Our resident ductless expert Jesse shows us his ductless cleaning and maintenance procedure from start to finish. His process includes pulling the blower wheel and washing the evaporator with the RectorSeal Desolv kit. Jesse's other choice tools include a standard pump sprayer and a shop vac.
The ductless system in this video has a gravity drain, so Jesse hooks the shop vac up to the outside drain to make sure water goes out to the vacuum and doesn't spill when he has to work on the drain pan indoors.
Before Jesse begins cleaning the unit indoors, he sets down a bunch of drop cloths and dons shoe covers to keep the customer's property clean.
The Desolv kit comes with a bib that goes around the unit that catches and funnels cleaner and water into a bucket; support brackets go around the ductless unit to secure the bib in place. The bib makes it possible to clean a ductless unit in place with a pump sprayer. Otherwise, you'd have to pump down the system and remove the components that need cleaning. The Desolv cleaner within the kit also provides dilution ratios so that you can use the right amount of cleaner for the job at hand. In the case of this video, Jesse uses a 50/50 cleaner and water mixture.
When Jesse takes the unit apart, he likes to take everything outside and clean it. These removable parts include the filters, vanes, blower wheel, and even the unit's housing plates. When it's time to expose the evaporator coil and blower wheel, you'll have to move the drain pan out of the way; the drain pan slides out and down. To remove the blower wheel, you'll have to loosen the set screw mounting it to the shaft.
Jesse sprays the components with cleaner outside and lets them sit for a bit before rinsing them off. He likes to let the cleaner dwell the longest on the blower wheel and rinse it off like a paint roller. When rinsing components on a customer's driveway, try not to leave any dirt spots.
When mounting the bib, you'll want to make sure to fasten the brackets behind the unit securely and tighten the strings connecting the brackets together. The ring supporting the bib hooks up to a metal piece behind the unit to keep the bib upright. Once all the components are in place, you may mount the bib to the support frame. You can also wedge the plastic of the bib behind the unit to prevent any water or cleaner from seeping behind the bib and getting all over the wall or floor. The bib ends in a funnel that you can place into the bucket that contains the kit.
After using a pump sprayer to apply the cleaner and water mixture, you can fill it up with water and rinse off the coil. Jesse also makes sure to wipe everything down behind the coil after rinsing. Once you've finished the cleaning, you may disassemble the bib kit and insert the dried components, including the blower wheel, vanes, filters, and unit housing. After assembling the unit back together, you may clean out the bucket and return all of the Desolv kit contents to it.
Once we have finished cleaning the unit, we test it to make sure everything is running correctly. We don't use gauges to check the charge because a very small amount of refrigerant loss can affect the unit operation, as ductless mini-split charges tend to be only a couple of pounds. Instead, we use temperature clamps (in this case, we use the Testo 605i clamps). On ductless systems, we check readings on the suction line and expansion line. Jesse then checks the amp draws on the unit and determines that everything is running smoothly and efficiently.
The final step is to confirm proper drainage. Since everything is draining well, Jesse finishes up the job.

Finally got it up and running. The only delays we had was because we realized we needed some extra parts (I’ll list that below) kzfaq.infoUgkxihMYiJNXcHdbH-7ihymsLz61l7jVyb5O . So we have a loft where our current hvac just couldn’t seem to keep cool during the summer. We have been using a window unit since we bought this house over 6 years ago (all the houses in this neighborhood were built in the 80’s and majority of the houses built like ours use a window unit). I hate window units because they are just so noisy and the one we had really only cools one side of the loft. I had contemplated upgrading our current HVAC, but with all the rising prices these days, it would take years before saving up enough to do that. With the advice of my father-in-law (used to run an HVAC business), he recommended we get an inverter instead. We thought we bought everything we needed, but there were just a few other parts we didn’t anticipate needing (which is what caused most of our delay). My friend and father-in-law did all the work to get it installed and running and now we have nice cool air circulating nicely throughout the entire loft. It is very quiet and even the outside unit is much quieter than our main HVAC unit. Saved ourselves thousands getting this.

I run a Testo 549i in my tool pouch. Super handy for checking pressures of units during maintenance, saves carrying a manifold around. The only thing that catches you out is it sometimes doesn't fit if something is in the way. I also keep a small 4" hose with a male/male adapter that I use if it doesn't fit.

