Hello great work Lal. Please can you let me know whether you applied for a bridging loan without planning in place? As I know speculative bridging is very expensive. If you did, how did were you so sure that you would achieve planning permission? Thanks!

Hi. Bridging loan and development finance were obtained as explained in video. The key with these projects are that they are done under permitted development. Ie full planning permission is not required. PD projects are quicker to get started and don’t come with the uncertainty of the planning process. This helps when it comes to financing

Hi, The financing for the project was agreed subject to planing -in this case PD. Only once the planing is in place you can move. Hope this helps

@@laldesilva8634 Hello, that makes sense. I am surprised how the vendor is willing to wait that long. I mean PD, especially with prior approval can take 8 weeks. Within that time frame, how can not another buyer just come along and purchase the property? They could be a cash buyer, and the vendor is obviously not looking to wait that long and will just go with a quicker buyer. Please clarify. Thanks!!
