Agreeng agree ako sa 3 to 6 mos balance palang dapat nilalakad na bank loan application. Ang nangyari sakin noon, after ko pa nafull balance tsaka ko nilakad kasi di ako nasabihan ng Broker ko na ganun pala. Nakakataranta tuloy. Buti na lang inextend ako ng developer. Suggestion lang po, baka pwede tanggalin yung animation sa subtitles, nakakahilo po kasi basahin and nakakadistract din :)

The subtitle is a ready template that includes the animation so hindi ko matanggal yung animation 😔 So it's either I remove the subtitles in my next videos or continue using it for the meantime kasi wala pa kong time to do a new template. By August, for sure, I'll have a new subtitle template 🙂

Im so happy on my friend who works in a bank. Naclarify niya sa akin about sa loan for the house or condo. Although I can afford, still the cost is massive kahit OFW ako earning 6 digits. Patience is such a virtue. Kaya save save save. Pag di kaya wagpilitin baka kasi maremata lang ang pinaghirapan mo.

questions naman: 1. Kelan dapat magbayad ng downpayment? before i-release ung LOG from the bank ? tama bang requirement yun ng bank bago irelease ung LOG? 2. Kelan dapat pumirma ng Contract to Sell? 3. Anong guarantee ng buyer na di sya tatakbuhan ng seller if nagbayad na sya ng down pero in progress pa yung LOG at paglipat ng title? malaking amount din un (usually 20-30 % ng price) Thanks!

1. Ang downpayment ay binabayad kung kelan kayo ngkasundo ng seller at prerequisite siya sa application. Kaya bago pa umabot sa LoG part, meron na dapat DP. 2. Contract to Sell signing depende rin sa agreement with seller. 3. Contract to Sell ang guarantee ng buyer po. Usually may real estate broker na nag-facilitate kapag hindi personally magkakilala ang buyer at seller po 😊

Hi, Philippine banks require will require you to have ties with the Philippines to be approved for a loan so you need to have a Philippine citizenship if you’re residing in the U.S. 😊

Kung sa Philippine bank ka po uutang to buy a vacant lot sa US, hindi po pwede po kasi labas na po ng Philippines. At mas okay sa US kasi mas mababa interest rates at mas mahaba ang loan term 😊

What if nababayadan naman un DP sa developer pero hindi na approve ng bank? Example, Lancaster Alice unit 1.9M TCP May option bang inhouse financing sa Lancaster na direkta? Pede rin ba PAGIBIG if hindi na approve s bank?

Hello, depende po sa Lancaster kung may in-house financing sila at tumatanggap sila ng Pag-IBIG financing. Kung meron, pwede po kayong mag-in-house financing 😊 O kung tumatanggap sila ng Pag-IBIG financing then mag-apply na po kayo sa Pag-IBIG 😁

Hello, wala naman akong problem sa mga requirements, may 1m ako sa bank and nagwowork dito sa pinas, almost 7yrs na rin ako sa Company ko, yung pagpapasa ng income tax, what if yung asawa ko ay walang income tax, sabihin nating walang work for almost 6 or 7yrs, magkakaproblem ba ko? Sumaside line side line lang kasi sya.

Thanks for this video. I had gotten a loan but 2 years after a second condo turned over and i had to give it up because i didnt qualify for a second loan. It was a lot of disappointment.

That is sad to hear 😢 And the worst part of that is the down payment will be forfeited. I hope more real estate agents will take the time to learn if a buyer has already purchased a property in order to assess if the buyer will still qualify for another loan.

Nice Video po. Very informative. About sa basic documents po. I'm not legally separated yet kasi. Pag nag home loan ako requirement ng bank are IDs from spouse. Maapproved p din po ba yun loan ko kht wla ako maibigay na docs from my ex-spouse.? Though my work nmn ako, wla naman dn ako loan s ibang banks at kumpleto ko s iba docs n need ng bank except lng s ID's ng spouse at signature. Kasi nga separated na.

