In general, what the Fundrise does is identify a group of rental properties… and then put those properties into a Fund (or REIT) and then offer shares to the public to invest, giving every day hard-working people, the chance to invest into real estate with as little as $10.

Super excited to get started in fundrise thanks to this video. As a 14 year old, I’ve always wanted to get into real estate but never had the money to get a property. Thanks to fundrise I can get educated and grow my money in this.

The Warren Buffet of real estate. Good for you! I'm 10 years older than you and I can say you're a wise young man. Not a kids mindset. I'm currently in the army and I try my hardest to get so many of the young guys here to invest. They'd rather keep it in a savings account that has next to no returns, or go and spend it on fast cars and alcohol; instead of putting it in dividends and real estate. Good luck on your journey man and I wish the best for you. If I can give some life advice. - Be cautious of relationships. Find someone with a like mind when it comes to future expectations. Or you could lose all or half your investments to a bad marriage/partnership. -Be around people that are smarter than you. -Don't worry about being odd compared to your peers. Example: as I stated I'm army and everyone drives either a sports car or a truck. Both cost hundreds and hundreds more in gas and insurance, and I drive a Prius despite not enjoying the fact that I do; because I get caught up in how I look sometimes, especially when peers joke at me for it. But that money I save I put in investments of all sorts. - If this is your passion, and you plan to go to school; don't go to school for something simply because of money. Go for finance or business and make connections in college. - Be humble and kind to people around you even though it's hard - Learn something new about investments once every day. Anything. Like technical analysis for trading for one week. Then life insurance policy investing the next(just learned about this. Quite interesting.). - keep your head up, 'cause you're a young king and have a great future ahead of you bud.

Anyone looking to invest please do your research. Read the fine print! Which made me not want to invest at all. What most of the youtubers on here don't tell you is that they're affiliated with these companies and get a kickback when you sign up. I have seen a lot of people dump their savings into these things to end up losing it all.

I think it’s strange you didn’t mention the con that it’s not easy to pull money out of fundrise. Expect to have your money tied up for 5 years to minimize fees. As a 5 year passive investment, yeah I think it’s great

Some funds have better liquidity. You can get your money, but there might be a fee.

Is it really something negative? Can you pull your money out of physical real estate as easy as a stock? How are you going to invest in something that invest in physical real estate but then complain that it’s hard to take your money out?

1- no average American has this much money to invest my friend so telling someone to invest on Fundrise and expect this massive return is not going to happen especially with the current housing situation. 2020 is not coming back again. That was COVID. 2- With small capital 500$-5000$ I recommend to a newbie to buy reits on the stock market and enjoy the monthly dividend while growing your position. Not only dividend grow but also share appreciation.

You can also get dividends from Fundrise if you choose the supplemental income option.

You should have a negative % last 2 quarters. This is for balance plus plan.

I thought that fundrise was a good company until the end of the year 2022. I had $23000 invested and for 364 days of the the year I thought that I was making a profit from dividends and appreciation. The last day of the the year it devalued $1000. I lost everything that I gained from dividends and appreciation. I made nothing. The fact that it happened the last day of the year makes me feel that there was some underhanded manipulation and someone had a nice Christmas bonus at my expense.

That's reasonable, RE lost its value because of the interest rate hike. Investing in RE is not a bank deposit where you can secure your principal and get some extra % every month. Expect it will go down even more, since the FED is not going to lower the interest rate in 2023.

I believe they update appreciation quarterly, so it would make sense it would show up at the end of the year. Your asset values will fluctuate with the housing market. It's like owning a real estate investment trust share on the open market but less liquid and fund rise has more control over your money. For those who don't want to ride out volatility of publicly traded REIT's on the New York Stock Exchange Fundrise offers a less volatile way to invest in real estate. The fact that there's fees if you withdrawal your money within 5 years is good for many investors who may otherwise pull in and out of the market increasing risk of permanent impairment of capitol.

Is it true that FundRise can deny your request to sell your shares or part in an investment if they feel it will negatively impact other investors. How do you avoid having money locked up for an unknown amount of time ?

That is correct. As for the other question, you have 90 days to decide if you stay or leave , otherwise once 90 days pass you are their slave and your money is tied up, the only way to get it back is by paying the penalty fee.

Is this company buying all their properties cash or are they using a loan to leverage the purchasing power? Also do the investors get any tax benefits like depreciation?

I can't find an answer for this but I'm wondering what happens when an account reaches $1,000 in value. I've read of other's having to turn off their auto-invest and DRIPs because Fundrise started putting their money in other, random funds. I currently have a starter account because it is less than $1,000 but once I reach that, I don't want Fundrise making changes. I want my auto-invest and DRIPs to all continue going into the Flagship Interval Fund that I'm currently in. Will this stay the same as long as I don't make any changes or will Fundrise start making unwanted changes?

If dividend reinvestment is enabled, any potential dividends will be allocated according to your selected investment plan. Review each investment plan you in. You will be able to choose once you have a more expensive plan. On the meantime the drip goes randomly on the initial Stages. I got out of Fundrise thou, I rather own reit stocks.

@Sean Standberry How can you sell shares? Serious question. How large is the negative % for selling your position; or even just a fraction of your investment; in less than 5 years? Do you have the ability to pull out early (less than 5 years) and still make a profit 📈 +5%?

Before I invested in any syndication I started learning (reading books, online articles, KZfaq videos and networking) a lot of people who teach also have funds, which is how I found my first partner. Then I expanded from there

@@rickmccann4016 Well with Fundrise they state that taking $$ out it could take a while. About 6 months ago I withdrew several thousand. Yes it did take awhile but did received my money. Who knows what these people are always thinking, at the moment I'm all in with treasuries.

Here is a very honest comment: Fundrise is 3.4% returns Fundrise IPO is 0.0% return So, if you put 1000$, you will get about 34 dollars in return in ONE YEAR!
