The Average Guys Garage needed some foundation work.
In this video, we follow the foundation team in leveling the concrete slab for the attached garage.
Fortunately, there were no cracks in the brick work and none were added during the leveling process.

I need to repair the foundation of my house. But i got confused because 2 contractors told me i need to pour 24 piers in side the house (one said 24 the other said 26) and the rest around the house making a total of 53. But then a tird contractor told me i only need 3 piers inside and the rest around the house.. A total of 30. I asked him if i'm not going to have problems in the future but he told me that he can pour another piers in side the house he said that the house only need the piers around the house and in one spot of the inside (in which he is going to pour. The 3 piers..) He also added that those piers inside is to support the slab but in most cases the foundation only sink on the edges and he also said that he could add those piers inside so he can charge me more but he said he wont do something that the foundation dont need just to charge me more.... My question is .... Do foundations really need the piers inside or not

@@cesarbolanos6485 While I am not a leveling professional, i have designed and poured a number of slabs. From my experience on one of my own homes, the third contractor's description would work for my house pretty well. Here's why. The home I'm talking about was built in 1954, and has beams every ten feet or so (the house primary slab is 48 X 22). This means that there are beams along the original front and rear outer walls. A slab addition added later was another 15 X 48, and it, too, had beams running every 10 feet. I'm assuming the original construction was something similar. Over the years, water runoff got in between the two slabs, causing what was the original outside back wall to sink. It's easy enough to spot the downward movement on the wood floors inside if you know what to look for (board separation). However, the ultimate underlying soil strata isn't pure black clay (thank goodness), so the house bounds back over time. Long and short, If I were going to do a full leveling, i'd only expect to do three inside at ten foot intervals. Everything else could be handled at the perimeter.

I am wondering after you level the house is there usually much wall repairs to be done on the inside? I am currently buying a fixer upper and wondering if it would be best to level the house first. And do you have to?

@@chopperdropper752 Sounds like you didn't benefit at all from our first world education, lol. They can and DO hard labor in their countries but get paid nothing in their respective countries compared to what they make here. 1st world countries are usually in high demand of cheap labor and they come from a country with a surplus of it. Simple economics. Maybe you'd be better off in their country, seeing as you probably can't do hard labor and you don't seem to have the brains to be beneficial to us anyway.

@@chopperdropper752 not all of us work in these kind of jobs, we also have professionals under TN visas. And we migrate because of crime/corruption. It's not a secret, we want the same than anyone, a better life for our child's.

I'm a structural/foundation contractor. They seem like they did a good job, but I wonder why they didn't use push piers or helical piers. For anybody having settling issues I'd recommend hiring a soil engineer. Have him do some test boring and give you a complete soil analysis. The system above is probably fine, but I wonder if they did the soils analysis. It can be kind of a big deal. The reason why is because the soil may be different below the max PSI range. There could be a water table that may fluctuate depending on rain levels. Helical piers and push piers will go down until they reach a certain PSI based on the engineers recommendation. Rated helical or push piers can go down 80+ feet. There's also screw piers that I found on KZfaq that look intriguing.

Ive been doing this for 10 years i have a great crew those guys did a good job the slab was great not deep at all ive done houses that i had to dig 4 feet just to get to the slab those are a pain in the butt.

How does a ceew deal with plumbing under the home? Does lifting affect it? Can the slab be lifted 1 jack at a time or do they have to.be lifted same time by different guys?

I would have filled the holes with concrete afterward and dug a trench next to that foundation and put in a perforated drain pipe to get the water out of there forever.

@@juanchorancho5763 depends on the company and owner you work with.. the job is killer and you need to be somewhat fit or not overly obese to do it, i've seen big fat dudes work with us only to feel like dying from the heat and constant getting out of the hole and getting in the hole to level the jacks out they don't last. but it would suck to work overtime and still get paid the same because the owner only pays by the day, while he watches you do the work eating chips and ordering you to keep jacking it up even tho you told him its already to tight the jack or the concrete will give and sure enough it happens 3-4 times when he is around... he could help out like pass a tools, material, etc around instead of telling someone else who was already ordered to do around else as to not waste his time stopping work production because the owner was too lazy to move a few ft to grab that one item.... so it depends on the company and owner.

So, with lifting the edges, and ultimately the entire slab rising a couple inches, wouldn't there be gaps between the dirt and the slab somewhere in the center of the garage? And wouldn't that be bad if you drove a car into the garage with a gap between the slab and the ground below?

here in NYS our foundations have to be 48" below grade (to avoid frost heave)... that's LOTS of digging!

