This 7- week renovation playlist is summarized in this one video. The basement floor was a new one for us, but even more challenging were the walls in this house. Could they be saved? Some of them could be saved by our master mudder.
We renovated this house for a local couple who had already bought two turnkey houses from us. They appreciated working with us and what they paid for a fully completed turnkey house. But they had already bought this house before they met us. They were hoping they could do what our crew did, but they found out the hard way that there is so much more to it from the original purchase price, to squatters, to contractors. We were happy to come in and help these good customers of ours get their house up to city and Section 8 code. It now has a happy tenant and her family living there.

Boilers are an excellent way to heat houses in the far northern climate. Much better than HVAC systems.

Hi Monique, how do you prevent theft from Detroit homes. I always hear about how people break in and steal appliances i.e. water heater, furnace, etc.

We like to use house sitters to stay at the houses. Dogs can be problematic for the contractors working on the houses. Cameras need someone watching the cameras and by then...what can you do?

Do you ever sell houses to people who live in Detroit and are looking for a first home but dont have up front cash or expertise to remodel? Do you ever do rent to own models to assist American Detroit families increase home ownership and support people and businesses in the city? Hi. Thank you for the question. We are remodeling our first two houses that we will sell to homeowners. There are some really great programs for first time homeowners through MSHDA. I'm looking into one now through Flagstar too that helps tenants to buy the house they're renting. There are other Detroit owned banks that support Detroit home buyers as well.

Tenants appreciate easy to mow yards. I agree it would be nice with landscaping though.

Careful with rentals. Too many of them end up blighted because tenants don't care enough.. Owner occupied = stabile neighborhoods. Support people's ability to buy & get some equity.

If you go back to this video and look for the playlist on this house, there is a lot I videoed about the basement. I'm not in construction to be able to answer it. I just video the guys doing it.

So you renovated a house and spent , what, 60k? So you can sell the house for 100k in a neighborhood where the average house is worth, what, 50k? Renovation videos is a dime a dozen. What’s your success story here in terms of numbers?

Interesting reply. I don't personally do any of the labor, if that's what you meant. My role is different in our company. If you mean Jeff, who does our renovations, he would beg to differ. Our tenants who love our houses wouldn't say that. The investors who love to buy fully renovated homes wouldn't say that either. The city inspectors wouldn't say that. The Section 8 inspectors wouldn't say that. They say the opposite, actually. They're happy to find people who truly fix houses. The neighbors who see us improving their neighborhoods wouldn't say that either. My kids would never say I don't do anything. They tell me to stop working so much. My dogs who watch me all day long wouldn't even say that. The thought of not doing anything actually sounds kind of nice for a while. But I'd get bored. I like to be a contributing member of society.
