I went through that exact process back in December, I had visited in November and toured many homes for sale with my agent to get a real idea of what I wanted. Then it started and in the evening he would send me a set of pictures of homes that were going up for sale the next morning. I said yes to a home and the next morning I ended up 2nd out of 10. Three days later again I said yes to a home and my agent called me and said today you were first out of 10 again. So I signed the paperwork and promised the down payment and closed on the new house in Hammock at Fenney on January 27th.

We have lived in TV since 2001. Our second house was a spec home and even though we watched the home being built (2007) we ended up second on the list. The folks who were first decided against buying so we were given the opportunity to buy. In 2012 we downsized to an Arlington villa in St. James which is very near to 466A. We had a pool built (14,000 gal) and since then two other villas on the same street have built pools. The only concern in the design and size of the pool was the "no build" zone within 5' of the wall around the villas. The three villas are end units.

Very informative video!! We will be listing our R.I. home for sale likely within 2-3 weeks, and just talked with our R.I. agent today and he expects our home to sell in days like a home he just sold not far from us in the same town as inventory of homes for sale here is even lower than in TV. This is good news for us, but following the closing on our home we will then have to rent in TV for however long it takes to purchase a home. And that is the issue of trying to figure out how long we should have a rental committment ?? We desire to purchase a new 3br courtyard villa in one of the new neighborhoods and will be cash buyers, and our TV agent told us not to commit to a long term rental as well as not to worry about being able to find a new CV in a reasonable amount of time as many are currently being built. But hearing what your sister is going through I can't help but worry as we don't want to end up homeless with two cats having to leave our rental before we are able to find, close, and move into our new home. Could you please share how long your sister has been in the trying to purchase process which may better help us gage how long we should commit to a rental. Thanks in advance.

Thanks for another great video! The bidding wars for new homes is brutal. We've been trying for a specific type of lot to build a specific house since October and have had slim pickings. The few that do come up have 20+ folks bidding on it. We'll try for a little while longer, but if it still isn't fruitful, we'll have to settle for one of the builder designed homes. Maybe this is why people say Villagers move 3+ times?

We were 3rd on the list for my home, had to wait to find out that we did get it. We purchased our home site unseen, more the area and the style. I did find my home on the app. There was a home in the 200s, was taken in minutes.

Comeptition for a new home? Yes please, where do we enter? 🤣🤣 Great video thanks! The golf cart insurance is troubling as a vacation visitor renting. Renters will either get you to sign a waiver or they (as owners) will have insurance but may not cover us if we harm others. Have to rely on travel insurance which may exclude such vehicles. 🤔

We have a patio villa in St Catherine in the Branham Villas, corner lot, planning our pool now!

In hindsight, do you feel like you made the right decision to get a home with a pool? That's something we have on our house want list, and we're trying to figure out if having one would actually be as nice as we think it would be.

I have the same situation with your sister I was all excited about this one property that came up didn’t get it then I tried another property that I wanted didn’t get that either. I’m beginning to feel it’s very hard to buy a new home in the villages.

I think the cost of golf cart insurance as part of a package is so miniscule it doesn’t make sense not to have it. Is that a real pool behind you? I initially thought it was but now am not sure.
