Purchased correctly these can be a great investment and appreciating asset - but there are a lot of pitfalls here. The market is not KIND and new construction will trump preowned if you don't know what you're doing. Then again, when purchased correctly, a preowned home will eclipse new construction in price appreciation. I love enclosed galley kitchens....to be able to cook undisturbed in a quiet space is a plus for me. I can even mount a TV and watch whatever I want away from all the commotion in the rest of the house. Truly, after having owned multiple homes with "open" floor plans, I have come to despise them. I didn't realize how much i despised open floor plans until i rented a home from the early 90s with an enclosed kitchen and enclosed living room with a large fireplace. Incidentally, that enclosed living was a livesaver when we experienced 4 days without power during Texas Snowmaggedon of 2021. We were able to close the doors to the living room, run the gas fireplace, sleep in that room and while the rest of the house dropped in temp to 40 degrees, we were sleeping in toasty at 70-75 degrees. If we had an open floor plan, we would not have been able to warm up the living room. The feeling of coziness and relaxation one gets, by having more walls separating different areas is something that the younger generation may never get to experience unless they rent or buy an older home from the 70s thru 90s. Sadly, even the older homes are now being converted to open floor plans. We were sold on that idea decades ago by builders who wanted to maximize profits....less walls equals more money in the builder's pocket. I do believe we will get to the point were builders will just build one boxy room where everything will be in it...kitchen, bedrooms etc. pergaps separated by a flimsy makeshift partial wall or 2 (yes I've already seen this).

I bought a preowned home. It was already remodeled ranch. It was an open concept from 1985. In a city near Waco. There were some issues like major electric and a minor roof issue. This home has a big lot. It has a a great school district. It is also fairly secluded and only a few streets. My best advice to get the best preowned home is to absolutely get a quality real estate agent. Mine was super and vigorously represented my interests. Got the repairs that were needed and a very fair market price. The most important IMO is the best realtor you can find.

Buying preowned in an “established “ community is also a good idea. For resale as well as peace of mind.

I love hearing this! You just pointed out all the advantages to a preowned. There’s a lot of risk to older homes and a solid Realtor can really help you in that regard.
