of boundary, any non combustible cladding is not good enough and the entire build has to be non combustible.😢

Hi Ali - I'm also impressed with the level of details and work you've put into your videos. Very helpful, especially when there are not so many videos around, covering such projects in the UK (and not US :) ). I'm in Ireland myself and will most likely end up doing the similar build. Ali, great videio series. I am planning my new man cave. I get the explanation on permitted spans for the front to back span and have found several span tables on line. Perhaps I am being dim but how did you work out your spans between piers going left to right?

Not dim at all, it's a really good question. In an ideal world I would have had 3 walls all parallel to each other to span my floor timbers across. By doubling up the joists at the intersections between block piers I essentially upped the strength to which the rest of the joists attached which worked well but probably not as well as 3 dwarf walls would have. Once you build the walls on the two sides and throw some vents in you essentially have the foundations for a house so doing it the way I did is a bit of a shortcut with lower cost to get a good enough structure on which to build on. If you're having a gym where you'll be dropping weight and for whatever reason can't go with concrete, then I'd probably recommend walls supported each and every timber joist.

It's actually a bit more complicated than I initially thought because what my council says won;t necessarily be the same in your council. But to answer the question directly, look for cement board, that is Fire Class 0.

Are those drawings (at 5 minutes in) the actual ones you sent to the planning office? They seem very simple, was this enough to keep them happy? I need to do the same thing and I'm not to sure how much detail they need.

Planning departments are only interested in the look of the place rather than construction details so simple elevations like this with dimensions and notes on external materials is normally acceptable.

Hi Ali. I've built a log cabin on a large concrete slab I already had. The bearers sit straight on thr slab. Appreciate this isn't the best design but now I want to pave around it. I'm concerned the paving slabs will stop the air flow under the cabin. Any ideas please?

Hi Ali, again, thanks for your videos absolutely brilliant. Question on Sketchup, did you use the homebuilder plugin or is there some magic you followed to using the application.?

Yeh I thought I might need that plugin but no. I created a wall timber (for example) and then just copied that as many times as needed. Unfortunately you can only use either metric or imperial which makes it hard in the UK! That's partly why I made a rough sketchup only. Anyway, my plans kept changing during the build as I saw it taking shape so my sketchup wasn't used much- a little for calculating how much material I would use and just to give me an idea of what i was going for :) Hope that helps Andrew I'm no expert on Sketchup, I find it all a bit fiddly but it's worth having a basic sketch 👌

Hi +Ali Dymock great series! quick question regarding your foundation... i see that you use concrete pavers/blocks... are you in a frost area? don't you need to set the footings below the frost area into the ground?

Hi Salvador, apologies for not replying sooner. It's a really good questions and it's not something I gave much attention too as a concrete slab wouldn't be too deep either. It gets to about -1 degrees celcius here in winter at night, very rarely lower than that and usually above freezing during the day. I've not had any issues over winter.

If you're looking for something that will be next to a fence and not seen - go for Cemboard or Magply cement boards :)

So here in Poole, if within 1m of the boundary, the rule is as follows: The definition of constructed substantially of non combustible material for roofs is "pitched roofs with timber rafters and a roof covering of slates, clay or concrete tiles." Flat roofs constructed of timber and combustible decking with felt coverings are not considered to fall within this definition and are therefore not exempt. Bugger....

Hi there, i see at either side the base has 3 layers of 5x2 and the fronts have only been doubled up. Is there a reason you added three at the sides? Videos are great.

Yeh it’s because I planned to build the walls directly on top of the floor joists so needed the third timber on the sides to support the ply. But then I decided the ply over the lot and then do the walls. Well noticed!

You say that you opted for a single pitch roof for simplicity but we're limited to 2.5m without planning permission that you got. Could you not have done a slope from front to back with your overhang going in the opposite direction giving you a duel pitched roof with the ridge at the front wall so giving you a 4m building height, or am I missing something?

Super helpful and impressive video, i am planning to build one by myself, i need to have 3metres high as well, so I need to apply for planning application, can I ask did you pay £200 for planning application fee? sounds a lot just for a garden outbuilding LOL, as i only plan to build 2.5x4 metres size...and my council seems ask for building control approval if garden room needs domestic electricity supply...

I believe it was £172 when I applied. yeh it;s annoying but that extra 50cm was worth it IMO. I don't think that's right about b regs. Sure, the electrics need sign off so if you are doing that yourself then yeh, but if you have a registered electrician then no

Can anyone offer advice on 3d software sketchup. I’m planning an irregular shaped garden room to match the shape of my garden. The front wall of the room will be 10 ft wide and the back wall will be 4ft wide. Is it possible to design an odd shaped garden room with sketchup??

Hi Ali, with the SketchUp system, did you use it for the framing only, or did you add the dry walking etc? Also did you use it to purchase all of the wood?

