We're a DIY family building our "forever homestead" from 15 acres of raw undeveloped land in Tennessee. All of our content is family friendly and safe for everyone to enjoy.
In today's video we are working in our master bedroom renovation of our 1988 Palm Harbor 14 x 70 single wide mobile home. We are rebuilding and repairing a large part of our exterior wall and window framing. This section of the wall had water damage causing the wall studs and joists to rot out. We are rebuilding the exterior wall completely. Let's go!

probably be a good idea to patch those holes up in the outer wall , either glue a little piece of new outer wall againt the inside or stick a few layers of aluminium tape over them for now

That hole was right where the wood was majorly rotting. I'm sure they'll deal with it but I wish they had mentioned it.

This would be a good time to add more outlets. They always seem to be just out of reach of cords. Two on each wall is so much better than running extension cords.

Yes, new code is every 6 feet here and at least 1 on any wall that is shorter than 6 feet.

🤣😂After a hard day's work, husband and I sitting in back yard, wiggling our sore feet to try to make them stop hurting. He heard what I was watching and asked, "Do you ever stop thinking about work"? Our 1986 single wide had extensive water damage from the kitchen sink to the corner of the trailer about 2 feet up the wall that I had to replace the floor, 2x4s and floor and wall plates. I used treated lumber on the floor plate to prevent future issues. I discovered the hole mice were using to acess the kitchen cabinets in the floor in the corner. Our refrigerator was falling through the floor in that corner. It's normal to find rot under a window like that. All our windows need replacing.

In the early 70s as a teenager I actually worked in the original palm harbor manufacturing plant. It was actually called national homes back then and it was the only plant they had. It’s called palm harbor because the plant was located at the corner of US hwy. 19 and curlew road in palm harbor Florida.

I don't know if someone else said it, but please don't forget to fill that little hole in the siding to the bottom right of the window so water and bugs don't get in. Also, I would seal the top and bottom plates against the siding, even though you are eventually residing. That way bugs, lizards and mice can't get in and live in the insulation. You can use minimally expanding foam. The wall next to the kitchen use cross bracing also to support the weight of the cabinets.

I would recommend attaching a steel plate on the room facing edge of the studs, where the holes were drilled for electrical wire. This discourages someone from placing a screw into the electric wire after the wall is finished.

putting new studs beside in the 1x3 wall would allow you to leave the kitchen wall mostly in place. You might need to remove the wiring and do the hole trick you did on this video. getting that done before you get power hooked up would help....

That wall really needed to be replaced. New wall looks great. You can tell that kitchen wall needs to be redone to. You all have gotten so much done. Blessings!

We have to do a bathroom floor - AGAIN! I'm using treated lumber and marine grade plywood for subfloor and joists because I do not ever want to do this again. Using marine grade plywood is unconventional in a home at best, but if you treat it with the correct varnish, it will last forever. I have worked with this type of plywood before, and cared for correctly you never have rot no matter how damp it gets under the home. Water here in the South is forever present, and destructive to exterior grade plywood no matter how you treat it. I live far above the water table, it would take Noah's flood to bring water 550' up to my hill, but moisture is always present year round. I hope this repair will outlast me by 20+ years! You have done well with your remodeling, it is what I will do to my workshop to repair a water damaged wall in the former living room of my 14' by 70' mobile home/workshop. I repair small engines, old tube radios, and other Ham Gear, plus some gunsmithing I do for myself. Many hobbies, but small engine repair pays for the other stuff. Good Luck!

Awesome. When you put the screws in outside in the siding how do you keep rain from leaking in through the screw holes.

Did you do a video about removing the old water heater and replacing it with the tankless unit? If so I missed it. Another idea for a future segment would be a network tour. You do have viewers such as myself that are into tech. Since you are too it would be interesting to see how you meet the challenges of bandwidth in a rural environment and how your LAN is configured to outbuildings over a larger area than you had in NC.

