Super fantastic video, love all the info on the bonds. Your predictions and speculations are a blast. It looks like a warm sunny day in Florida and your pool is beautiful. Looks like you could jump right in. Cold in my area with a forecast of possible 8 inches of snow on Thursday night/Friday. Ugh!

This is Fantastic! You two are the best for your wonderful drone work and drive thrus in so many areas you show us. And all the research you have done for us many many thanks. ! They have been doing tilt wall since 2005 in Courtyard Villas in The Villages. There are also some tilt wall done in the designer homes( limited) that were bulit in 2010 -2020.

Hi, I'm here right now, March 6th. Trying to find an Indigo, and I have a great salesman. But he doesn't know yet when any lots may come available. We are hoping soon, while I am here. Houses are being sold so quickly, it's crazy! There aren't as many Designer homes being built as there are Villas, but I am in LOVE with the Indigo. Wish me luck!

There is a sideways house in Citrus Grove on Dingman Way. (in Dalton Villas). I loved the pictures when it was on the market - great layout.

I thouhgt Bonds were high back in the day. Bought new Charlotte in St Charles and bond was $12,000 in 2012. Bonds for Premier Homes were $44,000 back in the day. Now talking 32,000 bonds for a courtyard Villa wow.

Some of the bonds are very high. Interesting that they are much lower in Richmond. Thanks for watching!

SO much good info! Watching it again to take notes. You weren't kidding about that! Just noticed that a whole bunch of CYVs have been listed as of this morning at Alaura villas in Hawkins. Do you have an idea what the "C" might mean on "Winslow-C"? Thank you, Dave & Brenda. You keep on raising the bar! :)

“C” might be for 2 car + golf cart garage.

Thanks for another great video. I must admit I was Initially a little discouraged after watching this video as my husband and I had hopes of purchasing a new Newport model villa preferably in St. Johns. Not only are there no plans for the building of any of these models in St. Johns, a bond in the $30+k range is a little stiff IMO. And I suspect not only high bond but high price of the TY villas in Chitty Chatty are the reasons some villas are still available for sale there. But I don't loose complete hope because when my husband and I purchased our lot in a development in R.I. in 1989 great odds were stacked against us being able to purchase a lot in this then new development. Through a series of coincidences we learned of a spec contractor backing out of purchasing several lots in this development he planned to build spec houses on, and right after learning this info we boldly headed to the developer's office and made a full price cash offer for our lot which he accepted and we walked away that day with deed in hand. We sincerely thank you for putting out this valuable info so now we can adjust our plans accordingly.

If you hurry there are still a few Redbud Villas in Hammock at Fenney that are lower priced because they are concrete block and the bond is around $20K!

We live in the Village of McClure. This village is completely built our so there are no lots for sale, but resales do occasionally come available. Thanks for watching!

Hello and thank you. Regarding Maxwell Villas, is there anyway of knowing if the woods around that "tucked in" area will stay as woods, or will be bulldozed for additional development?

I pulled up a map that appears to indicate the wooded area is not owned by the developer..... I could be wrong. But, I don't think there is any way of knowing what an owner of that land would choose to do with it, so there is a risk the woods could be cut down.

hammock at fenny is away from the turnpike. Also some of the Villages along the turnpike are wide enough that some of the homes have distance from the turnpike. Thanks for watching!

Just to let you know I purchased a Winslow model in the Palmetto Villas and my final bond was only $17,048.

That is very interesting. I pulled the amortization schedule for the palmetto Villas and you are correct! The bond payments started in 2018 for that area. The final payment is listed in 2047. I wonder if the payments for 2018-2021 were wrapped into your closing costs or if the developer ate those payments? @@ExploringTheVillagesFlorida There were no additional costs at closing so they did eat the previous payments, my numbers are exact with the district bond schedule for 2022 total and 2022 and 2023 yearly bond.

How bond cost for St John section 1?

That varies by the unit area. There are multiple unit areas for each Village. Each Villa section is a unit to itself which is how we listed them in this video. I would need the unit number for where you are looking at a designer home to find the bond for that home. Thanks for watching!
