I have been in the cleaning biz for 12 years. Grossed 1.5 million this year in commercial cleaning. Paid a ton in taxes and labor but it was definitely worth it. The biggest thing just like someone else said, was finding people to show up and do the work. It’s like pulling teeth and babysitting. I’m past the cleaning part of the business I’m basically in the business of managing grown kids

An office that only takes 2.5 hours a night to clean but pays $7k a month is wild.

that would be a little pricy but not if it takes more than one person and its 7 days a week that's actually reasonable depending on the market. add up the employee and supply cost and taxes then add profit and you'll see its not far off.

You would have multiple people cleaning for that 2.5 hrs and those people gotta get paid during the month before you got paid. You wouldn’t be making all 7 grand. Plus cleaning supplies and insurance cost and a contract like that no one will give to you unless you have business insurance.

Sorry to hear about the misfortune! It's definitely profitable if you work hard, make connections, charge a worthwhile rate and do quality work... But for people that want to be lazy, charge super low prices, and expect everything to just be handed to them without any effort... Then no it's not profitable. Like everything else in this life!

I completely agree! I own Moonlight a commercial Cleaning out of New Hampshire. I’m on my second year now, last year sales where $320,000. What I find people under price then don’t do the work. Don’t be afraid to charge what the work is worth!! Also great content glad to find your page!

I’ve been in the cleaning business for about 6 years. My first two years I made really good and i was figuring things out as I went. One major problem that I had was getting people to work. Even paying good they either didn’t show up or was late. Eventually I found myself doing it all myself and got burnt out. So now I only do what I can handle on my own

Thats the only real hard part of service businesses that noone wants to talk about. Also u gotta plan for the worst. Not relying on you going back but creating a backlog of part time/on call/floater type staff for instances just like that. That was a hard stage to get over. Trust me i know. Noone told me i could do better about it. Lol even 30 year vets

@@DJTheBoss Thanks for the info. Now another thing that has changed is that it’s soo many people doing it , it’s not as easy to get those contracts (in my area anyway).. Ways that I used to grab them doesn’t work anymore like they used too. Commercial buildings are flooded with emails, cards ect.. trying to figure out new ways to stand out

Thats how marketing is. It changes. You have to change with it. I talk about this in some other videos. Im not disagreeing with your concern of competition. But the new way is to build value for a targeted audience. That means niche down and help a specific client. It makes you their expert. Give value, display expertise, then ask for the sale. It takes a while to build which is why i say start yesterday lol. But your efforts are more effective and efficient for it.

@@DJTheBoss I feel you regarding changing or adapting with the times. They’re two major companies in my area and I won’t bash them but a lot of companies don’t like their clean it’s more about the brand being commonly known .so I guess people will tend to initially just run with them. Not to mention I now do it part time and trying to pick it back up again. Yesterday was my first time watching your videos and I really enjoy the realness

True ive purchased courses from two different people. One of the business wasn't showing actual proof that he was making money in the cleaning business but went broke once his course slowed down last year and now he had to start over . But it looks like he keeps pushing the course onto new people but not scaling his own cleaning business

Keep at it... Persistence is the key when first starting out in any business. I just launched last November. What has carried me through as I slowly grow is taking on cleaning jobs from other cleaning companies. For example, I work as an independent contractor for 3 other medium size cleaning businesses, I send them work that I don't want or can't handle and likewise they give me stuff that is too small for them, but is still profitable for me. Never look at a small account as too small... you can upsell carpet cleaning, hard floor care, stripping and waxing, etc... plus it's a great way to make new connections without dropping a bunch of $$$ into advertising early on. Sorry for the long comment DJ.... like you, I like helping others. Though I just launched my cleaning service last year, I have 20+ yrs in business and sales of other things. 🙂

We definitely need a video or a one on going into the money 😂 I understand the reason for not digging in on YT, but I’d love to hear how you managed to grow your cash flow while also pulling yourself out of homelessness. Like you needed money for business stuff, but you also needed a home, food, bills, etc. also, once you stabilized it how you manage it

