It’s so subjective! Compared to other places being able to buy a new construction house for 300k is astonishing but there’s no denying how much more expensive is has become to live in Dallas!

My tradition home is almost complete. My experience from contract through construction has been very positive. I’ve had multiple third party inspections and the quality has been very good. Just sharing my personal experience for tradition in windsong ranch.

Interesting! I’m not sure I’d say there is ever a perfect time to buy a house across the board. I think there are some great opportunities but you need to go into it with a plan and a whole lot of data. 👍

Forney definitely has bad traffic with construction going on, but Princeton is off 75 which has heavy traffic in the mornings and evening.

Yes, both have many less than desirable things in common. They have traffic issues plus massive amounts of 300-400k houses. I like the model of buying the smallest house in the best neighborhood and that’s hard to do in either Princeton or Forney.

@@jonb740 yes I wouldn’t recommend any move to Forney unless they work from home. It’s to much going on and it will be years before that construction is completed. Most of the new construction in north Texas as bylaws that they can’t be rented in most of the new subdivisions but others are up for grabs. You really just have to ask when looking so you don’t get in a STL neighborhood. I advise all to stay away from any area on west end of 380. Major construction for years and towns are fighting it, so who know how long that will go on. Ex Aubrey, Little Elm, Crossroads

Yes, even when done 💯correct at closing, if the seller had a property tax exemption and the buyer does not - the buyer will receive an end of the year bill of the full amount. The new buyer owner must know to fight this at the cad level!

Just dont expect a quality floor plan from kb homes. Make sure your house is humaine. Atleast have soft carpet and smooth hard flooring.

Unfortunately, these homes are going up in my neighborhood. Cheap materials, poor workmanship, and the whole build from start to finish seems to only take a couple months. The starting price for a sub-3000 sqft home is over $700,000. You can tell these home are pieces of shit. I would never ever ever buy one of these homes!

We can't afford Perry. But if they are doing that with clients in a much higher price point $800s+ then could you imagine what the home builders that build in the $300s-$400s are doing. 😱

Sheathing isn't supposed to add much insulation value. 1/2" OSB has a R-value of about 0.5 and 3/4" about 1. Sheathing is supposed to add shear strength and that cardboard sheathing is a joke. Sealing is critical to keep air/water out. Best, IMO, is a product like Zip sheathing which has the WRB built in but you must also use Zip tape for all seams and any penetrations. Zip-R even better to reduce heat/cold bridging of wall studs.

Zip ply is a good product if you want to go OSB. That said it can be more expensive than raw plywood and plywood has the same permeability as zipply without the WRB layer. Best would be plywood with WRB.

@@tylerfreres2385 Not true. The Zip seams are taped with Zip tape which tenaciously sticks to the green Zip WRB layer to seal out air and water. If you don't tape plywood, no air and water protection at seams. Tape won't easily stayed stuck to plywood and a house wrap like Tyvek is a joke due to installers stapling, not completely detailing the fabric to all areas (especially window openings), and rips caused by installers or wind rips making this WRB worthless for all areas. You could use OSB or plywood as sheathing and use a self stick WRB to address air/water at seams but what's the point when Zip does this in one product?

Window openings are the biggest problem areas for sealing and there is no easy way to do this with traditional WRBs like Tyvek, especially in the corners. Zip tape with their stretch tape makes sealing all sheathing openings easy and permanent. I did a lot of research and spent my career managing a large building engineering group as an executive for a chemical manufacturer and have a good understanding of chemistry and material science before building our new home last year. Zip was the best choice for sealing the house envelope without breaking the bank. Exterior insulation is code here and Zip-R fit the bill perfectly.

M/I home's newest homes in Aster Park are also in Prosper ISD (in pre-sale), and they are priced similarly to those of Lilyana. Due to a little bit lower city tax (Mckinney v. Celina/Prosper) and no PID/MUD, overall tax rate comparison is about 1.9 (Aster Park) v. 2.2 (Lilyana). Demand-wise, Aster Park is comparable to, and almost as hot as, Highland Lakes (by Pulte & Taylor Morrison) next door to its south.

