I enrolled in this program along with a friend back in 2018, and we both paid £12,000. Looking back, especially after watching this, I can't help but laugh at how easily we were convinced-definitely a testament to his sales skills. Samuel made enticing promises, claiming that 98% (he loves a made up %) of participants successfully complete the academy, that he would personally mentor us with “advanced training”, and that this program was essential for success. Unfortunately, the reality didn't meet our expectations. Most of us quickly realised that the training and promises fell short. While a majority of the participants were disappointed, there were a few who found value in some of the content, and I still use some of the advice in my business today - not worth 12K though. Perhaps things have improved since then, but from my experience, it was underwhelming.

I'm going to sound like one of the guys, bare with me. My girlfriend started her property management company with her sister, called HoMeHomes. She's £5k away from paying all her annual fees and then everything else will be pure profit. She started this in Feb. She has 3 properties and they are making most people's annual salaries in 3-4 months. The business model works and she's been to two of this guy's £1 conferences and then applied everything she learnt.

Spent £550 for a group session with Samuel at his house to have a real detailed in depth conversation about my property business plan and “lunch” (Tesco sandwiches and chocolates). It was a load of bull !!! 5 minutes of us 10 people talking about ourselves then Samuel and his henchmen Turing to up sell us on the 12k course . Total waste of time and money. Samuel was only there for 30 minutes and didn’t even say goodbye. Total joke!

Samuel leeds has no ethics or morals. He took my brothers money with the promise of one to one mentoring, guaranteed deals etc. Said it was easy and could be done with no money. Once he had his money, danny butcher was ignored, deleted off the group for asking questions regarding properties. Danny wasnt happy with the service and wanted a refund which they messed him around. It has now been 4 and half years since Danny took his life and his wife has still not recieved the refund promised. Samuel does not even have the gutts to talk to us about his treatment on danny. Instead he sends legal letters to try and shut me up. He is a coward and a conman

OMG!! The guy starts with £1 crash course, there he sells a £12,000 course for discounted £2000 guaranteed investors ready to buy the deals! , only to then sell a £9999 Academy course promises 1to 1 mentor, legal, accountancy, and ready investors ready to buy the package deals. Complete and utter bullshit!! All him and his group are selling are the package courses from £1 to 2000k then £12000, then if you can't you receive an email urging you to enrol is shitty £999 to £500. Naah sad thing is soon after loads of young lads were stressed out ready to sell me deals. They won't even eat coz they felt the hadn't earned it. Sad how people are duped. At some point you got so be wise and see through. From £1 crash course to 2k 4 day course, to 999k platinum course, to BRRR , intensive SA extravaganza, bonanza, all bullocks!!!

I spent 14k+ on a property training program when I was 20 with my biz partner from someone similar to Samual (same seminar back of the room stuff). Got overhyped and promised the world. Was total garbage and very cult like. Got me pretty depressed for a couple of years having used up all our hard earned first business cash form our gardening business. What these people don’t see is 1.) the damage they do to people who will never actually take action or achieve what they are promising because most people should not be entrepreneurs! And it’s all overhyped 2.) The price point here people doing it ok credit cards and getting dept on these overhyped potential results.

@@imranahmed2638 Been in B2B sales for similar time frame and in my experience being delusional about being "the best" is usually the downfall. By all means confidence goes a long way but any trained and effective sales professional with staying power knows to keep quiet, listen intently, effectively handle objections (not lie) and then deliver. Samuel burns through his potential client pipeline with his short-term views and actions.

I won training woth some hubdreds of pounds. I went to the rear to collect, but it turned out it was just a credit toward training and there was not enough to get anything free. Perhaps it was my fault for not paying attention, but it did not feel like an honest thing. Also they should be doing success fees

I got dragged to a 3 day £1 a ticket version of Waco at Bristol Shattelodge hotel watching properties answer to Jamie Oliver. After being forced to fist bump my neighbour and a lot of woo yehs I almost gauged my own eyes out but couldn't leave (£100 charge)..... Never spent so much time searching shit holes in Grimsby on Rightmove. Still I walked away humble with a discoloured primark t-shirt and I didn't argue with my wife. She was in Grimsby in a rental I chainsawed the door off.

