As an investor, It would also be good to compare price per square foot. This would reveal more discrepancy in prices.

Sad thing is that the builder can cancel buyers' purchase contracts anytime during that 4-5 building time if the real estate price go up crazily. During the depreciation ages, buyers, on the contrary, have no right to cancel their purchase contracts. Check how many presale purchase contracts in Toronto were cancelled during 2017-2020 price up years? You will be astonished! Buying presale from those companies, the buyers lost time, money, and opportunity to invest in a solid unit. Those builders cancelled your contract, change into a new name, sell the same condo at much higher price. Unlike secondary units, presale units are settled at no earning during this 4-5 years.

He’s controlling for comparability issues. Most investors buy new condos and new condos have a big price difference vs older condos.

Lucky to have got a good deal at Yonge and Eglinton below $500,000 for 1+1 (680 Sq ft) recently.

@@kellypham3801 It was a resale. The mantra is not to get carried away. I like to directly speak with Seller's realtors and try to understand the motivation of the seller. I avoid bidding wars. This is my 2nd purchase in 1 year. Same formula. I purchased it this month. My previous one was purchased in March 2020.

@@kellypham3801 the current one has a maintenance fee of 550 and previous one is low rise so maintenance is 280

Vaughan is far and spread out. Bloor-Danforth Line has nice established neighbourhoods. Pre-construction condos have their ups and downs - beware.

Vaughan can never be Sheppard. Similarly Sheppard can never by downtown. The prices are reflective of the location.
