Commercial Real Estate Career Paths [Where To Start] // One of the hardest parts of breaking into the commercial real estate industry is deciding where that entry point should be (based on where you ultimately want to end up).
What you do and where you work in your first few years out of school can have a big impact on your career trajectory over the long-term, so taking the time up-front to step back and be intentional about the first job you decide to pursue can pay dividends in your career many years in to the future.
And while one of the best things about the real estate business is the sheer amount of options out there as far as where you can take your career, this can also cause some pretty serious "analysis paralysis" when trying decide on the optimal path to take.
So to help you zero in on the parts of the business and the specific job disciplines that you might want to focus on based on what you want to be doing right now, and also where you want to go long-term, in this video, let's walk through four of the most common entry-level roles in the real estate industry, what you might be doing in each, and which path might be best for you if you're just getting started in the industry.

commercial and land/development now mostly. I'm a licensed Realtor in Texas, coming from residential to commerical is a big stretch but mostly because I get to have a life style I vision. I'm only 20 years but I'm doing my best to learn and grow, by 25 I am going to be my own boss.

I started in multifamily affordable housing and got a really good view of how that worked for 5 years, I passed my real estate class and seeking a small firm where I can earn as I learn the Acquisitions/Asset Management Analyst role would be a perfect fit for me. This video was excellent and helped me narrow down exactly what I want to do as I prepare for my first brokerage interview now I can be more focused and intentional about what I want to do this has given me the clarity I needed in my job search. I'm most interested in Asset Management. I want to put together a syndication. Currently I'm doing some research to figure out what my start up costs might be if I put one together. What will me out of pocket costs be before Ican form one or does the syndication (partnership) pay for the inspection, appraisal other start up fees?

@Break Into CRE--Great video, Sir! Probably your best, Justin! Quick question; I'm 34 going on 35 and am interested in transitioning from sales (life insurance) to CRE sales. In my almost 9 years a life insurance salesperson, I was a top-ranked producer and crushed my sales goals each month. Do you feel it would be easy for me to get an entry-level, 1099 sales job in CRE without relevant experience? I'm in Houston Metro Area and a LOT of smaller firms are hiring. I'm just nervous about pulling the trigger. Any insight you could provide would be appreciated.

Awesome video, Justin. Quick question: I want to do my own deals someday. In a previous video, "If I Had To Start Over, Here's What I'd Do." you mentioned that you would've become a CRE Analyst at a big-name brokerage and after a few years jumped ship to a smaller investment/development team in an acquisitions role. Is this still the case? Which path do you think is more realistic and conducive to begin doing my own deals someday? I imagine breaking into a small team in acquisitions right out of undergrad could be difficult given the lack of experience

I always hear analyst roles are the starting point, but I can never seem to even land one. And I have my Masters in Real Estate from a good school. And never hear back to any of the analyst roles I have applied to at brokerages, Investment firms, etc. I can get a job as a broker at some of the lower end firms. But Cannot for the life of me get an analyst role for some reason, and have no idea why.

I would love to own my own real estate investment and development firm one day, so I think Acquisitions/Asset Management Analyst would be the best position where I can learn the most. However, I don't know what specific niche I would like to work in just yet, so I'm thinking of becoming a brokerage investment analyst so I can get familiar with the market, get a broad view of different projects and properties, etc. and then switch to a Acquisition/Asset Management company later. Would you say it's fairly easy to switch from Brokerage Analyst of Acquistions/Asset Analyst after I've had a few years of experience? I'm not too concerned about the pay