Hi. Thank you for this video. Currently our house suffered significant damages due to foundation slowly sinking. Cracked walls, floors and concrete beams. Our house is old though. But this problem occurred while a construction of a 5 story building just beside us that is on-gong for more than two years now. However, they are in their finishing stage of the construction. We were questioning how they supported the foundation of our house to strengthen it while they dug down to lay their foundation. They could not give accurate explanation on how they did it . Or maybe they did not. We don't know. And if they did it they did not do it very well in the process resulting to the damages. The affected area is more than 10 square meter floor area in the bathroom on the ground floor and another bathroom on top of it in the second floor. Both made of concrete. There is a gap of about an inch between the ceiling and wall on the second floor. I am wondering if this kind of approach would work on our house? We are worried already. The contractor has been so slow in resolving the situation and seem reluctant to provide assistance for the physical and emotional damages they have caused us. Any advice? Thank you. Shalom

Just an update. Together with the contractor, we appeared before a community justice system led by a community chairman who mediates every case within his jurisdiction. Any case or dispute within the community should go through this process first before filing a case in court or approaching a government agency to intervene. Going to an attorney or any professionals is allowed only for advice and consultation. We opted to an attorney but we consulted a few engineers and architect who gave us valuable info about our scenario. Fortunately, the contractor agreed to reconstruct the damages. Although moving at a slow pace we are thankful they are working on it. Going the route to a case in court is not easy. It will take too much of our time and money which we aren't able although this kind of case is a sure win for us as complainant. But we prayed for it and chose the path to a calm and patient approach. As God promised, He will reconstruct those things which He allowed to be destroyed. We saw and understood the reason why this happened to the house. God knows best. We are thankful. Glory to God. Thank you. Shalom

@@averageguysgarage So, just to be clear - they use a hydraulic power pack and ram to push concrete cylinders down into the ground, using the weight of the house against the ram. And then, after they have pushed that down they put a square block on top of cylinder, and then 2x more cylinders on top of block. Also, how many cylinders are pushed down in each hole, as i thought I heard you say that they pushed four at one spot? I wonder what stops them from simply kicking sideways once out of sight under ground...?

That is basically correct what you said. After they have pressed as many cylinders down as possible with the 20 ton hydraulic jack then they use the multiple jacks to level the foundation and then put metal shims between the foundation and the top cylinder to level everything thenEverything is backfilled

How far down did they go with the concrete piers? I need mine done but definitely staying away from concrete and paying the extra coin for steel. Concrete doesn’t go far enough down

Actually a bad way of doing it those pellets shift sideways with out a cable though the center. Steel pier driven with a concrete breaker cup bit is WAY more effective

I wonder what kind of suppliers provide those cylinders, and the blocks that go under those, and everything else for foundation repair. Definitely sealed up in the trade; I can't find much searching online for it, or in the yellow pages. It would be easy enough to make your own I suppose, but it's a long cure time to wait if you needed it pronto.

Every concrete plant must make test cylinders for every batch. That's what those look like to me. They are free for the taking. Just nail some boxes together and make your own blocks. Guessing would have to be high strength concrete. Looking back at the video...they may have made them.

My local Home Depot has the cylinders. They are 6 inches in diameter and 12 inches long.

Home Depot McCoys and Lowes carry this material. The hydraulic power units and rams can be rented at United Rentals. However it is very dangerous work. I suggest finding a pro will to do labor only contract with you

Our area piers down to bedrock for solid footing. 16 feet is the normal.

Cal How do they know that the six feet piers are sufficient enough to reach the load bearing strata or the stable soil? You sure this foundation isn’t still sinking?

@Cal They keep jacking them into the ground by using hydraulic jacks until the cylinders stop going into the ground. Then they put the cap block and shims. If it settles they sometimes have to reshim. Also sometimes they combine pilings with mudjacking.

Yeah... that thing is going to keep settling lol. Use push piers or helical piers. You can get to the proper depth and your house isn’t being held up by little concrete cylinders.

They manually dug a hole about 3 feet deep under the foundation. In the used 20 ton hydraulic jacks to press the peers down into the ground

But l just cant find it here in Melbourne. lm thinking to do it myself wit high strength concrete but my concern is would that cop that impact pushing it down. Any advice?? thank you

The hydraulic machine pushes the cylinders into the ground as it pushes against the bottom side of the slab. They keep pushing cylinders into the ground on top of each other until they reach "the point of refusal", which is when the cylinders won't go down anymore and the house starts raising instead. Then they go to the next hole. Once all the cylinders are pushed in, then they use a bottle jack in each hole on the top cylinder to raise the house. They slowly raise the house pumping each jack together. It's not rocket science but a lot of hard work.