I just used it to give a rough sense of how the framing should be set out, the quantities required. I later calculated the plasterboard/OSB by looking at what I had built. That was just me though, you may want to make something really precise and add in extra things- I had most stuff in my head which I wouldn't necessarily recommend lol

Thanks very much for sharing this series it has been a great source of information and I am now planning to build my own garden room, if you could be so kind and and help with an answer to my question I would be very grateful, so I am at the planning stage and I want to build a 6m deep x 4m wide room, the garden boundaries are on the long 6m side , so only windows on those sides and the joists would span the 4m sidewalls, my question is can I frame the 4m end elevation to install doors and another window? My concern is direction the joists would be running or should that not matter?

Hey! Definitely, you can have windows and doors in the two ends where the roof joists don't run across. If you jump to Part 8 you can see how I framed mine but I put a strong header (a 2x6) above the window and doors but this is really necessary because the sides are not holding much of the weight of the roof, the front and back of the building are so in fact the ends are the best place for windows and doors. You only see it less often due to the shape of most gardens and orientation of garden rooms.

@@AliDymockThanks for the reply its much appreciated, yes the shape of my garden makes my design rectangular so the idea of having doors along the 6m side is a non starter and your series of videos and others I have watched always show the widest part of the rooms as the main entrance/exit etc, which gave me cause for concern that this might scupper my design dimensions. It seems then I may have to come up with an idea as to how to disguise the slope of my roof a little or just run with it, but regardless I will be referencing your fantastic series to assist my build as it goes along

hahaha. I'd say 40cm maybe just to be able to clad it and do any maintenance. You could clad the wall first and then raise it and therefore a few cm would suffice.

I am currently looking at applying for planning what information did you have to provide, I have drawn front rear and side elevation drawings to summit . It is exactly the same dimensions as yours .. Do you need to fill in a cil form also ?

Does class zero fire rating include paints and varnishes as well as claddings? If I use intumescent paint, would that qualify?

Good question. Some councils allow it, others don't. there are sprays as well that apparently give you Fire Class 0 rating but it all comes down to what you can get signed off, if indeed you want it signed off!

I know it's old, but I do have a question....hope someone can answer. I"m also not a builder in any way, so just trying to learn before I do tackle it. In the vid, he said he wanted to use a warm roof, instead of a cold roof. I think he was trying to gain head-space by putting the insulation on the other side of the ceiling. I thought where you lived, determined whether you put your vapor barrier on the inside or outside. For example, in Canada, we can have lots of cold weather. So the vapor barrier always goes on the inside. Warm air in the building > wall board > vapor barrier > insulation > exterior wall. My understanding is you always must keep the vapor barrier between the insulation and the warm side. So if you live in Florida or California, you're running your air conditioners all the time. Therefore, the warm side is outside - the great outdoors and the cold side is inside. Opposite Canada's environment. So.. Cold air in the building > wall board > insulation > vapor barrier > exterior wall. Is all of that correct?

That's pretty much spot on! Of course, if you live somewhere with very hot summers and very cold winters, the decision is less clear so you might opt not to have a vapour barrier at all in order to allow maximum breathability - none of which affects the cold/warm roof debate though

You mean the design on green background? That was on SketchUp. You can find free plans on my website: www.alidymock.com/sketchup-plans/ If you mean the drawings for planning permission - that was just me with a pencil and ruler :) nothing fancy is needed.

Is the 2.5 metre height from the dirt or from the underside of the lowest piece of timber which is already up off it's plinth foundations?

"Zero height" is already quite vague on many properties that are on sloped ground.

So can you clarify, the planning approval was for a workshop outbuilding or a habitable space for living? I only ask as I'd like to build an annex at the end of my garden.

Mine was labelled as a workshop/gym. Labelling it a gym is more likely to get you planning permission without raising questions. But to be clear you can put a shower room in without permission I just went for planning for the increased height and they probably would want to know why there was a shower room in there. A habitable space - defo needs planning permission, especially if you're putting in a kitchen

Yes but it would be as 'change of use'. Some people build first and then change the use as it's often easier to get approval. Depending on what you will use it for you can also be hit with a second council tax bill. If you want to house your mum in her retirement, I'd get planning from the off. Same for glamping or AirBnB. However, if you want to put a futon in for occasional guests and a kettle, well this isn't strictly advice, but I doubt you'd get in much trouble.

I am planning to put an inflatable hot tub in my building. So lots of water vapour being produced. Does hot or cold roof design suit this scenario or does it not matter?

Ideally a warm roof is better but if you avoid putting downlights in and do track lighting instead you can get a very good vapour barrier under your joists. Make sure you vent the cold roof above the insulation!

@@AliDymock I am going to go with Warm roof where as I understand it normally the VB would go on top of board which sits on top of the joists. Are you suggesting a second VB below Joists? Is an option/compromise to put it directly on top of joist rather than on the board which is on top of joist?

Hi, do you know ehat the planni g procedere entailed? Did your neighbours have to consent to the height being above 2.5M? The reason I ask is that I have a difficult neighbour and if the build relies on the fact my neighbour would have to agree to the build I might aswell save myself £190 and just redesign... cheers

HI Joe, good question. They don't need to consent but they can object via commenting on the planning portal. That doesn't mean the council will agree with their objections so yeh it is a risk of losing your application fee if you don't get it but getting that extra 0.5m or whatever you're going for is worth it. I know how it is with difficult neighbours so I appreciate where you're coming from.
