Question...obviously you wont be on a slab. There are a few piers i see in the center, but to my totally untrained eye, seems like there should be more. Any specific reason or calculation as to how yall came up with the number of piers? Im very curious to see how laying out the floor framing will attach to this. Yall are damn near inspiring me to start building another home on my place🤣

Correct, no slab. Being in construction of one form or another pretty much my entire life I am aware at how warped lumber these days can be. Also I hate having to crawl around multiple pillars every direction you turn under a house. Well Brian is as well. So anyway we decided to use TJI joists which are engineered. They can span 17' and should all be uniform in width, height and straight as an arrow. So the house is 30' deep. The foundation walls front and back are 8" block. The pillars down the center that you saw are 16'"x16". This makes the span on our floor system 15' minus 8" minus the width of the drop sill. The drop sill will be 2 LVL beams bolted together which are also engineered and will be doubled from one end to the other of the house and straight as an arrow. The pillars need to be 7 feet or less apart. Ours are about 6' 9" or something like that and considering the pillars are again 16"x16" wide the span there is far below required by code as well. So we should have a very sturdy, very level, very straight, very solid floor system. I hate seeing a new home with floors that are all warped up and down. See it all the time in very high end brand new homes. We will have pretty much all hardwood floors. The sub floor will be 3/4" Advantech that will be glued with their purple spray glue and screwed down so there should be no squeaks at all. Our construction methods have been and will be overkill and will continue to be on this project but by doing it ourselves we will still be saving money over paying someone to build it. If by chance the floors did wiggle or sag we could always come back later and add more pillars under there and get things right but I have very serious doubts that will ever be an issue. We are by no means trying to save a penny anywhere. Obviously we want to save all we can but not at the expense of quality. :) We love having people tell us they were inspired to do this or that. Thanks for sharing that. This is going to be one of the hardest working periods of time in our lives and we love every minute of it. Doing this with my son makes it all the better. His son, my grandson is 1 year old. He is cutting his teeth on these houses and you can tell he is in heaven when out there with us. Life does not get any better in my opinion. What's the cost of such a foundation?

The material was around $3,500 and the labor was about $2,500. So the total is roughly $6,000 for each foundation. I say around because we had the material for both houses delivered at the same time and split the cost. Hope this helps and thanks for watching!

@@ForestToFarm Thanks for sharing. I would absolutely KILL to have this level of craftsmanship! I am looking to begin construction on a home. Everything is permitted...just can't get the time of day from any block masons. Is the price you stated their standard rate or did they discount it a bit? Just trying to establish a reference point in my mind.

Was there a reason you did block walls instead of a poured wall?

We were going with poured walls but the contractor we went with was busy and without telling us sent out a "B" crew he had hired who does what appeared to us to be a lesser quality than what we desired. So we decided to send them on and we took over the footers. All the contractors are very busy around here so we were able to get this mason crew to do it and went with them. We were way over code on the footers. I think the foundations will be fine with our solid red clay soil. Even so we still plan to fill some of the block with concrete to strengthen it a bit.