Yeah, the fact he thinks he's "best" at sales is egotistical & nuts! With 25 years of Sales and Business Development on job experience as well as professional training, I can fairly say he mistakes being "salsey" with being any good at Sales. Not the same thing. Wearing a captured audience down over a period of 8 Hours with "teasers", NLP tactics and natural high from induced high energy environment with "Live for the day", "look at this future you'll loose by NOT taking this one time deal that's no longer £30K but yours today for e.g. £997!" subtext and sometimes explicit prompts is what it is. He only needs about 2 -5% to sign up to make him a millionaire over a relatively short period of time. If your reputation is shot in the market then you're not good at sales. Just that you can take momentary advantage and cannot deliver on the product sold. It doesn't make it a sale even if you pocketed the money technically. It's the irresponsibility of taking advantage of vulnerable I saw in his Crash Course couple of years ago that really irks me. If you want to take their money then give them extra support they clearly need to implement and achieve what's promised so they can have a fair shot or ease them through the programmes instead of taking the full lump sum & saying tough luck you missed your 14 days window for refund even though we don't really show you how rubbish the training was is until after that period. Excuse the War & Peace length comments but this dude is just a liability & while I rarely comment on YT, whenever I see him spouting nonsense I've seen with my own eyes I feel compelled to say something in case it gives someone an insight or different perspective so they can be more prepared for what to expect should they go to one of his £1 Crash Courses.

The business plan is the same a Martin Lewis money saving expert. Make loads of noise until the media/social media wants to pay you big bucks to talk. Martin didn't save a million and this nugget didn't invest and make a million. The money is made by getting the biggest audience/advertising/social following of nuggets paying to hear your story and believe it so they keep paying.

​@skerriesrockart his figures are a bit of a stretch to believe. I have made good money through property, started in my 20s and I'm now 50. The sums were easy back in the 90s, low interest and 100% mortgages with no deposit allowed me to buy a few houses even as a poor person. The reality is I was lucky, a lot of it was just market values increasing over a short period of inflation. That was not judgement by me just luck, 4 houses I paid £30,000 for each trebled in value to over £90,000 in around 7 years.

@@skerriesrockartit’s pretty simple really it’s called a lease option agreement and is common tool of property investors. You agree a price today, agree to complete purchase at a later date allowing time for the market to recover. In the meantime you pay a rent to the owner which frees them up financially. You then save any rent profits up over the years and have your deposit in place ready to buy it within any time in the option agreement. It’s used on land sales often as well to allow you to get planning permission before you are committing to buy the land

They should rename that book to How to Win Friends and Manipulate People. Most estate agents use that book to train sales. It does work, but it’s manipulation, most people are nice and honest. It’s a pity this sort are the types who take their hard earned.

I did the £1 crash course and it was full of great value. It’s a great taster day to introduce the concepts of the many different ways you can go in property. I signed up for the BRR/LOA 4 day course at Heathrow and I learnt a lot of valuable information. For that price I got a full suite of online education to go through that took me over a month to complete. My honest opinion was it was worth the money. I think most people who are salty on here are one of two types: 1) They hate other people’s success and like to bash people behind their keyboard. 2) People who sign up for expecting it to magically make them a property investor but don’t put in the appropriate sweat equity. It’s great information that will save you a lot of time and pain trying to dig it out yourself using the net. It’s a bit like a degree. Will teach you exactly what you need to do the job but it still requires you to put in the work to get honours, apply for a job and work hard to get to the level you want within the job

He didn’t buy his nans house. His Nan invested in his first deal when he was 17 to show her support. She then was paid back at a later date, decided to ask him to leave her money in and because it’s his Nan he pays her every year since even though he could pay her back. She’s had her initial money back and uses the money she receives every year to book a cruise. Which is why she wants to leave her money in the deal

What a great interview. So many different characters. At first thought the guy was so far up his own 😉. 52:00 Dodge you mention the vat issue but when you’re selling tickets to an event do you use a platform that then charges the buyer a ‘booking fee’, that’s a significantly more parasitic business than collecting VAT (as long as you’re clear about the VAT position upfront) on behalf of the government. Booking fees are just a scam add on cost, why not just roll it into the ticket pricing, it’s paying for the privilege of paying. If you’re not then fairplay, not a fan of this interviewee either but persevering with watching as you do make a good podcast!

Normally love everything you do Dodge but I am 15 mins into this one and find myself thinking that there is normally a very fine line between confidence and being an arrogant prick. This guy is very much in the latter category. I'll watch the rest out of respect but probably with the sound down. Samuel Leeds is a gaffer, Iv been to his £1 courses. He offers so much in that course, then he offers more if want it. I ended up paying more , But if you commit yourself properly you will get there.
