It looks like there will be more affordable modern prefab homes available this year. I have been following the offsite construction market and all of the most affordable options never seemed to be available, more of a concept than something you could actually buy. This year it's looking like that will finally change as some of the big players and new companies bring their product to market. In this video I look at three companies offering their own version of an affordable offsite constructed home and see if or how close they are to delivering their product to consumers. The three companies in today's video are Roombus, Azure Printed Homes and Boxabl and each is at a different stage in the cycle of their business. Watch and find out more about each of these companies, the homes they're building and when they'll be available.

It seems like all of these prefab affordable companies are coming in at about $400/sqft (not including land, site prep, set up, hook ups). That seems no less expensive than a stick built house. I still like the concepts and designs on these houses. How about a video of manufacturers that specialize in very cold climate structures? A lot of these things seem more ideal for a southern CA climate. Keep up the great work! These are fun and informative videos.

I think it’s because ca population is so large that’s why so many are in that area . The only reason I’m interested is because I’m california their some grants for these but I thinks it’s most for the foundation and stuff like that .maybe in your state u should see if their any grants for a adu

Mobile homes tend to be a way better deal than these. You can get a brand-new 1,000 sq. ft., 3 bedroom 2 bath, single-wide mobile home for $75,000. To place it on a permanent foundation, with well, and septic, it might be $110,000 in total. And then it's essentially as good as a stick-built home, if a bit embarrassing.

@@michigandersea3485 Nothing embarrassing about a mobile home. Especially a brand new single wide. Some of the newer ones look really good, inside and out. A guy I work with got his property with a 4 car garage and his single wide on concrete for under 120k, granted it's kind of 20 minutes outside town but the property and trailer are both very nice and definitely nothing to be embarrassed about.

I think the trick here as I sent quests to boxabl to use available land and have everything ready for hook ups. Heck even I'm thinking of buying land with hook ups and all ready for these prefab homes! Just like a trailer park.

I understand how some people want a Boxabl as soon as possible for an affordable ADU, Airbnb, or tiny home, and might be willing to risk it since the company is in production and committed. But there hasn't been such a novel form of folding wall/roof construction that has gone into mass production before, and it makes sense to see how these homes perform in the real world for a year or two and how people actually like living in them. One of the Boxabl founders said already that they are committed to improving any design elements which need improving as the homes go into production and use, so they expect there will be a second and later version, just because they want to keep improving. I mean the Prius is a good car but the second version was so much better than the first version.

The options increase with unique designs for pre-fab housing. The options you have presented to us this evening and in previous episodes speak to the creativity of human beings. The prices quoted for these homes were reasonable. Thanks again for expanding the our vision of possibilities. Great job!

I can't imagine what it would cost to buy curtains or blinds for that huge window, and unless you're in the middle of an enormous forest preserve, how do you have any privacy? Is it one-way glass? My other problem with all the designs is that they all have flat roofs. Fine for California, but it won't work in snow country. Thanks for keeping us up to date on the latest developments, Kerry.

I don't know if Azure would do it or if it would be an aftermarket thing, but apparently there is a film that can be applied to the window to make it one way.

Kerry, once again great video!!!! I live in Austin, TX and house prices have followed the Silicon Valley companies to this area. With that being said, yes one can find a 4/2 house for $500k but it would cost thousands more to make it energy efficient as these houses are coming.

Just catching up on videos I have tagged to watch. Thanks, Kerry for bringing us the latest info on these companies. 3D printing is making enormous strides in the building market & with the serious housing shortage globally, lack of people available to work in traditional construction jobs, the timing couldn't be better. As you mentioned affordability is key & these are much more affordable. Watching to see how many other new companies appear in the next year. The growing developments are exciting in this field especially for companies looking at sustainability, climate change & the issues associated with those. Keep up these great videos! 😊

Hi Kerry! I appreciate your humour as well as information. The frequency of your videos lets me know this industry is booming and validates an idea I've been thinking of. It's a site (maybe app) that lists all of these new companies / homes in one place with prices and features. I just need to settle on a name for it. you realize the biggest one at 480 Sq Ft. is tiny, right ? it is the size of a studio apartment. and part of the sq footage is kitchen and bathroom. and still $90,000 and you will have to pay additional transport costs and water/sewage/electricity hook up costs + some kind of foundation cost which adds up to a lot of money. not to mention buying the land to put it on.

these homes you keep showing are great and the prices are nice. but you seem to forget that's just for the structure. Once you add the land in, you could be looking at an additional 50k or more on top of that depending on which state it's going to be built in and how big the plot is it's going on.