Thank you. Had my mini split installed in August. No maintenance schedule or procedures were included in the manuals. Took me 10 minutes to clean the filters on the three heads. Perfect. Found something useful on KZfaq.

You guys , I’d love if you did a special one just for daikin mini splits. The blowers are actually harder than they appear on the 17 seers like the one I have . That’s due to the shaft moving on the angle you lift the wheel ,but when you pull the blower to the left to pull out the shaft slips of course out of the female end but lays back perfectly straight , then when you try to get the blower back on shaft I’ve had to make a special clip for the shaft out of a coat hanger . Love to see a special on daikin cleanings . Not sure what that is Jesse’s working on . Thanks Mike

Your measurement of two refrigerant lines at condensing unit is your system superheat. Doesn't really tell us much though as Mitsubishi doesn't publish pressures /temps to compare it to. On their Multi City sytems that is how they measure superheat.

a paint brush or similar for physical cleaning would offer superior cleaning to chemical cleaning alone. Spray with cleaner and then brush the evaporator fins then spray with cleaner and finally rinse with water.

That looks like a very thorough cleaning job. I'm in San Antonio, TX. Have an apt complex with 69 mini splits. How much can I expect to pay per unit for that service, and how often do I need them cleaned approx. TIA.

I cleaned mine for the first time since it was installed two years ago. My blower wheel had caked on crud! It's not that bad a job.. actually hardest part was getting the cover off. Those clips are tough!

Did you notice a difference of air flow before cleaning? My unit is a little over a year old and I noticed air only coming out one side, thinking the blower wheel must be caked on one side.

@@seesea-sv3xw The blower wheel on my unit got so bad that my unit was thrown out of balance, and ended up killing my blower motor bearings, so I had to order another blower motor. I work out of town so it ran off balance for too long. Unbelievable the amount of build up on the blower wheel! I was able to replace the bearings in my motor once, but the vibration eventually killed it due to the bearing carrier housing bore getting worn out.

You are really good professional and I really appreciate your way of working tidy and safe! You are an example of how to do it My congratulations from Greece and i wish you could be in Abu Dhabi in order to see how much dirty and mud the units have where the outside temp is 45°c=113°F and I live in the roof room.... It is a hell oven inside without ac and the smell of the bacteria awful and dangerous. Need to be done without special tools only with detol and water sprey from windows cleaning spray pump...!

Thorough inside cleaning. But my mini has fine fins on the outside coils that a brief hose spray will do nothing for. That job is only half done.

1. Q= 4.5x CFMX Enthalpy change; that is the formula for the net cooling once you know the supply and return air wb and db temperatures. 2. hoses that are prefilled with freon if they have quick connects do not waste any refrigerant. 3. Cooling capacity is not constant and has to do with CFM, indoor wb temp and outdoor db temp.

I would love a more hands on learning doing this because the speed of the film video was too quick and I learn better by actually doing it. What do they usually get for this type of maintenance charge per unit head? Are the brands all pretty much the same technique? You make it look so easy, Brian is lucky to have such good techs.

This is for HVAC School, have you ran into any mini-splits where you can’t take blower wheel off? Because I ran into a Fujitsu the other day and I couldn’t figure out how to take that wheel off.

How often do you recommend cleaning to avoid mold? I know the filters are supposed to be cleaned every 2 weeks but the mold buildup is worrisome.

They do make bib kits with a long funnel so you can actually wash it without completely disassembling the head.

What about Fujitsu floor mounted units they have an upper and lower blower wheel and I can’t find anything saying how to remove it

Do all ductless mini-split systems ought to get cleaned that way? I've heard from a licence HVAC that ductless systems don't need maintenance at all other that cleaning their washable filters... This makes me wonder...

Balken Kreuz That is totally wrong information. Ductless systems need regularly t maintenance. The are very sensitive to airflow. The filters are not very fine to help keep airflow high, but by doing that they allow more dirt to accumulate on the coil and fan motor. The dirt can greatly effect the performance of your system.

probably residue from dried cleaning fluids that didn't get thoroughly rinsed away. That or loosened dust particles just getting blown out.