@@WendyPannell That's the good part about borderline communities (Prosper/Celina & McKinney) like Aster Park & Highland Lakes - you get lower tax rate of Mckinney and great school district of Prosper. But the bad part is that you are not close to either Prosper/Celina shopping areas or McKinney shopping araes.

Traffic north of 121 (frisco, prosper, little elm, etc, is in serious trouble with infrastructure. The developers dont care. Traffic is actually worse than in dallas proper, and only getting worse. Once universal studios goes up, you're going to see an influx of problems and traffic.

This is not a Dallas problem, but a problen in North Central Texas, and that covers a large area, so do not think well I will avoid "DALLAS", it covers many cities,west to Weatherford, east to beyond Dallas, and that may not cover all the areas involved.

When i bought my house built in the 1980s, i had an engineering report, and there was less than a 1" deviation from the East side to the West side. Still, with the big rains in the past couple of weeks, the front door was harder to open until the rains stopped. But, my neighbor across the street has had foundation work. Ironically, this is a Plano house. It has other issues, like cast iron sewer which hasn't been replaced (yet), and pressboard soffits which I am replacing. The foundation doesn't currently seem to be a problem. Water management seems to be an important part of foundation management, and foundation repair almost always leads to under-slab plumbing issues (and vice versa).

I have a contingency contract for a new build then they dropped the price 50k and saying they can’t adjust the base price but my final contract hasn’t been signed . Seem like my realtor is working with the sales agent . Something is not adding up ?

You say you can get a deal by getting into a new development early. In 2008 new construction developments were turning into ghost towns with partially built homes left to rot. I’m already seeing developers having issues selling lots in newer DFW developments. Are you sure the next year or 2 isn’t going to get ugly after this election? To each their own but I’d rather wait till we get more confirmation and builders/developers drop prices

I remember that! We had a subdivision close to our neighborhood that built a handful of houses then the developer/builder went bankrupt. Those few houses sat for years. I would say if you’re concerned about that happening in the present you want to explore cause. The events in 2008 were not precipitated by an election, they were caused by toxic loans and mortgage companies going insolvent. Developers and builders operate in a leveraged model. Explore the factors behind that leverage. What would cause them to go bankrupt? In 2008 it related to mortgagees not paying, mortgagors going bankrupt and a credit crisis. I don’t see those factors saturating our market like they did in 2008. You do make an interesting comment about developers though. What is your information source for developers having issues selling lots? I would be very interested in pursuing that further!

Less full time jobs more multiple part time jobs(DoorDash/starbucks/Amazon flex More expensive food and energy Record credit card debt Banks taking huge commercial hit Auto Repos up Bankruptcy filings trending up Insurance up Property tax up Worst unaffordability of all time when you compare average income to average single family home Condos are pretty much worthless now with high HOA dues and mismanagement of dues Most Retail is down 20 to 35% depending on type They say that 90% of Americans are 1 emergency away from foreclosure and or bankruptcy. This is just half of the reasons we’re waiting till after election. Kamala says Bidenomics is the best economy of all time though. I’d like to see how many government funded full time jobs were created since Trump left office 😆

@@earlwhitaker2269 If you are already under contract I would be sure to save it where you'll always have it. It has not been long that the state of Texas allowed a six year structural warranty. A builder's contract should be uniform for every buyer unless they have revised them and the sales consultant accidentally used an outdated one. The fact yours is more generous (if that is what you are saying) is notable and desirable. You mentioned you weren't sure where I obtained my information. I always, always use source documents. When I do a contract review I always get the contract straight from the builder or a builder representative. If it's a website source I always quote it.

I just came back from a trip to Dallas. All I can say is that there are a whole lot of builders selling cheaply built homes. Just pay close attention to workmanship and quality of finishes. All builders were using the same cheap windows, but none could name the brand. Same with cabinets.