Azure does look cool! But… a pane of glass that size would be extremely expensive. I hope it’s a series of less expensive panes. 😎

The rendering on the Our Process page of their web site shows panels and not one piece of glass. For sheer strength, my guess is they use 4' x 8' panes that are pushed together with a tight seam of silicone caulking.

@@Erin-Thor they mean the same thing. People that work with glass are called glazers. You "glaze" glass. Doubled glazed is the same as double paned. (My dad is a glazer)

Unless that giant window is really really good at reflecting uvs it would turn the whole room into a solar oven. Besides the lack of privacy, extra cleaning and a wall I couldn't attach shelves to which I think is an important option at that small of a footprint.

yep. I live in the South. The temp by a window goes up dramatically. I had to put the UV film on my windows. UV protection and 1 way should be standard for privacy. Way too many weirdos out there.

I appreciate the comparisons between offerings. Roombus feels too bunker-like and that's not the vibe I and if I am looking for to house Veterans who mostly likely might have PTSD. Azure feels a little cold to me and Boxabl reamains my favorite. Can't beat the full size fridge and the storage. Solar would be a must have...wonder if 2 Casitas could share a Tesla Powerwall?

now we need to see the infrastructure. I see parks, not like mobile homes where they are stacked on each other but like a nice campground style setting. It would be amazing if they were all over the country and you could just pack up your home and move like we do at marinas and your boat.

Roombus looks amazing except for one practical consideration that many of the prefabs miss… there’s no entrance area. You just walk directly into your pristine art gallery like living room. The website doesn’t have a floor plan but from what I can gather from the renderings, the only closet in the entire home (the biggest one) is in the bedroom. So you have to walk 40 feet to the bedroom every time you walk inside to put away your coat, hat, boots, etc.

You’re right on Kerry. They are less affordable than ever before. Very little sqft for hundreds of thousands. Where is the affordability? If someone has that kind of money, they will get real size house not I I.

Talked to Roombus about shipping. Compared to Nestron or Boxabl shipping was ludicrous.

The biggest problem isn't affordable housing. It's the land itself. It was almost impossible to find land that was affordable and actually allowed prefabs. Many places say only stick-built are allowed. It took 6 months to find something relatively flat that allowed prefabs. I recently put a prefab down on about 4 acres (most of it unusable). The acreage was as expensive as the house. Combine that with the obscene construction costs to clear the land, put a driveway in, etc. and my $60,000 prefab and $60,000 land turned into $175,000. I realize that's cheap in most parts of the country, but it's still expensive for me. We don't make a lot of money in the southeastern US.

With all the code restrictions being implemented by cities, towns and villages - the next question is - where are they actually allowable? It’d be great if some enterprising individuals, companies, investor groups, whatever, actually developed some communities with small lots for purchase or rental.

You haven’t mentioned Incredible Tiny Homes Incredibox at $20K. While it’s not in the same class as the lovely models you show, It is cheap enough for recent grads or students, affordable as an ADU and for all those in tent cities along I-5, I think it’s very dream worthy. Now all we need is the zoning and sanitation parts to clean up some of this human blight the whole planet seems to be suffering from. $20K is without the mini split and bathroom sink so I think your offerings are better value but, value of a roof and a bed out of the rain wins when a person does not have $50K in the pocket. Also, all your lovely models need a lot and hookups too.

They all need Hook ups to be considered habitable in the US. Granted there are some areas the sewer lines just go to the surface gutters at side of the street.

With a $1k minimum, Boxabl is going to be locking out a lot of potential investors that could have helped them get to that $1.07B goal a lot faster. There are far more people willing to drop a hundo or two at a time on a possibility than enough to cover a mortgage payment, especially this early in the game where they're still not ramped up enough to deliver more than 30 Casitas a month. I hope they get there though.

Hi Kerry, I follow your channel from Australia and I am impressed with the recent developments in quality affordable housing. A couple of months ago I read an article on the prefabricated house bought by Elon Musk, fully fitted out and delivered to Boca Chica, Texas. All for the jaw dropping price of US$ 50000. Have you done any research on the company and how is their business going?

Musk bought a Boxabl Casita and has probably stayed in it -- one of the first the company made before the present Boxabl factory was built -- but the $50,000 house that he lived in for a while is an old one he bought in Boca Chica and fixed up. It's much bigger than the Casita, but still under 1000 square feet, I think. Musk gives misleading and evasive information about where he lives/stays since his privacy and security are important to him. So, all those articles claiming Musk lives in a $50,000 Boxabl are just wrong. You can visit the KZfaq channel of Jarett Gross who does mainly 3D-printed homes, but also others like Boxabl, and he's been to Boca Chica a few times and posted about Musk's Boxabl there, as well as a 3D-printed building. The one thing we can be pretty sure about is that Musk thought the Boxabl Casita was an interesting idea, and wanted to explore what it was like for himself, because perhaps in the future he'll develop his own mass produced house. Maybe at one time he considered investing in Boxabl but there has been zero evidence of that, and Boxabl is doing well on its own.