@@cornflakeusa Thanks, I ended up buying the forms for the cylinders, and equipment to do this myself, and got started on it. I used 9 of the 18 inch cylinders on my 1st hole, and I even bought one of those small backhoes to dig the holes around my foundation. I need 5 spots raised, so spent 5 grand instead of the 15 grand I got quoted, and yes, it's ALOT of hard work!

Good work , what was the cylinders made off? I would of used galvanised helical piers instead . If these cylinders made of concrete then they will start ageing from humidity n water .

I install push and hellical piers. If you get the city and engineer invalolved this would be 30,000 instead of 3000. I like what i do and there is a need sometimes to do jobs in a big way. But this probley worked.

Some internal load bearing walls can have a concrete beam under them. It would depend on the construction of your roof/ceiling. Most of the weight of the roof is supported by the exterior walls in a typical house. Unless there is a reason why the interior beam has 'settled' I would focus my attention on the exterior walls. You should have the drainage of your property checked before doing foundation repairs. Most foundation damage is a direct result of inadequate drainage. Poor drainage can destroy your house if you have expansive clay soils. If you do not fix the drainage (grading around your property) you will more than likely still have problems in the future - even with piers installed. I consider foundation 'repair' companies to be pier salesmen. With that in mind, the number of piers they recommend will vary wildly from company to company. Try and find an independent consultant not affiliated with a foundation company to assess the problems in your particular case. I don't know where you're located but you might try someone like this: repairfoundations.com

They use the weight of the house to push against and force them into the ground one at a time. Once the house starts to lift they know its deep enough. When all said and done the weight is distributed between all the piers and no chance of pushing in deeper.

I heard leveling a house can cause all kinds of problems such as pipe bursts, roof leakages, wall overlapping, etc. How likely are these to happen? I am scheduled for a slab foundation leveling on a house that was built in the 70s and I am afraid that I would end up with more damages and costs than its worth to relevel the house. The house is off by 2.5 inch, according to one inspector and by 3 inches, according to another inspector. Please advise as early as possible. Thank you so much!

It can cause problems especially if the leveling is not done evenly and the plumbing is in bedded in the concrete slab. If it is leveled, well, then there may only be issues connecting lines that are outside of the foundation. But that can be mitigated by making sure that enough soil is off of the, water pipes and other drainage pipes to allow them to move the required distance. In my case it was only a garage that did not have any thing in bedded in the slab.

@@averageguysgarage thank you for the info. With this info, I will make sure the leveling company clears the earth around the pipes and handle them cautiously as they are leveling the slab. I was hoping to hedge my loss by getting a sewer and water line warranty, but all the fine lines I've read say they will only cover leaks and breakages resulting from normal wear and tear, not one caused by me or a third party. Too bad.

Just wondering if you were recommended to get an engineer? I have a small building the size of your garage where a portion of the support wall was removed and the slab has sunk about 1' 1/2. I was wondering if just a foundation raise would be sufficient?

How did they get those deep vertical holes dug under the edge of the foundation? Was thinking about doing something like this myself but the only way I could think of to go about it was to dig a short trench that extends under the perimeter of the foundation.

It is a slab on grade foundation. No worry about the ground freezing under the slab.

Shop around. Look in your local papers and weekly papers. You could probably find it for around $150-$300 per pier

I know the video has been up for a bit but where do they build homes with a foundation that's only a foot below grade? Last I heard even in places that don't get frost they dig down several feet just so surface water doesn't make things shift. Of course building codes have changed over the years and guessing this house has been there for several decades already.

i dont get the building of this garage floor ether, when you attach a garage to a house it is dug out 4 feet deep or more, and footings poured, and block walls are built and back filled in side and out, and compacted really good every 6 inchs on the in side then the slab is poured, if it is a large garage walls are made in the center as well, and tons of re-bar and wire mesh

even here in nw Ont Canada were our frost level is 7 feet, core floor homes, and shop slabs on grade footing are only 18: down, 12" wide with re-bar homes with basement, with attached garage, even the garage portion the footings must go as deep as the basement footings and block or solid wall up higher then grade, and back fill the center with graval compacted every 8" lifts

you will have problems again. The diameter of those cylinders do not have the area to disperse the weight and resist more settling. Did you consult a soils engineer? Texas sand dries out and moves in the summer.

