My father in law famously said "Septic tanks never need any attention, they just work, there is no need to look at them." So, I took it upon myself to have the tank at his cottage pumped out. It was backing up into the house, and had been completely invaded by tree roots. The outlet was solid roots and blocked completely to the point where the outlet had to be replaced. He knows better now.

Your father in-law was so weird. I've never had a septic tank, but we had a tank on our trailer for sewage, and you've got to empty it out. Common sense tells me the same goes for Septic tanks!

@@diane1390It’s not a holding tank though. It’s just a settlement tank. My mom went 20 years without having hers pumped. If you use bidets and only flush stuff that comes out of your body, you can go a long time without having it pumped. In the guys case above, having the tank pumped wouldn’t have helped with root intrusion into the drain lines. That happens everywhere.

@@kungfoochicken08 that makes sense. I had a friend who lived up in Coarsegold CA and he had one. My Uncle Henry had one in the Quartz Hill area of Lancaster California. He would have not flush unless you made number 2. He lives up in Spokane Washington now, and is at least 94.

@@diane1390 The modern systems are great. The problem is the states and federal government didn’t start regulating them until the early 1970s, so the older systems can be a little sketchy. Unfortunately, I gave them in all 28 of my rentals. They work well and hold up to abuse if they’re maintained. I get them pumped every 3 years. It’s not unusual to find needles, tampons, rubbers, toys, etc when they pump them. The only time you run into trouble is if you let the sludge level get too high and get into the drain field. I get clogs every now and then too. It’s always been those wipes that cause the clogs for me.

No one’s doing home inspections before buying anymore. My friend bought a house an hour after it went for sale without even looking at it because the markets so bad right now. He found out the hard way that there were a lot of issues and there’s nothing he can do about it since he bought it and waived inspections.

Where I live we have to have the tank pumped and inspected every so many years. No one remembers until the local municipal government sends you a letter one year before it's due. Also it's law that an inspection is done before a sale

@@carlclouseriii8519There’s almost no recourse against an inspector in most states. Best case, you’ll get a complaint on his file with the state and your inspection fee back. The best advice I can give is to avoid the inspector your realtor recommends. They want the deal to go through, so they’ll usually avoid the inspectors that are too thorough.

My in-laws had risers with lids buried so you only had to dig about 6 inches. When we had it pumped out before selling the house I took a photo of it from the second story of the house, printed it and put it in the basement so the next homeowner could see exactly where the lids were.

I used to work for a septic company and we did mostly Porta johns...I would do the septic side and did mostly oil/gas sites and commercial sites...it was nice that most sites had risers made the job so much easier...didn't have to search for the lids

I insisted on an inspection before buying my current house as it has a lift pump to get waste into the drain fields. Previous owner not only never serviced it, he didn't know where it was. Saved me a bunch of money.

Glad you were able to get it inspected. People are finding out the hard way whenever they inherit a failing system. They aren't cheap to replace, and most septic installers are backed up several weeks or even months at the moment

My dad was a foreman for a septic/moving company for many years and the amount of people that bought a house and had to spend $2,000 to $10,000 on their sewer lines because they were broken or had tree roots growing in them within a few months or a year of buying their house we're staggering. No one inspects their sewer or water and homeowners hide it because it's so expensive.

Talk about stunned, while working in the Cities Water/sewer dept, people having just bought a house called all the time complaining they were being "Wrongly charged for sewer cuz their 'new' home had a septic" tank. Not getting it inspected seems like nothing compared to not even knowing if your home has a septic tank system or is on City water/sewer. Over & over people bought homes just ASSUMING (incorrectly) it was on a septic tank. Once we (the City) got the call, a Sewer Team would go out & do a DYE TEST. It's flushing HARMLESS blue dye down their toilet then watching to see if it appears in the street's main sewer line. An easy test. Meanwhile, I'd research back to see if there were any septic or sewer records. Out of the maybe 40-50 calls I helped, NOT EVEN ONE HOUSE HAD/STILL HAD A SEPTIC TANK!!! ALL these people were on City Sewer which, makes a huge difference on their monthly bill. For example, the average sewer charges are fully DOUBLE what is paid for water each month. For example, a home with one person using 4 units of water (1 unit is 920 gallons) pays $12 for water PLUS $10 for having water service available so $22 for a 2 month billing cycle. Meanwhile, the sewer charges on the same bill are $58!!! $12 for water & $58 for sewer is a huge difference and adds up quick. Know what you're buying!!!

