Ang hindi ko naintinduhs ay pinagbayad kami ng donors' tax from the property of our dead parents dahil daw sa hindi equal yung area na napunta among us, the heirs.

Welcome back Atty Batu, I really enjoy your real estate lectures regarding land purchases and documentation. I wanted to ask if it is possible to know if an eCAR has been issued on a land sale from the BIR. The buyers are processing the sale transaction in regards to the BIR tax payment and I am on the side of the seller but buyers are saying its still being processed but its almost 5 months now. We are still waiting for the eCAR to be released so be can get fully paid which the stipulations of the sale. Salamat po

I may be out of the topic po sa Itatanong ko but hoping na mabigyaan po ng consideration ito... may inuukupa po ako na 4000sqm na lote na 10 taon ko na inuukupa plus the previous occupant occupies it for 32 years uninterrupted.. ngayun po may naghahabol po at ito ay nasa korte na.. Homestead po ang lupa ayon sa kanyang titulo .. May nakuha po ako documents sa LMB last 2017 na after less than 1year binenta na ng tao na na grant ng lupa.. violation po ba ito ng 5 year mandatory prohibition kahit ang Bentahan po ay nangyari pa noon 1970?

atty tanong lang po kapag po ba nakabayad na ng estate tax kahit po ba hindi agad maasikaso ung pagpapa transfer sa name nung mga heirs ung tittle?nagkakaron po ba ng penalty kapag hindi na transfer agad sa mga heir ung bahay at lupa. estate tax lng po ang binayaran

If in case po I’ll rent out my condo maybe for a short term or long term rental, what’s the minimum years that I can rent it out to pay only 6% capital gains tax instead of 12% in case I decided to sell it? Thank you po.

Atty paano po kung yung seller unilateral DoAS ginawa without informing the buyer then got the eCAR and transferred the title and the Tax Dec under the name of the buyer without informing the buyer as well. Is that a legitimate sale deed and title transfer. Discovered after a year. Thank you po.

Ang hindi ko maintindihan kung bakit hindi ako bigyan ng DAR clearance dahil sa mahigit 5ha ang nabili kong lupa gayong bayad na ang aking ecar, mag-expire ang aking BIR kung hindi po ako makakakuha ng DAR clearance para ma-transfer na ang title into my name