Even in California, most studio apartments are pretty cheap and that's all boxable and many of these tiny off-site manufactured homes are. In an apartment, you can get a pool and other amenities right in the building, so I really don't get the advantages regardless of the area. What's so great about having to cut your own grass and do all your own maintenance? Something that can accommodate a growing family affordably would actually serve an unmet need.

California recently relaxed zoning throughout the state to be more accommodating towards accessory dwelling units (adus) which are additional living spaces built on an existing single family lot. In my area of Southern California a studio apartment rents for $1500-$2000 a month where you will have shared walls, shared laundry and probably shared parking. Depending on how the ADU is set up it could be very private and similarly priced which would be a more attractive living situation for the tenant and a great investment for the property owner. Construction costs are also very expensive here making these prefab units even more attractive as a homeowner if the setup and installation costs are reasonable.

I thought Boxabl had just opened a brand new, huge factory in Vegas? Now they want to build another factory or have they not built a new factory and the billion they want is to actually build the factory I thought was built? I wonder if they’ll ever quit building factories and actually build houses?

Their current factory can put out one home a day. They have such a demand, they need to build a bigger factory.

@@loriann7762 Maybe so but how many years did it take for them to get the first factory built that was apparently a waste of time and money? That huge complex and they can only build one a day so they want to build an even bigger complex that’ll take how many years so they can build … two or four a day? Nice to be in demand, I suppose, but if this keeps up they may soon not be.

@@juleswins3 I think Kerry, and Boxabl, and other KZfaq already covered this in previous videos. Their 1st factory provides proof of concept and attracts both customers and investors. As I recall, the plan is factories on every continent, with a $5 million buy-in. Their website has a lot more details now than it did when Kerry first spotlighted them.

They're trying to expand the whole concept on their website you'll see the idea of boxes that stack so instead of just a tiny home you could have a bigger home all put up almost instantly. Each different design needs a separate assembly line track to move it through. These giant factories also use a lot of desert land and there's all sorts of environmental issues that go with that. You know there's an endangered tortoise species here and some sage graphs that's that's you know necessary and endangered and you know all sorts of Little critters that they literally have to move off the ground and archaeologists have to go over all the land to make sure it's not an ancient burial site and it's an amazing amount of things that have to be done. The factory itself is built rather quickly. But as I said every single design has to have a separate assembly line track customized for that particular design. Interesting thing is that since Elon musk has been living in one of the boxables at his factory site in Texas he's now decided to compete with boxable and create a line of the same kind of thing. So if enough people jump into it we will have enough housing and no longer have a shortage. Everybody can't live in a tiny boxable. I have everything that I've gathered all my life and I have the things that I got left over from my parents when they died and stuff that my kids don't have room for so I couldn't ever live in something that small. I love the basketball concept but I would need at least a thousand square feet or better would be 1500 to 1700. And that's what they're trying to do, to create larger conceptual units that are more livable for regular American families.

IMHO, there is generally a lot of wasted space in a conventional home. Sure, people fill them up, but they tend to fill them up with stuff they really don't need. Big reasons for downsizing into homes like these is less stress on the land, a much smaller carbon footprint, less wasteful consumerism buying shit you don't need because you simply have nowhere to put it, etc., etc. So, there seem to me to be lots and lots of reasons to be looking at these homes that have as much to do with the environment as trying to save money on a house!

Kerry the word "Affordable" should not be used in your title. Affordable is a HUGE variable adjective in the USA. As of 2022 the average income for an American family is $53,490.

I get it. Glass is cheap vs a wall and easier to manufacture. But they DO realize our homes are where we keep our STUFF and get FREAKY, right? Nobody wants to show the neighbors their family jewels (double entendre FTW). OK, almost nobody.

How many years will it take to build a billion dollar, high tech factory? And then the growing pains that come with perfecting the assembly line processes? Think Tesla Gigafactory which cost 2 billion and took 2 years to build ~ and that was with pre-established building processes, just on a larger scale. With Boxabl, they are still working to perfect the process, so add time for that, and additionally they lack the financial backing of Tesla, so add time for that, and so on...to the tune of 2028-2030 before such a factory could possibly be up and running at enough capacity to make a dent in their present orders, much less the affordable housing crisis. So it's likely going to be the mom & pop's boutique companies filling the gap in the mean time. Otherwise there's the ever (comparatively speaking) inexpensive mobile home to the rescue; after a lengthy wait that is....