I have an old house, single line out from septic tank to a pit filled with rocks in between two large oaks. I have it pumped every two years, had them rum high pressure through it 15 years ago. It still works, but if it ever fails I'll have to spend 20k on a mound system. Also, never any grease, and washing machine and sump go into separate french drain.

Gotta be honest I didn't even know what a septic tank was. Just found out they're forbidden here in germany because they might pollute natural water reservoirs and rivers. There were some in use up to the 90s but by law had to either connect their houses to the sewers or had to get a small modern sewage purification plant.

It's not unusual for the lid to be buried, but not under a rock bed. When they pump ours, I point to where the lid is. One jab with a probe. Bang. Saves time and money for them not to have to find it.

We had our septic tank inspected we bought our house last year, however I was told they can't do much about inspecting the drain field. A month and a half of owning the house water was coming back into the house through the toilet. Come to find out the previous owner in 2018 had the drain field replaced because it was bad, it was replaced with a 50 gallon drum that had a 2-in pipe running out to the middle of the yard with a bunch of holes in it to leak into the dirt... We had documentation showing the drain field was replaced by a professional in 2018, at this time we are currently attempting to sue the previous owner. They knew what they did wrong because no one has been able to find where the previous owner went.

Flushing yeast and 0 bleach or other chemicals can clean up your leach field in time. Never kill your yeast and install a bubbler like aerobic system and the yeast will eat all the solids

I bought a commercial building made in the 1960's and knew it was connected to the city sewer in the street but what I didn't know until it clogged was that the 4" line runs into a septic tank with three chambers in it and has another pipe running out the other side into the sewer. This was under three plus feet of dirt and graven covered up[ by a 6" thick concrete driveway next to the building, the tank actually extends about six feet under the building. A 3,500 gallon septic truck was able to suck most of the "water" out but could not fit all in the trucks tank. The moral of the story is it could suck worse, be thankful you don't have my luck!

They really should have a riser on it, makes it easier for the pump trucks and the electrical to come fix it if it is a pump tank, when we install a normal tank we usually take pictures and send them to the homeowner so they know exactly where the lid is

@@jeffgualandi5636 your tank more than likely has some sort of irrigation system. Which means it settles the sludge in the bottom and slowly releases water into the soil. But yes some tanks are pumped out every 1 to 3 years. And eventually the sludge does get too thick and needs to be pumped

Here in Ontario, the real estate market is so "crazy" that it is routine to make purchase offers unconditional, uninspected, even sight unseen. Realtor advised that if they delay in making a decision, or have conditions, then there are five people who will close without and willing to pay over asking. The thinking is that homes are so expensive that even the most dire uncovered repairs needed are still a minor expense compared to the cost of the property in the first place.

When we first dug up our septic tank in about 1968 it was about 8 feet down, it was a lot of hard hand digging. We went to the local concrete place and got a big round piece of concrete pipe and put down on top, and made our own lid out of steel. You can see the handle of it even with the top of the ground. No doubt where it is for about the last 45 years.

There are different systems/configurations, depending on suze of house. Position of house on parcel, the lay of the land and local ordinances. Get mastery over your system and stay on top of it. Service regularly with Ridx or another biological yeast compound ( a lot of it if anyone in your home is on antibiotics). Put as little bleach and antibacterial products as possible down the drain. Know where the access portals are for the tank (holds solids) and distribution box (further away from house - distributes liquid effluent out to drain field). Have a truck come to pump/vac yhe solids out of the tank at least once a year. Every several years, they or you have to unearth the access to the manhole cover on the tank to inspect tank and dig out solids that the vacuum doesn't budge, in corners, etc

There isn’t a sewage system everywhere in America hence the need for septic tanks. Where I live we have septic tanks but honestly it’s not too different as living in the city. If a city installed pipe leaks under your property it’s your bill, if it breaks under city property it’s their bill but it’s hardly under their property and the bills can cost as much as laying a whole new septic system and at least I get a say of the materials used for longevity unlike city folks get what they get. City folks just gotta do whatever their told.

