Today I'm back at my cheap flat that I bought a few months ago. It needed a lot of work but that has all been done and is now very nearly ready to go.

You've done an amazing job on the flat. I almost fell over when you said you had only spent £15k - but then you explained about the help you got from your Dad. When it comes to landlords, you are the exception to the rule.

That's a bit unkind Mike, most landlords are very attentive to their tenants needs. No one gets to hear of the landlord that fitted a new boiler within 18 hours of it going faulty or the " can you take half rent cos my car failed it's MOT " I have done both and I can say none of my tenants have ever missed a payment. It really is a partnership between tenant and landlord.

We've had 10+ years of very low interest rates and I think a lot of people got used to that. The "renovate then remortgage" model does rely, as you say, on low interest rates.

What you've done is what someone who bought the flat to live in would do, which is exactly what needs doing on reno buys, but most just throw a lick of paint throughout and carpet if you're lucky. No point doing half measures as they'll eventually need doing either way, and it makes you look like every other landlord out there, which you're clearly not. Good properties and a good price will generally get you good tenants for the long run. I'm not surprised honestly given it's the same as you do with your cars. I'm from your local area and got a lot of stuff for my own house in Lancashire from there, and also know most of the car places you mention to be good places too. Good luck to you Matt.

Great work, there's not a single thing I can fault with it. For me, losing the wall between the living room and kitchen is a master stroke. I'm not a fan of opening up areas like that, but in this case it looks a million times better.

We helped all our sons and daughter towards getting their properties and Reno. We never wanted them in that rental loop. Their first properties, they all went onto larger properties with each sale. They work hard and hold good job positions now. So they save fir any eventuality that the future may bring. 👍

You are wise to resist the temptation to build a ‘house of cards’ empire, and refreshing to hear that stated on a public forum. A good example to set, when so many online entrepreneurs encourage people to throw caution to the winds. Looks great, very clean and modern. I have to say that I am always a little surprised when decorators leave the plastering and filling around sockets really rough as per some of yours. It is just attention to detail. But a great example of what you can do.

Great result. 1) I installed fitted wardrobes in an apartment 20+ years ago and I noticed on RightMove they were still there when the property was on the market a year or so ago. 2) Opening up the kitchen is a game changer. Over here in Hong Kong the kitchens can be really small and separated by a wall from the living room, Mrs Crossley and I opened ours up and it makes the whole living room a much better place and gives us extra storage.

You need to think about 'tenantproofness' Matt. That wooden basin base is dangerously close to the shower head. Also, consider having a shower the opposite end to the taps. I find the constant water going inside the taps tends to seize them up.

Hi Matt, flat looks great. When storage is at a premium it is a good idea to put kitchen cupboards to the ceiling. There are always items that are not used very often that can go up on to the top shelf and can be easily accessed with a small step ladder when needed. Also eliminates the dust on top of the cabinets for little extra cost. Warm regards from New Zealand.

I am one of those “perfect” tenants. We chose an apartment newly renovated and with those extras. We wouldn’t settle for a patched together unit even in a tight rental market. Lovely job!

What an amazing transformation, your content has gone through the roof in terms of quality, and content. This will make a wonderful little home for someone, I just hope you get good tenants that respect the property, and maintain it. Landlords get allot of bad press, and I think it's mostly unfair as there are some godawful tenants out there.

They would take me along with them when house hunting. I would look at room sizes, smell for damp issues, any door/window frames that were not square (Subsidence issues) roof condition, loft, garden size, the usual things. Past history of owners and prices of sales. It took time to locate that jewel in the crown but, time well spent. 👍👍👍

That kitchen has made that flat... I am about to finish my first buy to let 3 bed house in Derbyshire. You are fortunate to have your dad (obv more than one reason) the problem I have found is finding trades that don't want to rip me off. Great job 👍

When you mentioned that you only spent £15k on the project, my jaw almost hit the floor. But then you elaborated on the assistance you received from your dad, and it all made sense. Your dedication to creating a beautiful and functional living space is admirable, and your attention to detail is impeccable. From the tasteful color scheme to the thoughtful placement of furniture, everything comes together seamlessly. You truly have an eye for design. In a world where landlords are often perceived as unapproachable or uncaring, you are a breath of fresh air. Your commitment to providing a comfortable and welcoming environment for your tenants is truly exceptional. I feel lucky to have seen this remarkable flat, and I know that anyone who has the pleasure of living here will feel the same. I do have one suggestion. In this day and age, internet access has become an integral part of our lives, particularly for those who work from home. Therefore, I believe it would have been beneficial to include ethernet ports in all of the rooms. As we are in 2023, this feature would have been a valuable addition to an already impressive living space. Can't wait to watch the next one. Loving both of your channels.

Am guessing £5000 of that was electrics, re-wiring and such. Boiler may have been another £1000. New kitchen probably the best part of £5000. The rest is probably labour, paints, carpets, and fittings(probably most unneeded like the lights on the stairs under the handrail but that is just my opinion) and other unforeseen expenses.

I totally agree about not re-financing ... you can get yourself in a bad situation if you go too far down that route. Three or four would be my limit, and pay the mortgages off ... good job 👍👍😯

if u are doing a rental, unless u are some posh person, you should actually do the roperty as u were moving in, you should get more reliable and stable tennants, and get top price for it. You have done a great job! congrats!!!

We re-mortgaged all ours in 2005. BoE + 0.29% for the lifetime of the mortgage. The plan was that they might not be the lowest rate, but would always be competitive, would not require refinancing costs ever couple of years, and should the market suddenly fall we would never be trapped by negative equity and stuck with an expensive rate when the two or three year deal ended. We now have four properties and no mortgage. It's more than enough to live on, no worries if one or two of them are empty for a short while

I'm so glad you take pride in your properties because, although this doesn't always apply, if you take pride in your property the tenants are likely going to as well. If you put a crappy carpet in its going to treated as such

Matt you didn't need to spend anywhere near that. Tenants break things, they wear things out, they expect the washing machine to be replaced if it breaks. I never put washing machines in. It is all done to too high a standard.

It looks stunning and I completely applaud your choices of colours and textures and the effort you and your Dad have put it. As a seasoned landlord over decades - Carpets - NO - they get stained and smelly and after a few years need to be replaced,. Hard flooring - YES - composite laminate or modern laminate wood effect flexible vinyl tiles are a great hard wearing alternative. The key is hard wearing and easy to clean. Carpets are unhygienic - yuck!. Black bathroom fixtures - NO - Calcium deposits over the years reign havoc on black fixtures, maybe you're in a soft water area and don't need to worry about these things. Years down the line, they will be out of fashion and will look tired, whereas standard stainless steel fixtures will last longer and look much better and will be much, much cheaper to replace like, for like. Fancy LED lights - NO - By all means fix LED lights in all lighting, standard LED lights are great. In a few years you'll need to replace the sensor driven lights and it's just a hassle and an extra expense that is unwarranted. Bottom line - if you're going to live there, by all means spend the money, otherwise, it a business expense which, if you can justify the additional rent then fine, otherwise the local market dictates the standard, which you need to be aware of.
