Jerry, this is exactly what I requested you to do a long time ago. I'm glad you are making videos of this kind where you teach your son step-by-step how to wholesale with realtors. I hope it becomes a long series. You can also show the follow-up calls and videos that you had with that realtor until you acquired the property. Great job seeing how your son is getting more confident under your guidance, keep it up, and please make a series of these videos

If you can get $180,000 for the property all fixed up, then $65,000 acquisition should do (given the renovations estimate is at or below $55,000). You would probably be able to wholesale it for $80,000 making yourself a $15,000 fee. I think $65k is perfect for an upfront offer. Then you could start mentioning terms and see if the seller is willing to pay, closing costs, or vice versa etc. will need to take into account as well

Hey Jerry I have a bunch of deals but they are eComm businesses. These people want to sell their business. I’m figuring out how to do wholesale flipping but w eComm stores. I’m assuming the process would be the same in many ways. These deals vary btwn making $10k-$30k in profit a month or more. Investors want to buy an established eComm store bc it’s instant cash flow next day and can scale it to resell later. Anyhow… I’m hoping to do what you’re doing, but for businesses. I’m considering using maybe your agreements contracts… may edit it a bit. Just need to find a lawyer to help w closing/escrow

Hey Jerry, please clarify this for me. I understand that in ddual agency, there is only the listing agent, so both sides of the commission. But with designated agency, it is two realtors, even though theyre both under the same broker, so wont each agent want their full commmission? Why would the "buyers agent" agree to split his commission with the listing agent?

Hey My name is Kyle and I have been watching your videos for a while and in January dropped out of school to do wholesaling. I know I can do this but I need the right guidance to be successful. I am ready to put 110% my time in this and even go wherever I need to learn and be successful( even go to Puerto Rico, haha). I am currently in your 10k club but I am having trouble determining the ARV or even choosing what houses would fit the buyers criteria.