I got called to a house a guy had just bought to figure out why the septic wasn’t working and come to find out the previous owners were Amish and had taken the tank out to put an addition with a basement in! They left the toilet and everything in place but built an outhouse connected to the house!

Bro, we had a very similar problem. We have two access points, we were told the one that was actually visible was a big overflow tank (talking about 500+ gallon overflow). It wasn't until we got a proper plumber out that they realized we had the main access for the tank was buried and was completely full and blocked.

I learned a long time ago how to properly take care of a septic tank. We took the experience of an elderly gentleman and 3rd pump out (3rd year) he then said call us back when you sell the house. 9 years later we sold, he came back and he showed us everything was working fine and we really didn’t need to be pumped out (but the sale of the house required it. How did we do it? Minimum TP (septic safe) NO feminine products, only full loads of laundry and once a month pour a sour gallon of regular milk down the clean out. Flush the toilet once and go to town for the day to let the milk work it’s magic.

When we got our house, it rained hard and the house smelled like sewage and we had to have septic tank cleaned out. And of course when it rains heavy, the smell gets in the house and no amount of spray will kill it. Is the septic supposed to be close to the house? We're looking into getting like maybe another pipe or something so that when it rains, our house won't smell. Our house was built in the 60s and to top it all off, the furnace stopped working and I know it's getting closer to summer but April still have cool nights so we need to have it fixed by next winter.

Setbacks depend on state. So for texas: Septic tanks have a set back of a minimum of 5 feet away from foundations. You really shouldn't be smelling it though. I would recommend working with a maintenance provider to get that checked out. You probably need to get the septic tank pumped.

I try to limit showers/baths during the spring melt... my property is also only about 3 feet above the water level of the swamps around me... My washing mashine and kitchen sink were, and still are diverted from going to the 40 year old septic system... and I use enzymes religiously, no smell at the last opening of the tank👍

Always cover your lids. The concrete will expand and contract under different temperatures/humidity. This can cause minor air leaks around the lids. So pack the lid seam with soil then throw about 3" of pea stone on it to fill those gaps so ya don't smell your wife's turds. It will take about 45 seconds to uncover the lids when you need to get at em

such good advice. if you never lived in a house with septic, GET IT INSPECTED by a septic specialist. the "home inspection" you purchase does not include this. It is for the bank, not you.

Bought my first home at age 53, in the middle of Tennessee in July of 2021. I broke all the rules. I saw the home, I knew that the market was moving lightning fast, and I just said “Gimme.” Sadly, I knew that a septic inspection, among other things, was in order, but I also knew that people were buying homes SIGHT UNSEEN from 2000 miles away, and I WANTED this house. So far, the toilets are working great. But I could be in for a surprise. Fingers crossed. On the upside, in the year and a half since I’ve owned the home, it went from being valued around $30,000 to approximately $100,000 at this time (January, 2023). So I figure even if I’ve got to drop a few grand or more into the septic, I already made it back on the property itself.

Definitely needs some risers. If the house your gonna buy is on septic, always have it inspected and have the leach field tested before you buy it. If it fails it’ll cost thousands to fix.

Bought a house on four and a half acres. Supposedly septic, water, everything was inspected. House was vacant for more than six months. Immediately pipes in garage ceiling broke and septic backed up. Realtor was useless. 0nly way we found the septic tank was calling the State Department of Environmental Quality who keeps track of all septic tanks that are installed. They gave us a map.

I purchased my house 2 years ago and after I bought it the toilet backed up. I finally found the septic tank. The previous owner built a room on top of it so I had to cut out the wood floor to get to the access.

I bought a house at the end of February. The owner was sketchy about the septic. My inspector dug through snow and dirt for 3 hours to hit plywood. Couldn’t find the edge. I knew it had to be in bad shape. But it wasn’t there. He had a holding tank. He had screwed over every pumping company in the region. When the ground was soft enough to dig, they started putting in the weeping system. But no one would come and empty the holding tank. The designer and installer both had to call and say it was a new owner. It cost me $40,000.

Don’t fix if it ain’t broken, a septic is designed to never be cleaned. Clean if there’s a problem usually happens with roots,baby wipes or they kill the bacteria in the tank