If wala po kayong prenuptial agreement, separated naman na po kayo for at least one year sa spouse niyo at impossible ng magkabalikan po kayo, kuha po kayo ng judicial order para separate na ang properties niyo at hindi na kailangang magpaalam po. Iyan lang po ang way para labas na ang asawa niyo sa mga bibilhin niyong properties.

Hello po, hindi po ma-refund in full ang bayad pero kapag naka-at least two years of installment kayo at canceled ang contract, you are entitled po to cash surrender value of the payments on the property equivalent to fifty (50) percent of the total payments.

I was anticipating kasi na by the time na malapit na mag turn over at need na mag apply for bank financing e may work na ako. But life happens. Hanggang ngayon stay at home mom parin ako and I'm supposed to go to school later this year. So yun nga, pwede po ba si husband ang mag co maker para payslips nia and letter of employment nalang e susubmit ko? reported naman po marriage namin sa Philippines, naka joint account din kami dito pati sa taxes if they will need it if ever. Pwede pong maging co-borrower si foreigner husband kung ang bibilhin niyo po ay condominium. Kapag house and lot, hindi po pwede kasi bawal mag ma-ari ng lupa ang mga foreigners.

Hi, glad I saw your vid. Ask sana ako. Parents ko ay OFW sa NZ. Awaiting pa sila sa resident visa nila at hindi sila pwede makapadala ng more than 150K kasi last time pinadalhan nila ako ng 100K tumawag yung bank sa NZ dami questions at baka mareject at madelay pa application nila. So to be safe di muna sila magpapadala ng malalaki after nalang sa RV nila pwede na sila makapagloan dun ng millions sa NZ. But may car loan din ngayon stepdad ko sa BPI PH. 5 years pa matatapos at hindi papo nag 1yr yung car. Makikita daw yan sa banks na may ibang loan at baka ma reject for housing loan. Balak sana nila kumuha ng mga old houses na pwede bank loan at ipaparenovate nila once mapaid na yung house. Metrobank yung bet nila kasi may account na sila dun. Question ko po, ganu katagal yung application ng bank loan incase? At may ilalabas ba sila na pera before sila mag apply? Sa car loan kasi 1 week lang samin approve na kaagad. Malaki po sahod ng parents ko. 250K a month dad, 150K yung mom ko kaya mabilis. Kaso yung owners ng mga bahay doubtful sa bank loan, ano ba possible reason bakit umaayaw sila sa bank loan? Sabi kasi nung last na nakatransact namin, natatakot daw siya maggive ng documents samin. Ang sabi ko naman di ko kukunin yung documents not unless paid na siya ni bank. Pero scary daw. Ewan ko. Ano ba meron sa ganyan po? Pa enlighten sana ako. Thank you po in advance if ever masagot at may makasagot!

Hello, hindi ko po masabi kung gaano katagal ang loan process sa Metrobank kasi wala pa po akong naging experience with Metrobank home loan. Pero kung resale property ang bibilhin niyo, need magbayad initially ng appraisal fee which usually ranges from P 5,000 to P 6,000. Usually umaayaw ang sellers sa bank loan kasi hindi nila alam ang process so best to get a licensed real estate broker to ease the anxiety of the seller 🙂

Depende po sa seller pero kadalasan kailangan na po agad. Kaya minsan mas ok po na hulugan ang down payment kaysa spot kasi may time to build credit kapag mag-apply po ng home loan 😊

Ma’am Me-An, good day po! Very informative po sakin itong video. Meron lang po ako katanungan. Kumuha kasi ako ng hulugan yung DP na property. Yung value is worth 5.1M. Meron po ako stable job sa Pinas with 130k gross salary. Yung problema ko now is yung nabanggit na collateral. Kung wala pong collateral pero meron co-borrower if ever, ma-aapprove din po kaya?

