I started gettin into arbitrage last year, on my third unit, this videos a good introduction, also worth adding to choose your town extremely carefully and pay for air dna, some towns are a waste of time no matter how hard you try. College towns are incredible. Also don’t keep locked in booking rates, check out your competition and bring something to the table they don’t have like a body of water or pool table, and learn what is working from your local contest also 🙌🏼

You’re a blessing! I pray that people find you before they fall in a scam, where people say “buy my course” before offering any info and not checking motives of their students, and new students fall in trap with other students who have bad intentions of scamming new ones for money instead of networking and growing together.

I think it's time to make it more appealing for potential buyers. Real estate can be quite the rollercoaster! the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate the entire $680k liquidity value to my stock portfolio?

In my opinion, it was much easier investing back in the 80s but it’s a lot trickier now, those making consistent profit in these times are professionals reason I’ve been using an advisor for the past 5 years to consistently build my portfolio in preparations for retirement.

In order to use the Lease addendum. Should I leased the apartment under my name ? Or under my LlC ? If so under my name if anything happened wouldn’t that affect my personal credit score and all ?? Also should you negotiate about the lease addendum right after you have been giving a tour ?

Obviously this is happening but to me it makes zero sense. I don't understand why a landlord would allow a tenant to sublease their property for more money then they are charging for monthly rent. Why wouldn't the landlord just do the short term rental and keep the profits for themselves?!

Most landlords dont have the time and energy and skills and risk management to handle an airbnb A longterm lease is super low-effort and low-risk since you only have to find 1 family that wants to rent and you're set up for years (plus the house becomes their responsability, they have to clean and do everything and you're just collecting money every month) while for short-term rent you have to find new people daily, clean the house every time, handle the neighbors complaining, handle the damage done by the different people that come, handle your listing's reviews and handle the risk of not finding new people to rent for and losing that money

Wait so let me get this straight. I sign a lease, which is a commitment. Then I ask for a lease addendum, which is the thing I really need? What if the property owner says no? I feel like I'd be stuck in limbo. Lol

You get the landlord to agree to the addendum before you sign either document and then you sign them both at the same time

I had a management biz for 2 years after COVID and last year just changed it to renting the houses out. I've got 5 atm that all came to me from my website. I made videos on what I do so the owners already know what my business does and they come to me. I find that easier than chasing people. Lots of people in my town use management businesses too and are at a loss so people with decked out Airbnb that fail come to me too. So they are already fully furnished houses ready to go. I advertise I'll take their Airbnbs off their hands

Any advice on convincing a bank to give a loan for arbitrage? Trying to acquire a MTR arbitrage business of 17 units but banks aren’t interested in helping due to no collateral.

You don’t need that much money for arbitrage so you could file a new LLC and get a no doc loan for up to $50,000 In my mentorship, Cracking Superhost, we have a business credit coach that helps students build this

Also, don’t buy a business that does only MTR, that is a narrow approach to the market and won’t survive adverse market conditions like a short term rental company. Because an STR can always do MTR also.

The income I make as just a normal everyday employee is not enough to rent more than one apartment however I did get my LLC waiting for my EIN number and then I will get the STR license. However I'm not sure how I could have any more than one apartment based on my income which is not very much but I really want to start this I feel like I need at least three Apartments to really get the ball rolling and actually make a profit that can start being my cash flow. Do you have any suggestions?

You can have that same income used for a separate lease application and then a third. They won’t see that you’ve applied elsewhere

@@AirbnbAutomated I'm in Austin Texas I'm having a hard time finding apartment complexes that allow you to do Airbnb Arbitrage for the whole month so far I have only found some that allow you to do it for 12 days only and that won't do I need the whole month so I can make a profit if I only have 12 days that I can rent out then there's no reason for me to do Airbnb Arbitrage. I've done the numbers enough to know I wouldn't even make the rent so I wouldn't make a profit.

It is better to buy a property than to do what he recommends. You are not creating any wealth doing airbnb airbittrage, nor do you get any tax breaks. You are at the mercey of the landlord. It is dangerous to do airbittrage.

We have a couple interested parties who will arbitrage out property and manage them from out of state. Is that a good idea? Hopefully we never have to deal with eviction again, but is it doable if they live out of state? Thanks

Of course. I manage mine out of state and visit randomly to inspect plus the cleaners send me photos and videos every time they come(usually monthly) so I can ensure the property is in good shape still :)

@@AirbnbAutomated sorry I don't fully understand the business but just speaking from my own perspective. Being an uneducated and "old school" owner, I would have so many concerns but as you said, you have to know your stuff and be a great salesman.

If so many landlords want to "share the profit" why not just start a business that decorates and runs STR on behalf of lanlords? In exchange for sharing in the profits, the landlord accepts some of the risk by not charging you rent. They're already willing to forgo several months of rent to negotiate a lease agreement so surely they'd be OK with providing a 60-90 day period to show results. The STR manager does all the same things they do with rental arbitrage but they don't have the risk inherent with a long-term lease. It's less risky, easier to scale and, best of all, it's win-win.

No, the rent is going up due to inflation still being a thing, and not nearly enough housing in many areas of the country. More housing equals lower rent. And that is pretty much the only thing that ever lowers it. Airbnb is still a very small percent of the housing market, you can't blame it for high rent. If your area needs lower rent talk to your local officials and ask they give better incentives for real estate developers, investors, and builders to build more. Where I live this would be bad, as rents are stable, we have enough housing and builders are currently backing off. But I live in a smaller town and so far development is very manageable and our city isn't run by idiots....

This person does not teach how to create wealth, you are at the mercy of the landlord. I would not do what he says to do. I wonder if he pays the landlord every month on time. It is better to own a property.

He's teaching you to create cashflow. What you do with that is up to you. There's nothing keeping you from converting cashflow to wealth. The way people grumble about free advice from experienced people never ceases to amaze me. You get pieces of education all over the place and compile what's useful to you. Nowhere did he say this was going to build your real estate portfolio.

All peaches and cream until Airbnb gets a call from a crazy guest lying, asking for full refunds. Then they will proceed to block/ pause your listing etc. You will be at the mercy of the landlord, the guests and Airbnb. It’s literally a pain in the neck. Oh let’s not forget housekeeping unless you are willing to be the cleaning person. It’s more cons than pros.

@@carymedina2884 1) Cameras in common areas usually solve the lying guest issue, as well as very clear house rules stated multiple times. Once you've established you're a good host it's not in Airbnb's best interest to lose you over a random guest. 2) Airbnb is not the only place you can list your property. Never put all your eggs in one basket, have a presence elsewhere as well even with it's just one or two rentals so you have reviews elsewhere. 3) Anything that makes you money can be a pain in the neck, especially if you own your own business. You get to decide if it's worth it or not. 4) How is finding a good housekeeper hard??? There are so many out there with great reviews that want to work for you and if you have cameras you don't need to worry as much. Honestly housekeeping is the least of my concerns with airbnb. If you get one bad one, fire and move on, there's a billion out there and most do a good job. I'm not saying Airbnb is for everyone but come on. Sounds like you want to just invest in something and not do any work - which is fine. Try the stock market or crypto.
