Courtyard Villas are a popular home type offered in The Villages, Florida. These homes can be found nearly everywhere in The Villages from Spanish springs to Southern Oaks. They are known for their "Courtyard" that surrounds the home. The courtyard can be a stucco wall or a fence. In rare occasion the back is opened up to a view like the first home shown in the video. These homes are great for privacy and for pets. They also make fantastic low-maintenance rental properties and seasonal homes. I also often hear owners of these homes tell me they feel more secure.

I’m a big fan of the courtyard villas because of the privacy. Wouldn’t want a pool (have one now) since they do require work and additional expenses. The Villages have pools one can go to, so I’d prefer that. What I missed in all three villas was washer/dryer inside the house. I have mine in the garage now (1969 house) and boy does it get HOT in there when the dryer is on. That is a must for my next house. Otherwise love the villas! Thinking about moving there eventually.

Thanks for the comment! Just by happenstance, all of the Courtyard Villas I featured had the laundry in the garage, but many do have the laundry inside. :)

One of my best friends just moved into The Villages and likes it so far. Yes people are moving there in droves because of all the amenities. When I first got married back in the early 1980’s we lived in a trailer park here in New England. For the most part I hated it because everyone lived so close. The idea/concept behind The Villages is actually a nice idea but not for me. To me it is nothing more than an upscale mobile home park. I seen a post here saying how their friend bought down there and now their place is worth more. Sorry to say … just because it is worth more does not mean a thing because when they sell their next house will also cost MORE. BTW …. The Villages is planning to build 700 homes each MONTH ! Mind you … there are over 70,000 homes there now ! That equates to about 140,000 people …. That is MORE than small cites up here where I live … LOL … My Town has about 11,000 in 22 square miles …. I could fit FOURTEEN house lots in the villages on my property here … lol …

Does the AirBNB have a 55+ restriction as we are a 55+ community??

Hello, I asked a property manager and her response was that as long as the tenets are over 18 years old there shouldn’t be a problem. Under 18 you may run into an issue. 55+ communities in Florida must be 80% 55 and older, but up to 20% can be younger than 55 with the exception of minors.

Hi Rose, These homes are in The Villages, about 45 minutes to an hour north of Orlando(depending what part of The Villages)

How much was the villa with pool complete with land lot,etc. ?????

Hi Ernest, that villa is not currently for sale. However, I can give you a ballpark figure. That particular villa is located in a very popular area, the Alden bungalows by the brownwood town square. Because of this it would sell for more than a similar villa in another area. I would estimate it’s price to be in the ballpark of 650,000. Hope this helps.

Why do the villages allow air BnB / short-term rentals? So any outsider can rent a house that is 15 feet away from you? DIfferent neighbors every day? That, plus the low-end build and features of the home, make this the wal-mart of 55+ communities.

The Courtyard Villa prices tend to be higher. Especially the 3 bed/2 bath courtyard Villas. Some of them are well over $500,000. The 2/2 courtyard villas are usually in the 300s, unless they have a pool or a large lot. in Those cases they could creep into the 400s. The Patio Villas on the other hand are usually around 280k-330k(this is resale prices, I do not sell new homes so for those prices you would need to check the Villages website) Thank you for your question!

Hi Peggy, these homes can be anywhere from $200,000 to over $500,000. The majority being in the $250-400,000 range.

@@RealtorZachWatson Yes, the Smaller Home's with NO Pool. Being Retired, do NOT Want A-L-L of the Work with a Larger Home. Would also Prefer Smaller Appliance's, for Instance a Wall Oven and a Cooktop. Large Oven's are No Longer Needed.

Hey Marilyn! I can totally understand why The Villages and the prices may seem that way to you. However, there is good reason for the prices of the homes to be as high as they are in The Villages. The Villages is all about the lifestyle! There are more golf courses in the villages than any retirement community in THE WORLD, there are over 100 pools, over 100 pickle ball courts, 3000+ social clubs, a 24 hour community watch, impeccable maintenance of common grounds making the community pristine, and so much more. It's simply that The Villages is a highly desirable area and The Villages provides a lifestyle that people will pay a lot for! Also, even with the prices as high as they are, The Villages continues to sell like crazy!

If only all of us could be following Diane like sheep, lolMy friend has made over $100,000 in equity since she built her Villages villa. Not a bad place return on investment for an “over priced trailer”. Baaaaa 🐑
