About BOXABL
BOXABL is on a mission to bring building construction in line with modern manufacturing processes by creating a superior residential and commercial building that can be completed in far less time and cost than traditional construction. The core product that we offer is the “Building Box”, which consists of room modules that ship to site at a low cost and can be stacked and connected to build most any shape and style of finished buildings, with our first product being our 19x19 ft. Casita Box.
BOXABL was founded by Paolo Tiramani and was first organized in 2017, and is based in Las Vegas, Nevada.

The BOXABL Casitas remind me of a Studio Apartment. So a person, living in a budget, might work on acquire a small plot of land and sert a foundation or elevated platform, then acquire a Casita to set on that foundation or platform. And over time, they can add modules to expand their home.

Boxabl didn’t disclose its 2022 full-year performance until last month, when it reported $33 million in operating losses, doubling the total from the previous year. The two co-founders raised their base salaries by nearly $200,000 for this year. They each sold approximately $5 million in company stock last year, though they remain majority shareholders. The company doesn’t have regulatory approval to sell its Casitas in any state.

I know you didn't just compare a 170,000 sf factory to a 10,000,000 sf gigafactory (Tesla), right? The wait is still about 10 years for a boxable, going on Amazon would increase that to a 50 year wait.

Great update Ellie. Thanks very much. I love your clever cut scenes that you insert now. Some of this information was mind blowing. Two questions come to my mind. Can you ask PAOLO if he’s considered BOXABL for indigenous peoples? Their regulations are likely less restrictive. Also, I wonder if they can join more than one BOXABL together to form a larger home? The problem is that most regulators in affluent areas prohibit small housing under 1500-2000 sq feet. Most of these homes either have to be built on private land far from urban areas or used for specific uses like employee housing (i.e. - SpaceX) or student housing. The government fears that affordable housing will attract all sorts of problems.

Yet, the short-term rental companies are allowed to go wild with their purchases of very limited quantities of conventional housing, exacerbating the purchase market for regular families. What sort of 'affordable housing' has prevented the 'problems' you speak of?

Thanks for the update. I have a home a small amount of acerage. I need some additional space. Adding a casita behind my existing home is what I’m thinking. I’m just biding time until I can actually get a feel for what the purchase, delivery, and setup cost/process is really going to be.

What are all the government regulations this guy is talking about? Wheels have to stay on according to what regulation? My only guess would be that these Casitas don’t meet the IBC MINIMUM requirements for an R-3 dwelling, and then have to be considered under the Recreation Vehicle, just like a fifth wheel or motor home.

Factory-made, modular, design-it-yourself homes are undoubtedly the future (where high density or inefficient land use is irrelevant), but the whole idea that it should have to unfold, just one time, adds unnecessary cost and complexity where the same space could be more flexibly designed and delivered as multiple loads just bolted and stacked together on site - which is how the vast majority of such homes are made. Kit-form works at so many levels - this is basically the apex of that pyramid. It reminds me of the Cybertruck - for exactly what problem is this the ideal solution. Real engineering fans might be skeptical. Still a very cool product.

My 1st thought...buy the $10K model...and set up hundreds of them for homeless veterans...1st priority. Set them up outside of a city...each one..address, phone & email.. a starting point for the people we can actually save.

The homes on wheels thing is absolutely bonkers. Half the tiny house movement claims they've built a tiny house but it's just a caravan if it has wheels and perhaps this is why? Just a bunch of Americans doing it and flooding the web with 'houses' that have wheels. Planning permission is a major roadblock in the UK too, even for infrastructure and it badly needs reform. We can be protected without completely preventing sensible development which we badly need to be done.

@@TheBierman19 They may not be "making money", yet, doesn't necessarily mean they are "going down the drain". Most big idea companies start out in the red. Tesla did. SpaceX did. As BOXABL's manufacturing processes and permitting expertise improve, they may make a go of it, and I hope they make it. But, I'm not myself investing, nor looking to buy any of the units at this time.

@@TheBierman19 I'd prefer the company leadership were "staying hungry" than pumping up their salaries and selling shares of stock, but the amounts stated by a detractor in another post don't sound excessive.... Frankly I've no idea about BOXABL's long term viability, but I love what they are doing and hope they and others like them succeed. Something needs to happen to get housing back on the right track, and anyone working to make affordable housing happen is on the right side of the issue, imho.

"Aging in place" regulations aren't just about the tap handles, they're about considering what types of taps and sinks work well for people with limited dexterity. As an example if you don't build a sink big enough, that's not just a matter of replacing taps, that's an entire replacement kitchen required. It's much cheaper to build the kitchen right the first time around. Please follow up on that regulation issue. I wouldn't be surprised to find that there are conflicting regulations between some states in the USA, much less between USA and Canada or USA and Europe. It bothers me when I hear people talk about regulation being the only thing getting in the way of their business plans, because those regulations probably came into existence because someone's great business plan resulted in decades of damage that will cost ten times as much to rectify as the business saved in the first place. Then there's the issue of converting caravans into permanent homes: they aren't designed for permanent habitation. The standards for caravans are much lower or non-existent in terms of insulation, power efficiency, or water proofing. This is one reason for not being allowed to take the wheels off a caravan and call it a house: it simply doesn't meet the standards for housing, so it's not a house and shouldn't be treated as such.