Ho, ang gagamitin pong collateral ay yung propertty na binibili niyo kaya kayo naghulugan ng DP. Hindi po tumatanggap ang banks ng home loan application na walang collateral po. Sa personal loan, pwede walang collateral. Mas mataas lang ang interest rates, mas maiksi ang loan term at maximum P 2M lang mauutang kapag personal loan po

Kailangan may Certificate of Title po talaga, iyon po ksi ang best proof of ownership at hindi po malilipat sa pangalan niyo kapag walang title. So kung sino man po nagbebenta, sabihan niyo po na patitulohan muna bago ibenta po 🥺

Need po talagang may work kasi hindi po nagpapautang ang mga lending institutions kapag walang source of income. Yes, hindi po possible na makapag-loan kapag walang income documents. All lending institutions require a proof of source of income. Kung nag-buy and sell business naman po kayo, pwede niyo pong i-register ang business tapos magpapakita lang din kayo ng financial statements po 😊

Hello, na-try niyo na pong mg-apply? If sure po kayo na hindi pasok ang monthly income niyo, you may want to try applying for Pag-IBIG housing loan po. Pasok naman sa Pag-IBIG yung uutangin niyo at mas hindi mabigat ang amortization if ever 😊

Hello po, pwede po ba bumili Ng foreclosed property pero iloloan ung "pambili" sa ibang bank. Kumbaga ung Bank B and magbabayad or "bibili" sa foreclosed property ni Bank A tpos since c Bank B n ung nagbayad or bumili on behalf of you, Kay Bank B kna magbabayad Ng monthly payments/mortgage. Hello, it depends po sa policy nung bank. Merong ibang banks na kailangan sa bank din nila mismo uutang para mabili yung foreclosed property/ acquire asset nila. May iba pumapayag para ma-dispose na yung asset lalo na kung matagal ng na sa kanila yung property 🙂

May credit card ako at wla din ako installment. So nkkainip bka mtapos n ung 20% share ko wla p ung loan. Maliit lng ung bhay mbilis nla mggawa at mauubos ung inissue ko n funds

After niyong mag-reserve ng unit, may pipirmahan po kayong Contract to Sell. Start na po ang downpayment kahit na hindi pa po kayo nakapag-apply sa bank. Tapos mag-start lang po kayong mag-apply ng loan kapag malapit na po ang turnover. Yung loan pre-approval, ginagawa po kapag ready for occupancy na. By the way, meron po akong video regarding the buying process ng condo po na you may want to watch 🙂

Hi, yung sa pagprocess ng bank loan application, it takes at least a month po. Sa pagrelease ng loan proceeds sa seller, depende po iyon kung gaano kabilis nalipat ang title at tax dec sa name ng buyer. Ang palugit na binibigay po ng bank ay 3 months. Kaya maaring 3 months pa po bago ma-release ang loan proceeds. Yung pinaka-mabilis ay depende kung saan maganda ang relationship po

Hi, how long kaya bago mapprove home loan. Sabi nung loan officer good naman yung application ko pero 1month na sila nag-crecredit investigation. Nagdown na kasi ako so may deadline yung full payment. Bakit antagal, sabi nila 7 banking days lang decision.

It really depends sa dami ng loan applicants sa time ng application. Kapag maraming ng-apply, mas matagal po. Tapos minsan priority yung accounts na mas mataas yung inuutang. Hope umabot ka po sa deadline

I honestly don't know what kind of credit scoring system is used in the PH but I am 100% sure that we have credit scoring used as the basis for loan approval and interest rates. Our credit scoring is handled by the Credit Information Corporation (CIC), the only centralized registry of credit data in the country. However, for us to secure a credit report and credit score, it has to be coursed through CIC's Accredited Credit Bureaus.

