Ashley and I are finally moving into our rental house, and it needs a ton of work! This will be a multi-part series over the next few months, and I'm excited to share all the ups and downs with you.
In this video we remove the appliances, cabinets, and all the lathe and plaster from the walls. This house was built in 1940, so we will have to deal with lead, asbestos, and whatever else we find along the way.

That hardware is coveted in the mid-century restoration community. Thanks for saving those! Also - tip for next time, a garden spray (with a pump and wand) does a much better job at wetting down the plaster for removal. My hands hurt watching you all squeeze those trigger bottles! Let me know if you need any mid-century advice - I have a whole business around that. Can’t wait to watch!

For anyone remove plaster: get a roofing shovel if you want to get it done VERY quickly. And use a hose that has a fine mist nozzle to control dust. Also doesn’t hurt to have a few powerful fans with filters taped to them. One blowing fresh air in and one blowing air out of the room/house.

So amazingly happy to see a demo day video with proper safety gear! There's really no such thing as overkill when renovating an older house like this, at least when it comes to safety. You guys didn't look ridiculous in those suits, you looked smart and well informed. Wish more youtubers would do the same.

@@MichaelAlm Those were actually popular around the Seattle area at one time. I bought an old kitchen cabinet from Second Use, mostly because it had them, Hung it in my old garage. Mine were copper and shined up really nice. Clear coat them and use them for something! Well, give Mari a pair, too.

That mini brick wall was probably there as a safety measure behind the original stove in the kitchen - that dividing wall to the laundry area may not have been there in the forties. I recently gut renovated a late thirties apartment that had a similar feature. Excited for this series and to see what kind of ideas your incorporate in your renovation!!

I know next to nothing about this stuff, just really like watching these types of videos. But this was my first thought too. Or it was a safety wall for a potbelly stove perhaps? My father in laws house is heated by a wood stove and it has a brick wall and floor in a corner for one. Thought they had the fireplace so not sure that's the case here.

@@Vaggumon If it was an early 1940s build they may have built the house to facilitate a wood or coal cook stove since they were still fairly common even as gas and electric were coming in.

I'm very impressed that you kept the cove ceiling. So many people just tear out all the old and lose some great character. And I've never seen a straight joint between a wall and a ceiling, so the cove ceiling would be better than the wavy ceiling I'm looking at here.

@@MichaelAlm You can actually redo coving! We remodeled our 1942 house and loved the cove, but it didn't survive the plaster demo. We had it all added back and it looks just as good as it did before we started our remodel.

My youngest son bought a home that was built in 1916 which we remodeled. Removing all that lathe and plaster is lots of fun, not. They did not have insulation, and it still had the old wiring so we rewired it, put in insulation, tuned put up drywall and my son ran cat 6 cable throughout. Lots of work but it turned out great. The date on that newspaper is a day after my 14th birthday 😮

Those old newspapers are quite fun to find. Helped tear down an old farm house across the street a while back.. Found a print from 1903, pretty crazy to think it was put there 120 years ago

Best thing to use to remove plaster from lath is a tile scraper. Hammer the wall a few times to loosen the plaster then just run the tile scraper in line with the lath and it just falls right off. Could do an entire room solo very quickly.

Wow! great job guys! now we need round two! looking forward to seeing the project close to completion. Seeing that brick behind the wall (and the two different variations) makes me wonder if that wasn't the original location for the fireplace, and they just filled it in and walled it up sometime in the past instead of tearing out all the brick. you can see that the exterior bricks are very fine and finished, and the center square there is more roughly done. It's always interesting to find out what's inside the walls of an old house. Back when I was a kid, we had a house built at the turn of the 20th century, and when my father was building out the top floor (it was just one huge room when we moved in, he built in 3 bedrooms to house me and my 3 brothers), we found that an entire small covey on the backside of the house had been covered over. It was easily an 8x12' space with a stained glass window! We always wondered why there was a window on that side of the house, now we knew :D let me tell you, we had some crazy stories about why it was boarded up!

My remodel I found plastic water bottles used as spacers for drywall. Bathroom ducting sealed with what used to be masking tape or not connected to anything. House built in the 90s. Learned that builders take lots of... short cuts.

Re: your fireplace, I had Chimcare grind, repoint, reflash and add caps to my chimney last summer and was pretty impressed by how clean their work was. Even though it's up on my roof, the work is good looking enough up close that it would look good inside too. I called them after I saw a few crews out at a brick church in my neighborhood for a few weeks doing a ton of repointing and brick work. It came out good and matched the existing really well which was when I gave them a call.

