As a woman who has renovated several investment properties (I'm not a flipper, I buy and hold) I really want to commend you on the quality of the work and your design. I'm super critical and love seeing a well executed renovation, especially when it's done by a woman. Kudos. I can also empathize with your level of exhaustion at the end. The last month in particular is so hard to get through, but I'm glad you slogged on and saw such a fabulous return on your hard work. You really have a future with this, keep up the amazing work. I'm subscribing to your channel and I look forward to seeing your new projects.

Congrats Danika. I have throughly enjoyed watching this series. The best part for me was seeing the girls comment on if they could do this....and without even blinking they said Yes!.... That is a great confidence booster, and a wonderful life lesson... To me, that is where you should be the most proud. (And I am sure you are!) Great job. It looks beautiful!!

Here are some things to consider for flips: - Holding costs: Mortgage, water, oil, electricity, property taxes, insurance. - Your own time, you would need to take that into consideration because you could have been doing something else or subcontracted it. - Realtor fees 4-5% when selling, since the seller covers all realtor fees. - Closing costs at purchase, such as land transfer tax, lawyer, oil and property tax adjustments, appraisal, inspection. - Depending on the size of the renovation you might trigger HST, if more than 90% of the house was replaced. - Flips are added directly to your income, so you will be taxed at whatever tax bracket you are at. There is no capital gains protection on flips.

Hey Denika! It was so great to be able to watch along on Instagram & KZfaq. Were costs like realtor fees, staging, closing costs, land transfer tax, mortgage interest, & property tax counted in the total invested?

Early in the project you made a comment about hoping the roof framing was engineered trusses in order to forego a beam. Is that logic applied universally, or do some engineered trusses need beams?

here in Canada engineered trusses don't require beams. They are designed and engineered to hold the weight of the roof on the exterior walls, allowing you renovate any walls on the interior of the home.

I always will! but sometimes hiring help means I can finish weeks earlier and only do the work I really love like finish carpentry.