Hello, from what I know, supplementary credit card just increases credit utilization but for the unpaid balance, it affects the credit history of the primary card holder (your sister) and not you. So hindi yun makaka-apekto sa credit history mo. If you want to make sure, get your credit report from the Accredited Credit Bureaus I mentioned in this video 😊

Hi, wala na pong babayaran na 20% si buyer. Need talaga ng cash out kasi up to 80% lang ang pwedeng ipahiram ng bank. Pero minsan mas mababa pa yung pwedeng iloan depende sa appraised value ng bank 😊

Hi, ganun po talaga ang process. I-rerelease lang nila ang loan proceeds kapag ang title at tax dec ay na sa name na ng new owner. Pero palalagyan nila ng mortgage annotation po yun sa Registry of Deeds 🙂

Ang amount is 2,750,000 Then 20% dp Payable for 24 months By 2023 2nd quarter matatapos na ang dp namin which is 550,000. Ngaun po nag babalak kami kumuha ng sasakyan, Monthly ng sasakyan is 23,800 For 5 yrs. Tingin Nyo po mam May chance kami ma aapproved sa housing loan namin tru bank financing. Hello po, based sa shnare niyo po, mag-housing loan kayo na P 2,200,000 and by the time na need niyo ng mag-housing loan, estimate balance ng car loan niyo po ay P 1,142,400 pa kung 4 years remaining… With a 30 years repayment period with a fixing pricing period of 3 years at 6.375%, need daw po na monthly income niyo ay PhP 59,574.23 para mabayaran niyo both housing and car loan 😊 Si Pag-IBIG mag-crecredit investigation and usually sa credit score lang sila nag-babase. Hndi ko po sure kung isasama nila sa bilang yung car loan niyo, pero kung hndi man, PhP 39,214.68 ang need niyong monthly income para sa house & lot na bibilhin niyo po 😊 Based sa sinabi kong figures, kayo na po ang makakapagsabi kung sufficient ang income niyo po. Ay sorry, bank financing pala po ito. Kung bank financing, titignan nila pati car loan niyo, but pasok pa rin naman po though you need to be able to declare na P80k yung total monthly income niyo. Mas strict kasi ang bank 😊

Hello, can i request for a higher home loan amount vs the TCP? Example, the property cost 4m, and i want to loan 4.5m - will the bank allow it? I don't have enough cash to pay for the 20% of the 4m that is why I am thinking if I can loan 4.5m to lower the downpayment I need to pay. If that is allowed by the bank, I will only need to pay the downpayment worth 400k (which is 20% of the 4m) and not 900k (which is 20% of 4.5m), right?

Hi, even if you request, the amount they will lend you will still be based on the appraised value. And for resale, the minimum equity is 20%, so you’ll need P 800,000 for the down payment if the value of the property is P 4 M.

Register by entering your personal and contact information and creating a username with password. You would also be asked to upload the following: 1. One primary ID (SSS, GSIS, TIN, UMID, and driver’s license) 2. One secondary ID (Passport, PRC ID, IBP ID, OWWA ID, senior citizen’s ID, voter’s ID, digitized postal ID, SSS ID, and GSIS e-Card) Finally, you may schedule an appointment for online character verification via video call from Mondays to Fridays, 8:30 AM to 5:30 PM. CIBI will send you a confirmation email, together with guidelines for the character verification process. Please take note that request for your credit report is not free 😊

Hello Miss I would like to ask about about credit score, pwedi ba credit score sa ibang bansa? Wala akong credit card sa pinas, pero meron akong Pag-ibig loan which is almost done na. Kelangan bang in person talaga ang pag transact ng loan? Kasi I only have 3weeks maximum vacation/per year.

Hi, kapag alam po ng lender na OFW po kayo, remittance at regular visits sa Philippines ang mas important po sa kanila. Hindi po necessary na kayo mismo ang mag-transact ng loan. Ang kailangan lang po magbigay kayo ng consularized o Apostilled na Special Power of Attorney 😊

Hi maam, ask ko lang po kapag magbabank financing na after maghulog ng downpayment sa developer, since 80% po ang allowable loanable amount, what will happen po for the 20%? Paano mamemeet kung 100% amount na need mo iloan sa bank kung 80% lang ang iaallow nila? Salamat po.

Hi po, kung natapos niyo makapaghulog sa developer, ibig sabihin nabuo niyo na yung required down payment na 20%. Makikita po iyon nung bank sa Statement of Account at papautangin na po kayo nila nung kulang niyong 80% na kailangang ibayad sa developer po 😊