That was “before KZfaq” but we have to redo it again before we move in. We’re ditching the tankless and will share our experiences and reasons why. :) The network video is a cool idea, we’ll put it on our list when we go to install our permanent setup. For now we use the Verizon Home Internet and it’s in our workshop for localized wifi nearby.

I put your videos In-N-Out tv on Friday nights now like classes for him🙈😬 we just bought an old mobile home too and we don’t know anything about construction or remodeling but sure we learn a lot with you guys. I love how details oriented you are when give information about simple stuffs like nails or simple materials is very important for people who doesn’t have a background or knowledge on this. I was trying to buy some soaps also but all my favorites are sold out😱😱

What I find amazing is on a I see this a lot in mini homes in the states is that on the outside of the minihome it’s just the aluminum next to the insulation no sheathing or vapour barrier. Mini homes in Canada they have quarter inch chip board or plywood on the walls then the siding with housewrap. With replacing all your walls and flooring and then that metal siding are you not worried about water getting behind the metal siding and getting insulation wet again from screw holes screws popping out etc.

It’s totally interesting to see how to beef up the walls and floors of a trailer with the right wood replacement don’t you wish they built trailer that way to begin with👍 I remember as a kid growing up and living in one due to my Dad being in the service and you moving it to your new property of what our move was from Nebraska to Ohio then buying a new one that was a up grade to a two bedroom 😂. Keep up with the improvements I will be watching 👋

It's not the matter of using the "right" wood. It's keeping it from water damage to begin with. They use smaller framing to keep it light weight. Unfortunately, putting a stick built house that's "built better" on a mobile home frame would make them too heavy to transport

@@Og-Judy They are now built with 2x6 walls. That is code since 1990. They should have put headers throughout over the windows and doors for roof support

Stumbled across your channel and I have to say,........ WELL DONE on your mobile home repairs. Most people say that "trailers" are pointless to repair but when in reality they are pretty much no different than a regular house,....if fact I think that mobile homes are easier to repair.

Man I would love to see you guys rip all that siding off put on plywood, a house rap and new siding and build you a decent size mud room off the back. It’s just hard to believe they build them the way they do.

Great job guys!, don't forget to seal that big hole in the metal siding, next to the bottom of the sole plate next to the second stud you replaced to keep out rocky the squirrel or other furry critters !!

Don't you just love that they didn't put plywood under the metal siding. We had a 1988 mh also and did some reno and was shocked when we opened up a wall and no wood . not even around the front bay windows. Love your videos and how well you 2 work together. Keep up the renos.

I had one years ago, (Early 90s) that had vinyl siding, BUT 2x6" walls and 1/2" OSB sheeting over the entire home. BUT Cost a lot more, and weighed a LOT more, and had to have 2 more axles for the weight. IT had Drywall also inside and shingles on roof.

Just went to check on my rental mobile home and discovered their AC being in the window rotted out the dining room floor. I'll be doing the same floor job soon. You did a great job.

I've seen a couple of people remove their walls, and I'm always surprised that mobile homes don't have a vapor barrier or some kind of house wrap.

Interesting. I didn't know that mobile home construction was that unregulated. I would have expected pressure treated lumber for the sub floor joists, the bottom plate, and perhaps even something like Advantech for the sub floor joists. I know that you don't want untreated lumber touching concrete - I would think it would be similar for anything touching the outside metal sheathing, or anything with a surface exposed to outside air. I saw that plywood patch go in and immediately wondered how long it will last.

Old Wall studs should be a 1x4's which are actually 3/4" thick by 3-1/2" wide that's because the actual 1x4 was planed down removing 1/2" on each side. They do that to make them smoother and easier to work with. 2x4's and other lumber are done the same way. However if you live near a lumber mill you can probably buy the actual boards that have not been planed down.

There seems to ALWAYS be "project creep" while renovating. Perfect opportunity. You must go to bed at night after something like this with your minds just swirling with what's to do next. I think you're doing a great job and really enjoy watching the progress.
