We are building in a hurricane zone in Florida so we understand strict building codes to keep the roof from flying off but in general, you can do what you want with the land. I see that a lot of people are flocking to Idaho because of more freedom in building decisions.

I just found your channel. Thank you for the videos. I agree with your advice on being mindful of the county when purchasing land. I found the perfect lot in TN with gas and electricity already at one corner of my lot. However, the county has lots of regulations. I find emailing my questions better when I need answers quickly. The best thing is to ask the county lots of questions early on so you know the requirements for every phase and plan ahead for each phase of construction. One of my friends advised me to hire a retired inspector to check my project prior to official inspections. She said her private inspector saved her a lot of money as he identified issues before they became costly.

Me and my girlfriend have been trying to find the best place for our future off grid life, we are just about to graduate high school and we live here in Colorado as well but sadly in the city area. We're both in love with the idea of mountain off grid living but were a bit indecisive because we find information saying that CO is a great off grid/homesteading state and is very relaxed but then we find other information saying that it's not and that it will be too expensive for what we want. We even looked into Upstate New York where we got family living up there and they say it's great but then we do research and it says it's not a good place to do so. So we are overall not sure whether to stay here in CO or look into other states that are known for being very laid back with off grid and homestead living. I just wanted to know your opinion or if you guys got any advice👍🏼

I am commenting before finishing the video. I am wondering if the shower drain always drains through the new P-trap ? If it is only condensation from the steam supply device, I am wondering if you will use that feature enough to keep the new P-trap from evaporating and allowing septic gases into the closet space and into the rest of your house. I am guessing that the steam feature will be used enough to keep the P-trap filled with water and preventing septic gases from getting into the house.

Definitely didn’t used to be this way. Even park county where we live in has become difficult to improve our property. We also back to forest land it took over a year to get permission to build a fence

Great for hunting and I considered homesteading by that was when they didn't have crazy taxes and fees for damn near everything...so back Texas. No state taxes and because I won't live in city limits small school taxes. It only gets miserably cold a few weeks out of the month and the bonus we still get snow up here but it's always gone the next day.

You know there are some tradeoffs when you live in "Paradise". You both have a better constitution then I though I am cutting back my thermostat now. Trying to handle the 68 F temperatures inside. My understanding is that HVAC charges will be on the rise over the winter months. I think I will be ahead of the curve at least in the winter months. I bit the bullet about 3 weeks ago. I really had no choice. The old furnace in the attic was 24 years old and the heat exchanger was leaking CO2. With the new high efficiency and quiet Carrier furnace I got the mandatory upgrade to a digital thermostat.

Gilpin County is a lot easier to build than Boulder County, it took friends over a year just to get a permit to build. If you work with the county they are more than fair and will help you achieve what you want to do. The wind here can be an issue for a couple of months but well worth it for the nice cool summers. Don't give up!

I think since the restart of the post pandemic scare anything to do with construction is like most things right now slow. Don't feel like it is just you. Wranglestar had a big construction project blowup because the county needing to do an impact study. Cody just decided to not go through with anything right now because the impact study would be cost prohibitive.

Colorado has really gone sour since all of these out of state people moved here after ruining their own states from voting like a dotard they thought they could come here do the same thing and it would be all better .. they worked there way into our infasturcture systems planning ect. and the rest is history. the closer the jefferson county you are the worse it gets. Colorado's biggest import is SHEEP and biggest export is the poor who lived here before they got here.

Colorado is a mistake for homesteading! I currently live here(has had a residency in 6 counties in my life) and the taxes on property, gymnastics to get power and water off grid are all increasing!! Colorado is now a democratic state in all policies. We used to be socially blue and fiscally red. Now we are solely blue. Our current government does not believe in radical self reliance. May I suggest Wyoming or Tennessee?

A heavy Democratic state has lots of regulations, even more fees crowned with severe taxes. Then you add poor government services.
