I totally agree on the catch and no catch and odd wording on Section 8 inspection reports. Yep, doors and drywall somehow every year get destroyed. Copper pipe below is very odd but could have been a Friday evening job, "Got this on the truck, should I try it?", "It only has to last past the warranty period, sure use it I want to go home"

Haha yep. Thankfully, my section 8 office has online platform u can log into and see photos attached. Copper pipe below slab was a first for me. Spoiler coming in next video. That job just about broke me.

It seems like you're extremely efficient. Great job! I've thought about drylocking basements and them painting them black to hide the mold ;) Landlord Special haha. Great Video!

I try really hard to be efficient and fast. The van really helps. I run 95% of all service and repair calls for my units so time and less trips to the store is clutch. I’ve actually painted basement walls gray. Haha thought it was interesting.

Thank you for the video. I am too embarrassed to post the 'lipstick on a pig' series of me working on one of the rentals. Had to make emergency repairs so someone could move in.

It happens. Unfortunately, not every repair is perfect. The next guy can criticize but has no idea of situation prior. I’ve laid Lvp at 1 in the morning for an 8 am inspection. Haha it looked darn good at 1 am. Haha

Thank you for all your content over the last few years. I find your videos very helpful and gives me ideas for my rentals & home repairs and I also really enjoy your very light hearted approach and your humor! I have a Section 8 rental that I recently got called for the tenant ripping the bathroom sink from the wall. Found other significant issues of negligence while there. Clearly, your tenant in this case is also negligent as some of the damage is well beyond 'wear and tear'. Do you charge the tenant or your local HUD for the negligence and repairs? Not renew lease/evict? If you do charge, do you hold it against the security deposit when the lease terminates? Also, how do you charge for your time for these repairs? Thanks for any response to the above. I only have 1 unit rented and have another on the market for Section 8. I have only been in this game for

Thanks for watching. Happy you enjoy. Congratulations on the rentals, that’s awesome a lot of people talk about it and never actually do it! Yes, I bill the tenant for damages. I have in my lease I charge $50 an hour and materials, but I actually charge $40 an hour with 1 hour minimum. I do not believe u can charge the local hud office, but I’ve found from KZfaq that all hud offices are run different. Spoiler- your tenant will probably not pay, keep track of balance owed and photos of damages. This will come into play when the tenant vacates and asked for security deposit. My recommendation is to get ahold of a debt collection agency and turn in against tenant(I use fabco). Suing the tenant is a waste of time imo. Hopefully this helps.

Tenants are really hard on doors. Top hinge is first to go. Started glueing and they seem to hold up better. Maybe it’s just in my head haha
