This video documents the process of building a duplex rental property from start to finish. The builders go through the entire construction process, from laying the foundation and framing the structure to installing mechanical systems, electrical, plumbing and insulation. Next they focus on interior finish work like hanging and finishing drywall, installing flooring, cabinets, fixtures and paint. The builders also discuss designing custom elements like staircases and railings. Throughout the project, the builders troubleshoot issues and modifications to their original plans. The video offers a comprehensive look at all aspects of residential construction and provides insights into building durable yet affordable rental units.

I was a trim carpenter for many years and I've never seen framing performed with the precision that these men do. I had a crew put up the trusses and sheath my house last year. When sighting down the ridge, it looked like a sin wave. Plum, level and square are only achieved accidentally! Accuracy is a myth around here. The Perkins Builder Brothers frame a home like they are building a cabinet. The most skill craftsmen I've ever seen.

Professional framer here... They put on a class in how to lose money framing or not make money, work dangerously off a scaffold. I would be surprised if their work is really that good. Hinged wall framing at stairwells.

@@q_m_a_g_a Oh come now. Building an entire house is difficult work, even if they make it look easy. There's a lot of knowledge, time, material gathering, and effort put into building an entire home. You can't down play how incredibly difficult it is to build a house of this caliber.

I see you used “all-purpose” flour to start the footings. That’s a rookie move. If you’ll use “self-rising” flour, the house builds it self.

Great job and fun to watch. A painting tip for your siding is to caulk the butt joints as you install to get the caulk all the way to the siding. When you're ready to paint, run a second bead slightly proud of the joint and smooth it with a putty knife. This transfers the wood grain profile to the caulk and makes the seem look invisible when painted..

All my best wishes to Arlo. I loved the programme when all the gang were boarding out Arlo’s new house. Arlo’s older house blew me away. I’m in the UK and there was style period called the arts and crafts movement. I don’t know if you have something similar in the US but I thought Arlo’s house was stunning. I think Arlo is a true craftsman and I hope he finds something to occupy his time.

Hello guys, love your show! While rewatching the video Jamie was showing the trim out on the deck and I noticed the down spout mounting straps were installed backwards. Install the strap first with a single screw in the center at all desired locations then install the down spout by wrapping the strap around the spout. It will meet in the center and overlap itself. Install a single screw in the cent of the overlap area. Very clean and professional installation. Hope you like my home owner tip.

I might just have to build this one! Absolutely great content. I'm glad I found you guys a couple of days ago. In the middle of a major Home maintenance push. I'm learning tons of great techniques from you guys that are saving time, frustration and stupid tool purchases. I love the attention to detail and commitment to quality. Above All Else, the camaraderie. The team shares really is a great example. We all have our bad days that get edited out of public life. It's clear they also spent a lot of time together and know how to have a good time, keep things light and work through the junk when it comes around. Feels like a Band of Brothers.

I paint, so I can also tell you that the paint of the same color by the same brand but from different batches sometimes is very different. More expensive brands keep this to a minimum, but even they screw up sometimes. This is true for all the colored materials, so it is always a good idea to make sure you get them from the same batch for the entire project.

My trick for cabinet handles. mark your first one manually and drill, then take a piece of aluminum trim "L" shaped line up long drill hole from back thru aluminum, mark aluminum cut off both ends and you have a perfect jig, cuts your time down to 1/4 of the time. For the drawers do last just mark line, line up and drill. Been doing it this way for over 40 years.

Just so you know, a (veteran painter of 28 years given some exceptional advice) on the raw pieces of trim on the frames you do have to put 4 to 5 coats on them to cover that raw wood. However, an experienced painter knows when he's caulking the trim, that the door frame it's gonna take 4-5 coats so he avoids that by simply caulking the end (where its raw). Simply caulk the side of that door frame where its raw when you caulk the door frame. Also, by keeping a fresh 5 gallon bucket of water, and decent rags, with frequent changes in the rags and water, it keeps the caulking fresh, without being dried up or any dried pieces of caulking getting over into the smooth moist caulking. Always at all times keep a wet fresh clean water dipped rag in your hand every second your caulking. So your way equals probably 5 coats to cover completely, or, my way, one thin coat of the caulking wiped completely off flush with the trim, equals, one coat of paint if done properly. From 5 coats, plus all the time it takes all those coats to dry, to, one coat and done. I often tell my customers you don't pay me for the hours or days, you pay me for the years...... (My experience which happens to be 28 years).Have a good day Brother. Just noticed, also, Never use a orbital sander on a tread as it will leave rotation marks in the sending. Always use a flat sheet sander, Always to remember to make no exceptions to never use an orbitable sander, matter of fact I don't even have one on the job anymore.

Plans that have outside to center of interior walls are the best by far in my opinion. Embrace it and you will see how brilliant that is. There is never a mistake about which side of the wall you were meant to mark to. Then layout from that wall to the next is still the same dimension c to c as far side and away or nearside and back. By far the quickest for practical layout and fewer mistakes.

Painting. I ran into the same problem. Those small testers are very hard to get mixed right. Sherwin Williams provides nearly a quart for a tester to elude this problem. So spend a few dollars more and get the right thing the 1st time. Worth it not having to deal with your current situation. Also, Lowes offers a program where you can upload the house and paint it to see if the color is what you really want.

Use a garden sprayer with water in it to lightly wet the floor at the walls just before you spray. It will keep dust from blowing on the paint. Most builders dont clean up after drywall as you did, and by wetting the floor the paint goes well.

Sparky comment from a master electrician: you struggled, as most teams struggle, to cut that hole to match the overhead porch light. The best and fastest method would be to measure as close as you can (I use a stick rather than a tape) and then remove the box BEFORE raising that sheet. Once the sheet is secured, pull the wire down and screw the box up to the rafter/joist.save a LOT of hassle and wear-and-tear on your arms.

Two thoughts: You guys should find a place or board in every house to sign the date and name of each builder for the renovators to find in 50 years. You should take a pair of chanellocks, and grind the outside parallel with the grip face so you have pliers that can open paint bucket caps.
