@@livingingreenvillesc2899 we will likely start looking more seriously towards the end of 2024 if the economy does not totally implode by then. Wife is retiring next month but we will need at least a year to get our act together and get out of here.

Is “Ryan Homes” part of/the same as DRB? I see Ryan Homes is building in Havenville for reference. I appreciate all your videos btw!

Good question, and that's one that people often ask me as well. Ryan Homes and DRB are two separate builders. Ryan Homes is a company managed by NVR.

They build a nice home. They haven’t built a lot of communities in our area in the past, but they are ramping up their production now.

Do you have information about “Ryan Homes”?

Ryan Homes is owned by NVR. Overall, they are a large builder, and the project manager is typically the key to your experience. If you look at their reviews online these are the most favorable: www.angi.com/companylist/us/sc/greenville/ryan-homes-inc-reviews-285910.htm and these are the least favorable: www.bbb.org/us/sc/greenville/profile/home-builders/ryan-homes-0673-13000252 To be fair to Ryan Homes, most builders have bad reviews on sites like BBB, as the audience tends to be unsatisfied when they visit those websites. It's important to know what product line you are purchasing when working with Ryan Homes to set proper expectations for the level of finishes and upgrades that you'll see in the home. Their Simply Ryan product line is their budget-friendly product line, and the upgrades and finishes represent that.

What area are you hoping to find a home in? Here is a great article that Lifestory Research did on the different builder ratings: www.lifestoryresearch.com/2024-best-home-builder-ranking-review Century and Meritage had the highest rating among the builders you mentioned in that report. Overall, your experience will vary a lot with large production builders based on who the project manager is.

What about D.R. Horton?

D.R. Horton is the largest residential builder in the US by a pretty large margin. When you see reviews of them you get a large mix due to the volume and the varying levels of their products. Not all project managers, sales reps, etc. are created equal and when you are as large of a company as they are those things matter. Due to the size of the company and their many different product lines I really can’t give a blanketed statement about them. Most of my clients have had great experiences and we had a fantastic one that is closing next week. Saying all of that you don’t become the largest builder in the US but offering a product people don’t want and aren’t happy with just as a general statement. When working with the large scale builders it’s super important to learn about the project/construction managers experience, work with a good builders rep, and hire your own buyers agent to guide you through the process and be your advocate.