Man thats a beautiful question. I been sick so i hope i remember to actually make this video for you but ill explain here. ITS EASY WHEN YOU HAVE NO CHOICE lol. But also I didn’t let fear keep me for asking for the right prices. Its easy to try to undercut people just to get some money to eat and of course i did that too. But thats how you get stuck(i also did that). But imagine you priced to have 3 people clean a building in a few hours, plus the profit margin needed to manage it. Then u just do all the work yourself. Cha ching bro. I was making way too much as a janitor working in my company. It allowed me to clean, live, and save some money. Thats just one account priced right and doing the work. I took home more than 3 part time jobs. Combined. It was just hard work bro. Not a accounting trick or a secret. Then when i was ok financially or needed to take on more work you balance what you need vs what your willing to pay out. And I slowly backed out. But hell ill clean tonight if I wasn’t sick with the flu.

Yooooo Ima be honest with you, your videos are very informative and motivating, i was just in your area a year ago stationed at joint base Lewis McChord and now im retired from the Army and I'm literally starting my own cleaning business here in Texas and am starting off at the DBA Level with an LLC in my cross hairs! also am currently in school studying Digital Photography. I found your video after being tired of the lowest jobs turning me down and tired of waiting on people to hire me so I choose to hire myself. I’m going to start with my LLC I feel like that it wise to do. So that people will feel comfortable in trusting me. Next while working on LLC I want to get all my cleaning supplies vacuums etc while working on my LLC. Next while doing both I’m just going to get the word out and start cleaning 🧼 😂 and let everything work itself out! 🤷🏽‍♀️ my brain doesn’t let me sleep because I’m always worried about me becoming my own boss! Good call fam. Workers comp for me is tied in automatically for me when qbo does payoll it automatically files for quarterly taxes and takes out for workers comp, employee, and employer taxes. General liability i have a separate video on. Super cheap and its a operating expense instead of a cost of goods sold. Thanks for calling that out so other people can see this. 🙏🏾

Both post construction and floor jobs easily cover those amounts buddy. And if your cleaning yourself a lot of basic cleaning jobs pay that much.

I’m curious to know what that Aerospace cleaning entailed when you were doing it yourself. We’re you pulling trash, vacuuming, cleaning bathrooms, mopping, cleaning office tables, cleaning the kitchen all in 2 1/2 hours by yourself?

@ 16.56 your break down was so simple I wrote it down did the math on some of my accounts and realized I under bided greatly on a new account . Question : what would you do in this situation ? Should I go back and re negotiate the price ? Also how do this work as far as if they won’t negotiate the price to meet me if I’m already in a contract ? I’m new to this all I started 4 months ago and I’m not in this to lose at all . It’s a new client just started . Thank you so much for your videos this was so informative. In my contracts either party can cancel in the first 30 days. It’s considered a trial period for me. If you don’t have something like that just make sure you’re at least not losing money. You may be contractually obligated. Worst case you adjust the service so you can be more profitable there. But if it isnt hurting you just consider it hours for your employees. Just dont lose money on it.

@@DJTheBoss I do not have anything with a 30 day trial period. I will be definitely implementing this in all my contracts going forward . I realized with this contract I’m pretty much stuck for one year so I will still use this experience for the win . And increase my value with giving them the best service. Also to help build my online presence. Using videos and pictures and reviews . Then after one year I will just increase the price. So it’s not a loss just a learning experience that I will use to benefit my business . Thank you so much for your valuable information and your response .

Try an see. Don’t always assume things are hard or expensive. Most people just never try. Insurance isnt that expensive. And you can get registered in less than an hour of effort.

Hey, I have a question I’m in Boston MA today with Jan pro I was offered a small contract once I realized after paying all the royalty fees ect with this contract I was offered i realized it wouldn’t be worth it for me to take it so I informed them that I would pass & I didn’t sign a contract nor did I do a walk-through yet. I guess I’m wondering in this situation what should I do because I tried to get forced into taking it

Yea I’ve always found it hard to make the franchise fees and payments work. My suggestion is to go independent. But thats also not for everyone and takes more work and knowledge.

The seattle market is full of sustainability nuts. So yea green is a big deal around here. It depends on your market and also your clientele. Some care some dont give two shits. We stay green till its time to disinfect. Then the chemicals come out.

Technology hasn’t really got us there just yet at scale. Check the EPA to stay up to date on new developments in the uses of enzymes and other more natural experimental disinfection methods.