@@TheBierman19 Pre-fabricated houses tend to be sturdier than individually-built houses. All the measurements of the parts tend to be more accurately cut, too.

I had a single wide mobile home and by law the axles had to stay under the house even after it was set up on site. It even had to have a license plate mounted to the front and be registered or titled with the DMV which is ridiculous in its own right. It was built in 1979 so these laws have been around for a long time.

Thanks, just retired would love to deliver using the 3 Cybertrucks I ordered. I even have idea for a attachable crane quick setup using the Cybertruck as the foundation. Opening up the unit roofing should not be a problem.

Another great video about a potential solution for affordable housing, one of the most important topics of our time. It would be great if you could do an interview with a "Scott Manley" of the housing industry to give an even handed, unbiased overview of the Boxabl product. BTW If they are required to stay on wheels, its because they don't meet local building codes for permanent structures. It would be interesting to know why. Keep up the excellent work! @@pin65371because it is cheap to move it that way. Move pieces into a field to work on them is not very efficient compared to have everything installed in factory with robots and general factory workers.

I would imagine that the issue with taking the wheels off the house would make it a permanent structure and it would be eligible for a conventional mortgage loan where as a mobile home trailer still on wheels is not eligible for this type of loan. Maybe to keep financing restricted and comparables pricing higher.

There is no requirement to leave the axle/wheels and hitch on mobile/manufactured homes in California. I live in one that was built and sited in the early 1970s and it is graded in on three sides. The fancy one in Malibu that has beach access for surfing has million dollar "trailers".

Being able to see inside an installed unit away from the factory with operational utilities would be nice, rather than just seeing the inside of the same casita in every video. How about showing some of the other designs available or functioning water and electricity.

As a developer I have found that when governments put ridiculous requirements on new products it's often done under the guise of "consumer safety" I had a ranch on a rural part of Arizona and was looking at having a modular home built. The house was built in a factory to ALL the building specs and brought to the site and assembled on a normal foundation slab. The county fought with me and said it was a "mobile home" and was not allowed. I was preparing to go to court and finally had a semi reasonable "inspector" look at the plans and engineering and pictures of a fully built home he finally sent me a letter allowing the build. I now am in another county in Arizona and the fight goes on.

It would be nice if there was a version of the BOXABL that allowed for modular configurations so that you could buy three to five modules and fit them together in their final configuration at the building site. This would allow for customizable homes based on the common module that could be standardized around three or four standard modules that can be butted up against each other like you would while playing dominoes.

People giving Boxabl a bad time for taking too long... This is typical of the current generation that does not have appreciation for the generations that have gone before them, and all the hard work put in by so many, that has gone into every single thing that passes through their hands.

This price is pretty high though focused toward a market where people don't have the knowledge to build their own stuff. The largest issue I can see aside from that is how expensive it gets the further you live from where they're built. It quickly balloons from $55k to up to $100k not counting land or utilities.

I have never seen a video showing people actually working there; there is always NO ONE in the factory, only a few people in front. How many have they produced so far?

They produced and sold 156 and sold them to the government about 2 years ago. Since then, it's basically been an R&D facility. He just admitted they can't sell any because of government regulations. I recall a few months ago they were approved in the state of Utah.

I understand many videos have been made about BOXABL. Since it has become the most viewed video on my channel, I felt visiting the factory while I was already in Vegas was a good idea. I can only report what I see. And while I do not have access to company books, I do appreciate Paolo never shys away from a question. Furthermore, for under two years of production, I think it’s unrealistic to expect immediate fullfilment. Look at Cybertruck

Maybe a few groups of these homes could be placed in neighborhoods, just outside of entrances to National Parks, to be viewed by more people. Towns like Yucca Valley & Joshua Tree in Southern California, where regulations are minimal AND RARELY ENFORCED...

I really wish production was higher, I'm 42, single, no kids. I pulled in 45k last year, (college went bust, degree is worthless). I'm in Colorado and have been renting a 15ft x 16ft finished basement @ $1000 for years now. I'd rather be paying for something that's mine.

They are actually quite primitive in comparison to what real companies are offering right now. Check out the Citizen in Arizona, $125,000 and actually available now.

The red tape/bureaucracy has everything to do with size/property taxes. A smaller property means less property taxes vs larger. That's why cities love single detached homes with big back yards or condos where the density can make up for the amount of revenue it generates. A small box house is basically a mini-detached home, it won't bring in the $$$, which is why cities don't want them.

Strong Towns and others bust this myth, and show that cities often get massively more net income from blocks crammed with inexpensive buildings, even single story ones, than from sprawling suburban tracts, which also cost a fortune once it's time to rebuild the water, sewer, and roads, at their end of life a few decades in. Sprawling acre lots like mine yield less per acre, or relative to cost of government services, than much smaller lots, even the ones with very small grandfathered homes. There are studies and analyses showing this.
