Instead of thinking about becoming a millionaire we should be teaching people fiscal responsibility. Live below your means, invest for retirement, have 3-6 month emergency fund, save for your children’s college, pay off your mortgage (unless interest if less than 4%). Only when you have met these requirements then take risks in the stock market. Meeting these requirement requires discipline and that is why i will always recommend my adviser *_'Roch Dungca-Screiber'._*

Mixed messaging by Dr. John. LOL In previous videos, he claimed it was unethical to use credit card points for free travel. Why? Because some broke person who is paying 24% to 39% interest actually paid for your travel. He said because of that, not using credit cards for travel hacking helps him to sleep better at night. Here he essentially tells the caller that he's stashing cash until the real estate market goes down significantly and there's blood in the streets. Then he says he'll buy low and sleep well at night. Ok, but didn't some poor real estate investor just have to lose for you to win on that deal, John?

Big difference from a real estate investor who presumably had spare cash to begin with and the single mum using a credit card to pay for groceries and falling into arrears. he should invest in rentals if he likes real estate. Since hes a young single go-getter, he should house hack. He will like real estate more if he's benefitting from its long term effects. Ramsey messed up with his 3 month notes, im recommending 30 year notes, with properties that have strong cash flow and a reasonable chance at appreciation. Or, if he's like myself and John, then wait for the housing dip and buy twice as much at a discount 😊 But he should leverage that cash and stay on a fast track - maybe not the same fast track he is on. Construction loans are risky and speculative because they don't cashflow from day 1. As an investor, I would rather buy a cow which is milked everyday for benefits (cashflow) over buying a cow to be butchered (buying real estate or stocks based on hopeful appreciation). Also please look into index funds as opposed to mutual funds. Dave is off his rockers when recommending mutual funds. Lastly, if you think there is an upcoming downturn (or even if not) consider buying insurance for your stock investments. They are called options and you can leverage them to protect yourself in the event of a downturn.

In my opinion, it's better to hold onto cryptocurrency rather than individual stocks. Additionally, I would recommend getting out of any partnerships as soon as possible and avoiding them in the future. The positive aspect is that you don't have any other outstanding debts, so I suggest creating an emergency fund that can cover expenses for six months and investing the remaining funds.

Easy. Partnerships are really risky. Humans r emotional and his partner could do any number of things that would put him in jeopardy. Here is a short list. 1. Decide not to pay his part of the mortgage anymore . 2 his partner could b married and gets a divorce and his ex decides she wants her half which includes this deal. His partner really wants to stay in the deal but gets laid off from his job and cant pay his part. The risks are innumerable thats why proverbs says dont do it.