OMG, I'm renovating my own home that was also built in the 40s, and my cabinets were also built in place.....out of leftover tongue and groove floorboards!! I have pictures if you are interested, lol. It was totally crazy to realize that the structure of the cabinets was tongue and groove boards that had subsequently had contact paper overlaid on the top to make it look like a solid piece (yes, really!!)

Oh, and my walls are a hybrid of narrow drywall sheets with plaster laid over the top, instead of traditional plaster and lath. My house was built in 1948 and I've never seen anything like it!

For the kitchen, why not keep the cute whale tail pulls? You can transplant them to the new cabinets, and if there aren't enough you can just put a couple of them where they keep some history and character. They're super cute! I'm also kinda shocked that in 2023 there's still anywhere left in the US with functional knob and tube wiring. Someone cut a lot of corners when they updated that electrical panel and left the K&T everywhere else.

I think that it would be pretty cool if you could save that brick wall and incorporate it into your interior design somehow. Along with the coved ceilings, keeping some of the heritage of the house. Really looking forward to seeing what you come up with!

When working at a hardware store I remember the first time we got in one of those big wrecking bars, I went to put it in the shelf/pegs and instead walked to the front, bought it with my discount and put it in my truck. That thing is SO GOOD!

hindsight being 20/20 Michael, a short or long flat shovel does amazing things to plaster, quickly and makes cleaning up easy too, you just scoop up the plaster that falls to the floor. Excited to see what you create with this project.

I’ve gutted several plaster houses. Best method I’ve found so far is a hammer drill to easily blast off the plaster, scoop with flat shuffle into 5 gallon buckets, and haul out. Tear lathe out last. If needing to protect floors, put down some 7/16 osb. Get a fan pulling dust out of room. Mask up.

In some cities, such as Denver, the house is also based on the history, the wall texture and hardware, if you remove the 1920 ceiling moulding or wall texture, you will devalue the house.

For the fireplace facade maybe use something like Evolve stone which cuts easily with woodworking tools and you can do it yourself

This is our house basically. Lathe and plaster, coved ceilings, weird remodels done over the years, etc. We've done one room ourselves a couple years ago, but we're pumped to follow along with this and get motivated to maybe tackle more of our house!

Based on the 1970’s remodel, I would bet that the fireplace is not original to the house; it was probably added in a re-model, and the original chimney would have been in the center of the house, probably where that stub-wall of brick is. This would have allowed for a wood-stove in the kitchen, and a heating stove or vented heater in the living room.

You can also just pry up the ends of the lathes at one end of the wall and as you pry them all up the plaster just comes with it. No need to strip plaster first.

My house was built in 1956, the wall between the kitchen and living room is concrete block. It's a great safety feature in case of a kitchen fire.

Important note, anyone doing renovation in the US needs to watch out for 9 inch square tiles and 18 inch square tiles. They will most likely have asbestos in them... Like 99%. I know they're an absolute no-no in the medical industry. I don't even know if you can buy 9x9 or 18x18 inch tiles unless they're custom. The big box stores only carry 12x12 inch square tiles.

Brick wall was for the “wood stove” that is for cooking in the kitchen. Think actual wood stove… we have a lot of those here in the NW. Also, be on the lookout for an “ice box!” Or if there is a basement or side part of the house, a place for coal to be stored for heating! Good old days!

wall textures like that was not very common in 40s-50s homes in my experience. A decent plasterer can float a smooth wall faster/easier than they can apply texture. The texture is basically an extra step and would add to the cost since the wall first needs to be flat. Almost guarantee that the texture was added in the 70's because the less skilled drywallers couldn't come close to matching the smoothness of the old plaster work.

I'm surprised how easily the plaster came off the lathes (a pleasant surprise)! I find how house construction has changed over the years and getting to see how things were done made this a very interesting video for me. Looks like the electrical is going to be interesting! Built ins are cool, but that deep closet and linen closet are much cooler. You're going to have to store that stuff somewhere.

Be sure to check out all the recycled building material places in seattle. Plenty of interesting stuff and loads of reclaimed materials good for reuse.

You lucked out -- when I got to the stage of removing the old cellulose on my West Seattle kitchen, I discovered that the whole outside wall was rotten from water infiltration and I had to shore up the roof and completely replace it.

Given the age of the house and common practice of lead piping. It would be worth checking the water pipes.

That random brick wall was an insulator between the kitchen and living room. The kitchen more than likely had a wood fire stove and those suckers get hot.