But l just cant find it here in Melbourne. lm thinking to do it myself wit high strength concrete but my concern is would that cop that impact pushing it down. Any advice?? thank you

Prices vary by contractor. You should get some photos of their work prior. This particular job was between 700 and $800 for shoring up the garage

@@averageguysgarage and by area. I was bidding a job in baton rouge for an apartment complex. In Louisiana we charge between 900 and 1200 dollars a hole. The owner of the complex is from Dallas and got quotes between 200 and 300 dollars a hole. He said that he would fly them in, because the prices were so different. Competition does drive down the price, but I'm certain that the contractor from Dallas will be upset when he sees the soil difference between Dallas and Louisiana. I hope you got geo-engineering on the soil bearing and had someone who knew what they were doing engineer and design the new footings and piers - otherwise it will be a very temporary fix.

Is it possible to level up house which is slightly leaned on one side ?,complete house,no cracking or anything.House is 250m2 ,2 floor ,full brick.I was planning to dig trench all the way near foundation on side of house which is not sink in ground,and around 10cm bellow foundation,then add water in trench so house sink for about 5cm which would be enough.Would that work ?.I'm sure it wont be done in a day ,but slowly house should sink in several days ,week.

Do not do that lol.. You are supposed to keep water out of your crawlspace and sloping away from the outside foundation of your home... And the dirt beside and below your foundation is what is holding the foundation in place... That soil has been compacted together for hundreds of years and removing it means you are loosening the soil.. which means you will be putting loose soil back under and around your foundation and the entire side of your house will be a permanent sponge for water as well as the weight of your house compacting that loose soil which will take 5-10 years to settle meaning 5-10 years of one side of your home sinking... And then in 5-10 years the one side of your house will be so low that the foundation will have started to buckle and your drywall will all have popped and your doors wont close and your floors will dip and all that water that has been sitting in your crawlspace will have rotted out your sill plates and you will have to call a contractor and do what you were supposed to do the first time and jack up the house except you will now have to lift the entire house all 4 sides at the same time and replace your sill plates and block up the foundation and put in a new beam and then redo all your drywall and repaint and put in a sump pit and back water valve which you probably don't have room in your panel for so you will have to upgrade to a 200 amp service and the BAM!! Your house will finally be level.. But your furnace and A/C will be outdated and you will need to replace those as well as your roof that year and in the end you will be paying $60,000 for a level house that you could've just jacked up on one side the first time for a few thousand dollars

And then the quote you get from the big union company that no one can afford to pay because their prices are so outrageously high will have you looking on craigslist for a small 3 man crew contractor company who will give you a dirt cheap price and you will think you are getting a deal but the reason the price is dirt cheap is because the construction market is so overly supplied with workers that every joe blow starts their own company and all these companies who are hurting for money under bid eachother so now the prices are so low the only way for the contractor to profit is to speed through your job and cut every corner possible and then you will be sitting in you living room one day and notice the drywaller didn't finish sanding half of the wall and the paint job will be blotchy and your ductss will be filled with demo debris and beer cans and then winter will come and your brand new foundation will shift and crack on the first cold week and you will phone the contractor but the number will no longer be in service because he stopped paying his employees and he took money from 3 families who hired him without doing the job and split to a different state

Do your research, use a steel pier method (push pier or helical pier). Unfortunately for this homeowner, this repair will fail. It’s a bandaid fix.

These piers never reach competent soils due to skin friction on the piers. The foundation repair industry is full of crooks, and old school engineers who aren’t familiar with new technology to resolve these type issues. These type repairs give our entire industry a bad reputation

I agree, this seems temporary. A better repair would have been to jack up and underpin with rebar and concrete every 4' at least 36" down depending on frost/soil area. Then go back and underpin in between the previous underpinnings. Then you'd have 1 continuous new actual footing.

isn't this method a fraction of the cost of using push piers? if it took 100 yrs for the foundation to sink 3 inches, wouldn't it take another 100 years for it to sink that 3 inches again. by that time, the homeowners will be dead. so they won't care. but even if it only lasted 15 or 20 years, it would be well worth it to many homeowners.

It appeared that you had 5 or 6 of these, not sure of the count. So what was your total cost? Was the $125 - $400 for materials only or did it include labor?

The price included labor. I don’t know how many beers they put on each area where they dug a hole. They put the holes 6 feet apart. They use 20 ton hydraulic press is to press each concrete pier segment down as far as it would go with the 2010 and they drove another until they reach the bottom of the foundation then they shipped it with metal shelves when they leveled the side of the house

no way did they go down 6 ft. Those small holes under a footing could not have allowed them to go down that far especially with just a shovel. If I saw a backhoe there working I would believe it. Sorry but the footing will settle again.

They push in concert round piers in first with the jacks till they land on solid ground then they lift the slab up on top of the piers .
